Oaks Mobile & RV Park Introduce
The Oaks Mobile & RV Park presents a unique living opportunity in the picturesque and historic town of **Woodland, Washington**. Nestled in Cowlitz County, this community serves as a dual-purpose property, providing spaces for both permanent manufactured/mobile homes and temporary RV accommodation. This mixed-use nature positions it to cater to a diverse group of Washington residents, from those seeking long-term, more affordable housing options to temporary visitors traveling through the scenic Pacific Northwest region. Woodland, known for its small-town vibe, beautiful natural environment, and annual traditions like Planter's Days, offers a peaceful backdrop for the park's residents.
Built in 1950, the community is one of the more established options in the area, featuring approximately 21 units. It is marketed as an "All Age" and family-friendly community, with a welcome that emphasizes large housing lots and a location that is "very close to schools, parks, and the best shopping and dining that Woodland has to offer." A key aspect of the community, according to one reviewer, is the welcoming nature of the park owner, described as "super friendly and non judgmental," suggesting a potentially positive personal interaction from the ownership side.
However, potential residents should note that public feedback presents a mixed view. While the atmosphere may appeal to some—with a location near Horseshoe Lake Park and other recreational opportunities—other customer reviews express significant concerns regarding the upkeep and management of the property. Specific complaints mention the park being "poorly kept, dirty," with issues like consistently overflowing dumpsters. Furthermore, reports regarding the on-site manager cite problems with rudeness, excessive personal parking (using the park as a "personal used car lot" with 5+ to 12 cars parked everywhere, including assigned spots), and even safety concerns related to driving the wrong way at excessive speed within the park. These conflicting reports underscore the necessity for interested parties to conduct a thorough personal visit and due diligence to assess the current conditions and management style before making a commitment.
Oaks Mobile & RV Park is conveniently located at **38308 Lakeshore Dr, Woodland, WA 98674, USA**. This address places the park in the heart of Woodland, a southern Washington town situated near the confluence of the Cowlitz and Lewis Rivers, and easily accessible via Interstate 5. The location is highly advantageous for local amenities and regional travel.
The surrounding 98674 area is noted for its scenic environment and easy access to both nature and necessary services. Residents benefit from quick drives to shopping centers and local attractions:
- **Local Shopping:** Three shopping centers—Park Plaza, Oak Tree Plaza, and Woodland Shopping Center—are all within a quick 6-7 minute drive (2.3 to 2.8 miles away).
 - **Recreational Parks:** The community is situated near numerous parks and natural areas, including the historic Hulda Klager Lilac Gardens (a 4-minute drive), Paradise Point State Park, and the Ridgefield National Wildlife Refuge.
 - **Education:** The park is located within the attendance zone for Woodland schools, including Woodland Primary, Intermediate, and High School, making it a viable location for families. Higher education is accessible via a reasonable commute to Washington State University Vancouver and Clark College.
 - **Regional Access:** Woodland's excellent placement off I-5 makes trips to larger cities convenient, with Vancouver, WA, approximately a 34-minute drive away, and Portland, OR, about 42 minutes away. This allows residents to enjoy small-town living with big-city access.

The primary services offered by Oaks Mobile & RV Park revolve around providing a secure space and necessary utilities for both mobile home residents and RV guests.
- **Mobile Home Space Rental:** Offering long-term lots for manufactured/mobile homes.
 - **RV Park Services:** Providing spaces for recreational vehicles, which typically includes full hookups (water, sewer, and electricity) to support short-term and long-term stays.
 - **Community Management:** The property has an on-site manager responsible for day-to-day operations and community adherence to rules, though the effectiveness and professionalism of this management have been a source of documented complaints from residents.
 - **Utility Provision:** Provision of necessary utility connections for both mobile home and RV lots.
 - **Waste Management:** Offering a dumpster for waste disposal, although customer feedback indicates this service may be inconsistently managed, with reports of overflowing dumpsters.

It is important for prospective tenants in the Washington area to thoroughly review the lease agreements and management policies to understand the scope and quality of services included in the monthly charges.
Despite the reported management issues, Oaks Mobile & RV Park does offer several inherent features that appeal to those looking for mobile home or RV accommodation in the Woodland, WA area.
- **Dual Functionality (Mobile Home & RV):** The park offers both long-term mobile home spaces and temporary RV spots, providing flexibility for different housing needs.
 - **All-Age Community:** Welcoming families with children, which contrasts with the 55+ communities often found in mobile home offerings, making it accessible to a wider demographic.
 - **Large Housing Lots:** Promoted as having large housing lots, which can offer more space and privacy compared to some high-density developments.
 - **Prime Woodland Location:** Exceptionally close to local schools, parks, and retail centers in Woodland, ensuring convenience.
 - **Natural Setting:** Located in scenic Woodland, close to the Lewis River and various state parks, offering opportunities for outdoor recreation, including fishing, boating, and hiking.
 - **Accessibility to I-5:** Direct and easy access to Interstate 5, which is crucial for commuting south to Vancouver/Portland or north towards Seattle/Tacoma.

The presence of food trucks occasionally parking in the driveway, while a point of contention for some residents due to traffic interference, could also be considered an unconventional, temporary 'amenity' for others, offering convenient access to local food options.

The park is reportedly open during typical business hours on weekdays (Monday to Friday, 9:00 a.m. to 6:00 p.m.), but is closed on Saturday and Sunday. Prospective tenants should confirm office hours for visits.
For Washington State users prioritizing **location and affordability** in Cowlitz County, Oaks Mobile & RV Park may be worth considering, especially if the convenience of living in Woodland is a primary factor. The park is situated in a highly desirable area known for its natural beauty and is just moments away from local schools, shopping, and major recreational opportunities like the Lewis River and Hulda Klager Lilac Gardens. For RV enthusiasts, the location provides an excellent base for exploring the lower Columbia River region and Mount St. Helens. The all-ages community structure is also a significant draw for families looking for an affordable, non-age-restricted community.
However, the decision to choose Oaks Mobile & RV Park necessitates a cautious approach. While the owner is described positively by some, the numerous and detailed complaints regarding cleanliness, upkeep, management demeanor, parking enforcement, and safety concerns (e.g., speeding and driving the wrong way) cannot be ignored. These issues suggest a potentially inconsistent or challenging living environment that may not align with the advertised value.
Therefore, the park is best chosen by prospective residents in Washington who are willing to **personally verify the current conditions**—by visiting, speaking to existing long-term tenants, and assessing the level of maintenance first-hand—and who value the park's scenic and convenient location enough to potentially navigate the reported management challenges. The affordability and location remain its core strengths, but these must be weighed carefully against the documented concerns about the day-to-day living experience and overall management quality.

Guy who owns it is super friendly and non judgmental.
July 27 · Michael JonesDon't waste your money here. Not nearly nice enough to be charging $650 a month. It's poorly kept, dirty, The manager on site is rude. It's Very cramped, hardly any parking. The trash is always over flowing the dumpster.Managers wife drives the wrong way through the one way and doesn't even stop to let you by. She almost side swiped me, going well over the speed limit. On site manager uses the park as his own personal used car lot. He always has 5+ cars parked everywhere (in peoples assigned spots.) At one point he had 12 cars all over the park. And he allows food trucks to park in the drive way of the park bringing in all kinds of traffic and interfering with transport.
