Oakridge Manor Mobile Home Introduce
For many Hoosiers, the search for housing in Indianapolis involves weighing various factors, from cost and location to community atmosphere. Mobile home parks, often referred to as manufactured home communities, can represent a more affordable housing alternative to traditional homes or apartments, offering a unique living experience. Oakridge Manor Mobile Home, located in Indianapolis, Indiana, is one such community that potential residents might encounter during their housing search.
When considering a mobile home park, it is crucial to gather comprehensive information to ensure that the community aligns with your expectations and needs. While the concept of manufactured home living can be appealing for its potential affordability and independent living style, understanding the specific experiences of current and past residents provides invaluable insight. This article aims to provide an overview of Oakridge Manor Mobile Home, drawing upon publicly available information and customer feedback to help those in the Indiana region make an informed decision.
Oakridge Manor Mobile Home is located at 9530 Pendleton Pike, Indianapolis, IN 46236, USA. This address places the community directly on Pendleton Pike, a major thoroughfare on the east side of Indianapolis. This strategic location offers residents significant accessibility to various parts of the city and surrounding areas.
Being on Pendleton Pike means immediate access to a wide array of amenities. Residents are typically a short drive from numerous shopping centers, including large retail stores, grocery outlets, and diverse dining options. Essential services such as medical facilities, schools, and banks are also conveniently located within the vicinity. For those who commute for work or leisure, the proximity to major roads and interstates, including I-465, facilitates travel throughout Indianapolis and to other cities in Indiana. While living within the bustling Indianapolis metro area, the specific location on Pendleton Pike provides a balance of urban convenience with direct access to necessary daily resources.
Based on the general operations of mobile home parks and the specific feedback from residents of Oakridge Manor Mobile Home, it is important to consider both the typical services offered and how they are perceived in practice.
- Lot Leasing: The primary service is the leasing of individual lots where residents place or own their manufactured homes. This lease grants access to the park's infrastructure.
- Utility Connections: Essential utility hookups, such as water, are generally provided to each lot. However, residents have reported significant concerns regarding the functionality and cost of heating and cooling systems in homes, with claims of homes being sold "with no ac no heat" and high utility bills (e.g., bills increasing from $100 to $300).
- Management and Maintenance: A management team is typically responsible for overseeing the community, enforcing rules, and maintaining common areas. However, resident reviews consistently highlight major issues with management's responsiveness and professionalism, describing them as "worst Mobil homes community" that "rip off people," "don’t explain nothing to you regarding they contract," and "do not comply with any promises made." There are also reports of maintenance issues, including "water damage around my front window," "black spots on my bathroom ceiling," and a peeling tub in some units.
- Neighborhood Oversight: Management is expected to address neighborhood issues to maintain peace and safety. However, reviews indicate a lack of action on "problem" neighbors and unsupervised children causing disturbances and damage, including car break-ins and property damage.
- Privacy and Access: Residents have reported concerns about privacy, with claims of "cleaning people stands at your door to see if they hear any noise" and "maintenance are constantly in your home when you are not present, they constantly checking your doors to make sure you didn't change your locks." Indiana tenant rights generally afford residents the right to privacy and require notice for entry, except in emergencies.
When evaluating Oakridge Manor Mobile Home, it's crucial to present features based on direct resident experiences, acknowledging both potential benefits and significant challenges.
- Affordable Housing Alternative: For some individuals, mobile home parks can offer a lower entry point into homeownership or a more affordable rental option compared to traditional housing in Indianapolis.
- Pet-Friendly Policy: While not explicitly stated in the limited provided reviews, many mobile home parks are pet-friendly, which can be a key feature for residents with animals. (This would require direct confirmation with the park).
- Location on Pendleton Pike: Its position on a main road offers convenient access to local shopping, dining, and other amenities in Indianapolis.
However, it is essential to convey the significant concerns raised by residents, which appear to be prominent aspects of living at Oakridge Manor Mobile Home:
- Unlivable Home Conditions: Reports indicate homes being sold or rented "with no ac no heat," which is a serious habitability issue and potentially illegal under Indiana tenant rights. Issues like "water damage," "black spots on my bathroom ceiling," and peeling tubs further suggest poor maintenance and property conditions.
- Lack of Management Support & Transparency: Residents describe management as "the worst," citing a lack of explanation regarding contracts, unfulfilled promises, and an "attitude" when asked for information or attorney's numbers. This suggests a significant breakdown in communication and trust.
- Neighborhood Problems & Safety Concerns: Complaints about "problem" neighbors, unsupervised children causing damage (broken windows, car damages), and instances of "car broken into twice" indicate potential issues with safety and community oversight. Concerns about "privacy" and unauthorized entry by staff ("constantly in your home when you are not present") are also raised.
