I was living there for roughly 7 yrs .the park is now under new ownership since .One would think that it would have gotten better , that's not the case . They will tell you that you can buy the trailer but there are NO TITLES or DEEDS .The Park Manager , William (Bill) Neville , is a very rude , disrespectful, arrogant , hateful little man , that has absolutely No respect for Women . The trailers are ALL in terrible condition . Roofs leak , floors are falling in . Any and all repairs that need to be done are on the tenant of the trailer . The sewer system in the park most of the time your toilet will back up or there's a drainage issue .If you havevisiter , they have to park on the street or in the church parking lot .For the most part the tenants are friendly and most are 50 + yrs old . The biggest issue here is the condition of the park and trailers. There is no maintenance ever done , there's not a trailer in the place that's up to code .If you are considering this DON'T .. it's not worth the stress and or torment you'd be subjecting yourself too . Don't just walk away RUN, RUN AS FAST AS YOU CAN . - Kenneth Harper

Services Offered

Based on the provided information and the typical operational model of mobile home parks, Old Orchard Mobile Home Park focuses on providing the foundational services necessary for manufactured home living. These services generally revolve around the leasing of land and the management of the community environment. Specific details on additional services should always be confirmed directly with park management, especially given the mentioned change in ownership.

  • Lot Leasing: The primary service offered is the rental of land lots where residents' manufactured homes are situated. This lease agreement outlines the terms of residency and the responsibilities of both the resident and park management.
  • Community Management: A park manager is responsible for the overall operation of the community, including enforcing park rules, collecting rent, and addressing resident concerns.
  • Sewer System Access: The park provides access to a communal sewer system, although resident feedback indicates that there have been occasional "drainage issue" or "toilet will back up" which suggests the need for ongoing attention to this infrastructure.
  • Opportunity to Purchase and Transfer Homes: As noted by a resident, "People have the opportunity to buy their own home and sell it on home in the park transfer to lease." This suggests a system where residents can acquire homes, and subsequent transfers of home ownership within the park are possible, often involving a 30-day "verbal lease" initially and then an "awarded" home after meeting specific conditions (e.g., paying rent on time and adhering to park rules for a period). It's crucial for prospective residents to fully understand the terms and conditions related to home ownership and lot leasing, particularly concerning titles or deeds, as one review states "there are NO TITLES or DEEDS." In Michigan, manufactured homes are typically titled like vehicles, and affixture to land is a separate process.

Features / Highlights

Old Orchard Mobile Home Park, while facing some challenges as highlighted by resident feedback, possesses several features that define its character and appeal for certain Michigan residents:

  • Established Community: The park has a long history, with some residents having lived there for many years, creating a sense of a long-standing, settled community.
  • Friendly Tenant Base: A significant highlight, as noted by a resident, is that "the tenants are friendly." This suggests a positive social atmosphere among residents, which can be a valuable aspect of community living.
  • Mature Resident Population: A large portion of the tenants are "50+ yrs old," which might appeal to individuals seeking a quieter, more mature living environment.
  • Opportunity for Home Acquisition: One unique aspect highlighted is the ability for residents to "buy their own home" and potentially acquire a home "for nothing" after meeting certain conditions (such as consistent rent payments and adherence to park rules for a period). This could present an extremely affordable pathway to homeownership for those willing to meet the specific requirements and understand the terms regarding titles.
  • On-site Homes that Residents Own: The fact that "most people do" own their homes indicates a higher level of resident stability and investment in their individual properties within the park.
  • Direct Management Presence: The mention of a park manager implies an on-site or readily accessible management presence to oversee daily operations and resident relations.

Promotions or Special Offers

Based on the provided resident feedback, Old Orchard Mobile Home Park appears to have a unique model for home acquisition that could be considered a form of "promotion" or "special offer" for certain individuals, even if it's not a traditional discount on rent or purchase price. The feedback states: "People have the opportunity to buy their own home and sell it on home in the park transfer to lease... Which is a verbal lease for 30 days after 4 months of banging the park rules and paying rent on time. The home is awarded to you for nothing."

This "awarding" of a home "for nothing" after a probationary period of consistent rent payment and rule adherence could be a significant incentive for prospective residents. However, it is absolutely critical for any interested Michigan resident to:

  • Verify this policy directly with park management: Understand the exact terms, conditions, and any legal implications of such an arrangement.
  • Clarify the issue of titles/deeds: One review explicitly states "there are NO TITLES or DEEDS," which is a major concern for ownership and future sale. In Michigan, manufactured homes are typically titled, and understanding how ownership is legally transferred and recorded is paramount.
  • Obtain all agreements in writing: Relying solely on a "verbal lease" for a significant period before a home is "awarded" carries inherent risks. Written documentation is crucial for clarity and legal protection.

Beyond this unique home acquisition model, general promotions common to some mobile home parks (but not specified for Old Orchard) might include:

  • Reduced Security Deposits: For qualified applicants.
  • Referral Programs: Incentives for existing residents who refer new, approved residents.

Given the specific feedback regarding the home acquisition process, any interested party should treat direct contact with management as the most important step to fully understand all terms and conditions before making any commitments.

Conclusion: Why this place is suitable for locals

For certain Michigan residents seeking a unique and potentially very affordable path to living in Westland, Old Orchard Mobile Home Park could be a suitable option, particularly given specific circumstances and expectations. While resident feedback highlights significant challenges, understanding these aspects upfront is crucial for determining suitability.

The primary draw for locals to Old Orchard appears to be the **extraordinarily low, or potentially zero-cost, acquisition of a home** after a probationary period of adhering to park rules and timely rent payments. For individuals or families in Michigan for whom traditional homeownership or even standard manufactured home purchases are financially out of reach, this unique model presents an intriguing, albeit complex, opportunity to gain a place of their own. This potential for highly affordable housing can be a powerful motivator for those with limited budgets, offering a chance to establish roots in Westland.

Furthermore, the presence of a **friendly tenant base** and a significant population of **long-term residents, many aged 50 and above**, suggests a stable and potentially supportive community environment. For those who value neighborly interactions and a settled atmosphere, this aspect of Old Orchard can be quite appealing. It indicates a place where residents know each other and might offer a sense of belonging that is sometimes missing in more transient living situations.

The park's location in **Westland, Michigan**, provides residents with access to a range of urban conveniences. Essential shopping, dining, and other services are typically within a short drive, simplifying daily life. Its position within the broader Metro Detroit area also offers reasonable access to employment centers and various regional attractions, which is beneficial for locals who commute or wish to explore the wider Michigan landscape.

However, it is paramount for any Michigan resident considering Old Orchard Mobile Home Park to proceed with extreme caution and conduct thorough due diligence. The issues raised in resident reviews regarding the condition of homes ("terrible condition," "roofs leak," "floors are falling in"), maintenance responsibilities, sewer system problems, and particularly the lack of "TITLES or DEEDS" are serious concerns. Any verbal agreements, especially concerning home ownership, should be fully clarified and documented in writing, and legal counsel sought if there are ambiguities. Understanding Michigan's specific laws regarding manufactured home titles and tenant rights is essential.

In conclusion, while Old Orchard Mobile Home Park may offer a rare path to extremely affordable living in Westland, Michigan, its suitability is contingent upon a prospective resident's willingness to navigate the reported challenges and a thorough investigation of all terms and conditions, especially those related to home ownership and maintenance. For the right individual who is fully informed and prepared, the unique affordability might outweigh the known issues.
