Oakridge Village Introduce
For many Floridians, finding an affordable and stable place to live, especially in a desirable area like Orlando, often leads to considering mobile home parks. Oakridge Village in Pine Castle, FL, located just a few miles south of downtown Orlando, might appear as a potential option on your search. However, as a local looking for a new home, it is absolutely essential to be fully aware of the experiences of current residents. This article aims to provide a clear and candid overview of Oakridge Village, drawing directly from recent and explicit feedback from those who live there. Our goal is to present factual information about the reported conditions and management practices, empowering you to make a truly informed decision about this community.
Oakridge Village, officially located in Pine Castle, is marketed as being centrally located in beautiful Orlando, Florida, offering a "luxury vacation lifestyle at an affordable cost" and welcoming "all-ages." It states it has "fabulous amenities" like a swimming pool, clubhouse, and fun activities. However, the reality, as overwhelmingly described by current and former residents, paints a starkly different and concerning picture. Reviews repeatedly highlight severe issues with management, aggressive enforcement of questionable policies, and a perceived disregard for tenant well-being. Residents describe being "misled from day one," facing unexpected fees, and experiencing significant emotional distress due to management's actions. There are serious allegations of unjust fines, car towing, and even forced evictions, with a reported pattern of targeting certain demographics. These accounts suggest a living environment far from the advertised "luxury vacation lifestyle," instead raising serious questions about safety, fairness, and fundamental resident rights.
Oakridge Village is located at 5934 Nomad Ave, Pine Castle, FL 32809, USA. This address places it within the community of Pine Castle, a census-designated place just south of the main urban core of Orlando. For Florida locals, this location offers theoretical advantages in terms of accessibility to major Orlando attractions and amenities. Downtown Orlando is less than 6 miles away, putting residents within easy reach of concert venues, entertainment districts, professional sporting events, and a vast array of dining and shopping options.
The park is also situated near major road networks, providing connections to world-famous amusement parks like Walt Disney World and Universal Orlando, as well as natural attractions like Lakes Conway and Lake Apopka. Medical care facilities such as AdventHealth Orlando and Orlando Health Orlando Regional Medical Center are also reportedly nearby. However, while the geographical location offers these conveniences, the internal accessibility and safety within the park are severely undermined by the reported conditions. One resident specifically highlighted a crucial accessibility issue regarding a missing ramp at a bus stop on a new sidewalk, forcing an electric wheelchair user to "jump off the curb," which is both unsafe and physically taxing. This indicates that even basic public access infrastructure around the park may be lacking, compounding the internal problems reported by residents regarding car towing for visitors and a general sense of insecurity within the community. Thus, while the location on a map appears convenient, the actual experience of navigating and living within and immediately around the park, according to reviews, presents significant challenges.
Based on the overwhelming and consistent negative feedback from residents, the services offered at Oakridge Village Mobile Home Park appear to be severely compromised, dysfunctional, or non-existent, despite any potential advertised claims. It is critical for prospective Florida residents to be aware of these reported deficiencies:
- Management Communication and Practices: Residents report "awful" communication, difficulty contacting anyone, and a management style characterized by "maltratando Psychologica a mi familia" (psychologically abusing my family). Notices are reportedly issued with short deadlines (e.g., "7 days to evacuate") for minor infractions or for having visitors, without proper communication or resolution.
- Pet Policy Enforcement: While advertised as "pet-friendly," reviews suggest that arbitrary rules or "dirty fines" are issued, leading to threats of court action if unpaid, with the park reportedly keeping residents' property and money.
- Visitor Policies: A major complaint is the "can’t visit family members without your car being tow" policy, with tow trucks allegedly called "right away" for parked visitor vehicles, making it impossible to have guests or "parties."
- Property Maintenance: Contradicting claims of being "well-maintained," reviews highlight issues with unaddressed maintenance requests (e.g., holes in walls, water leaks, mold issues not being fixed for months) and a general lack of property upkeep.
- Fines and Fees: Residents report being sent to court over "dirty fines" and allege that management removes "majority of immigrants in the community," potentially trying to force out existing residents.
- Community Amenities: While a swimming pool and clubhouse are advertised, the functional status or accessibility of these amenities is not explicitly confirmed by the negative reviews. The context of severe mismanagement suggests they may not be reliably available or well-maintained, as residents focus on more fundamental living issues.
- Road Conditions: The reviews do not explicitly mention the condition of internal roads, but the overall theme of neglected maintenance strongly implies they may not be well-kept.
- Security Concerns: Beyond the car towing, the general climate of aggressive enforcement and lack of communication contributes to a feeling of insecurity and unease among residents.