- Outdated Units & High Utility Costs: Some units are described as "extremely outdated," and residents report "unaffordable gas and electric bill," with thermostats continuously running.
- Lack of Recourse: The difficulty in getting issues addressed and the management's perceived uncooperativeness ("act like you are not entitled to know anything") leave residents feeling helpless.
Based on the provided customer reviews, there is no information available regarding specific promotions or special offers at Oakridge Manor Mobile Home. Given the significant concerns raised by residents regarding contractual agreements, unfulfilled promises, and general transparency, it is highly unlikely that explicit promotional offers would be a primary focus or clearly communicated. If you are considering this park, it is absolutely critical to obtain all terms, conditions, and any potential offers in writing directly from the management. Due to the reported issues, relying on any verbal promises or vague promotions would be extremely ill-advised. Any financial incentives or special conditions should be thoroughly reviewed by legal counsel if possible, before signing any agreements.

For Hoosiers in the Indianapolis area considering Oakridge Manor Mobile Home, it is critical to approach this option with extreme caution and a thorough understanding of the significant challenges reported by current and former residents. While mobile home parks can offer an accessible entry point to homeownership or an alternative rental option, the feedback for Oakridge Manor suggests numerous issues that severely impact its suitability as a comfortable or safe place to live.
The recurring themes of "extreme Prejudice," a perceived "rip off" culture, unfulfilled promises regarding contracts, and a management that "do not comply with any promises made" paint a concerning picture. Claims of homes being sold "with no ac no heat" and being "not even livable for all year round" raise serious questions about habitability and compliance with basic housing standards, which are protected under Indiana tenant rights. Furthermore, reports of "broken window," "$5000 in damages to our car" due to unsupervised children, and concerns about "privacy" and unauthorized entry by maintenance staff create a sense of insecurity and a lack of peace.
Given these widespread and severe complaints, it is difficult to recommend Oakridge Manor Mobile Home as a suitable living option for locals in Indiana without significant caveats. Any prospective resident must undertake extensive due diligence. This should include, but is not limited to:
- Thorough Inspection: Insist on a detailed inspection of any mobile home before signing, ideally by an independent professional, to verify the functionality of HVAC systems and the absence of structural issues like mold or water damage.
- Legal Review of Contract: Have any lease or purchase agreement reviewed by an attorney specializing in tenant or real estate law in Indiana to ensure all terms are clear, fair, and legally compliant.
- Understanding All Costs: Get all fees, including lot rent, utility charges, and any additional maintenance fees, clearly outlined in writing. Inquire about the history of rent increases.
- On-Site Observation: Spend time observing the community at different times of day to assess noise levels, neighborhood activity, and overall cleanliness.
Without comprehensive investigation and clear, legally binding assurances addressing these reported issues, Oakridge Manor Mobile Home appears to carry substantial risks for potential residents. For those in Indiana seeking a genuinely comfortable, safe, and transparent housing experience, it would be prudent to explore other options or proceed with extreme caution and extensive preparation if considering this particular community.

Oakridge Manor Mobile Home Reviews
Not a good experience as the houses are old and don't do anything about the neighborhood as the neighbors are also a problem sometimes.
Jun 10, 2025 · Nicolle Barajas FajardoPlease please do not go to this place , they rip off people. Don’t explain nothing to you regarding they contract. They do not comply with any promises made. They talk a big game but are by far the worst Mobil homes community. If you ask for attorney’s number they give you a attitude an act like you are not entitled to know anything regarding them an how they function. They are a complete rip off. They will sell you a mobile home with no ac no heat, that’s not even legal😡
Aug 10, 2023 · Katherine MI would never in a million years give this horrible place a star it is one of the worst trailer parks that I ever lived one condition was that you have to buy your trailer but yet you can't fix it to your liking I wanted new windows installed with my own money and you cant even have anybody staying not even for a day or two. My bother who is a marine visiting. I find these people who are not even legal citizens to be rude and not care about your needs. I my self am Latino. so if you want to make an over payment on a trailer that's over 30 years old not be able to fix it and Telling you who you can't have at your home then by all means spend your money. However I learned my lesson and I'm giving you a warning do not live here
Feb 25, 2019 · Antonio PerezPlace is trashy. They're racist. If you're not a mexican, they don't want you. Their maintenance don't speak English nor do they have license to fix hvac, or plumbing. They sell you trailers with bad furnaces and bad water heaters. They only got a star because you have to put it 👎👎
Feb 25, 2019 · Kristie GonzalezIf I could rate this neighborhood a 0 star I would. There are sewage and water line issues throughout the entire neighborhood that they refuse to fix or deal with and it seems they are very racist against any race that isn't Hispanic. They sell run down trailers that fall apart the moment you sign the lease! Do not move here!