The reported "features" and "highlights" of Oakridge Village Mobile Home Park, as directly conveyed by current and former residents, are primarily negative aspects that prospective residents should be acutely aware of. These points starkly contrast with typical promotional material:
- Aggressive and Punitive Management: This is the most consistent and severe highlight. Residents describe manager Joann as "maltratando Psychologica" (psychologically abusing) and issuing notices for trivial matters or having visitors, with threats of evacuation or court. The sentiment is that management does not care about residents' health or lives and "just want your money."
- Unjust Towing Policy: A major "feature" that deters social interaction is the policy where visitors' cars are allegedly towed "right away," making it impossible to have family or friends visit without severe risk.
- Lack of Property Maintenance: Despite being a place people live, reports indicate severe neglect, including unaddressed water leaks, mold issues, and general disrepair, leading to concerns about health and safety.
- Forced Evictions/Displacement: Allegations that management "took their parents houses" and that "majority of immigrants in the community" have been removed, with residents ending up in motels, are extremely disturbing and indicate a pattern of forced displacement.
- Unreliable Fining Practices: The use of "dirty fines" and immediate court threats for non-payment are highlighted as a means of control and revenue generation, rather than maintaining a harmonious community.
- Broken Promises: Initial promises regarding living conditions and community standards are reportedly not upheld, leading to a sense of being "misled."
- Unsuitable for Families/Community: Despite being advertised as "all-ages welcomed," the atmosphere described by a 7th-grade reviewer, who says it's "not a place to leave" if you're Christian and worries about the "dirty" games management plays, indicates a highly unpleasant environment not conducive to family life or a positive community spirit.
For those who still wish to attempt contact with Oakridge Village Mobile Home Park, the provided information is as follows:
Address: 5934 Nomad Ave, Pine Castle, FL 32809, USA
Phone: (407) 851-1712
Mobile Phone: +1 407-851-1712
Given the extremely serious and widespread concerns raised by current and former residents, it is strongly advised that anyone considering this mobile home park exercises extreme caution. If you choose to contact the park, it is crucial to document every communication. Insist on written confirmation of all terms, conditions, fees, and policies, particularly concerning visitors, pets, and maintenance responsibilities. It would be prudent to review any lease agreement meticulously with a legal professional before signing. Visiting the park in person is also highly recommended, but be sure to observe the condition of common areas, roads, and other properties, and if possible, discretely speak with current residents to independently verify the reported conditions and management practices. Due to the severe allegations of predatory behavior and lack of maintenance, reliance on general information alone would be insufficient for a safe and informed decision.
Based on the overwhelming and consistent negative feedback from numerous residents, Oakridge Village Mobile Home Park is, unfortunately, not suitable for Florida locals seeking a stable, respectful, or well-maintained living environment. While the geographical location in proximity to Orlando's amenities might initially seem appealing, the reported reality of living within the park presents significant challenges and distress.
Florida locals seeking an affordable place to live generally look for communities that offer security, fair management, and a decent quality of life. The recurring themes of alleged psychological abuse, arbitrary fines, visitor car towing, unaddressed maintenance issues (including mold and water leaks), and allegations of forced evictions create an environment that is highly detrimental to residents' well-being and financial security. For Floridians, particularly families or individuals looking for a long-term home, the risks associated with moving into a community described as being managed with such hostility and neglect far outweigh any potential benefits of its location or initial affordability. It is paramount for Florida residents to prioritize communities that demonstrate ethical management practices and a genuine commitment to providing a safe and habitable living space, qualities that, based on current public reviews, Oakridge Village appears to severely lack.

At first she wrote something put it in our door you have 7 days asking my mom to change the front of our house, knowing since 2017. My mom’s bought the house like that. The one that’s piss me off, es todo los demás houses se quedan iguales. Second of all we have a friend coming to say good bye cause they finally buy a house and they’re moving to an other states. At soon their car park in our parking lot, she brings us an other notice. 7 days to evacuate cause they are strangers in the community. When my mom in fronther let her know that her former students just come to say goodbye, she pretends telling its ok , it’s just for our safety ( mentira) as manager she should communicate not just asking to leave the community in 7 days.Thank God my mom was in a process to buy a house, and our trailer was on sale. But I have a lot of classmates in Walker Middle School that have their siblings in Lancaster Elementary School. We were conversing They told me that the manager took their parents houses, and now they live in motels. As a 7 grader I’m praying for her to change the way she treated ppl. My advice if you’re a Christian just like my mom it’s not a place to leave. Remember nothing is eternal. May the Lord bless the community.
Dec 08, 2024 · Apple rana RanaDo not move here!! Don’t buy a home here! People are being force to sell there homes. You can’t visit family members without your car being tow. Can’t have parties either the same reason the tow trucks get called right away. Also if you don’t pay there dirty fines you get a letter in the mail to pay or else you get sent to court. They keep your property and stay with the money. They have removed majority of immigrants in the community, I honesty think they are trying to make this a 55 and older community. Very sad to see this community get this ugly. God does not like ugly.
