Oak Village Mobile Home Park offers essential services that cater to the needs of its residents, focusing on providing a functional and quiet living environment. While specific amenities might evolve with new management, insights from recent residents offer a snapshot of current offerings.
- P Lot Rentals: The primary service is providing spaces for mobile homes, where residents own their homes and lease the land. This is typical for mobile home parks and offers a cost-effective path to homeownership.
- P Quiet Community: A consistent theme from recent residents is the "very quiet" nature of the community, which is a significant service for those seeking peace and tranquility in their living environment.
- P Community Maintenance: While not explicitly detailed, mobile home parks generally maintain common areas, roads, and utility infrastructure, ensuring a functional living space. The mention of issues with "picnic tables in the park" suggests there are common areas that are managed by the park.
- P Water Service: Water is provided to residents, though one recent review notes that the "water though is horrible," indicating a potential area for improvement in service quality. It is common for water to be an additional charge or included in lot rent, so clarifying this with management is advised.
- P Waste Management (not included in lot rent): A recent resident indicated that garbage removal is "not included with our lot rent," suggesting this is a service residents would need to arrange or pay for separately.
Oak Village Mobile Home Park possesses several features and highlights that contribute to its appeal, particularly for those seeking a calm and community-oriented living experience.
- P Quiet Environment: Repeatedly highlighted by residents, the "very quiet" nature of the park is a significant draw, making it ideal for individuals and families who prioritize peace and a low-key atmosphere.
- P Friendly Neighbors: A positive aspect mentioned by a recent mover is having "great neighbors," indicating a supportive and pleasant community dynamic. This contributes to a positive living experience.
- P Wildlife Sightings: The delight in "watching the deer that frequent the park" is a unique highlight, offering residents a connection to nature right outside their homes and enhancing the overall ambiance of the community.
- P Changing Demographics: While previously a "Senior Mobile Home Park," reviews indicate a shift, meaning it is no longer exclusively age-restricted. This opens the community to a wider range of residents, potentially fostering a more diverse environment.
- P On-Site Common Areas: The mention of "picnic tables in the park" implies the presence of common outdoor spaces for residents to enjoy, providing areas for relaxation and informal gatherings.
- P Value for Cost (Subjective): While one older, negative review expresses concern about high lot rent for a single-wide trailer, a more recent resident describes the community as a "very nice quiet little community," suggesting that for some, the overall value, considering the quiet and neighborly aspects, justifies the cost. Prospective residents should inquire about current lot rent and what it includes.

It is highly advisable to speak with the current management to get the most up-to-date and accurate information regarding lot rent, included utilities (especially garbage removal, given past feedback), and any specific community rules, particularly those concerning children's outdoor play items, which were a concern in an older review. Direct communication will help clarify expectations and ensure a smooth transition for any potential resident.

Its most compelling feature for many will be its consistently praised quiet atmosphere, offering a peaceful retreat from the busier aspects of life. The presence of "great neighbors" also speaks to a potentially strong community bond, which is a valuable asset in any living situation. While older negative reviews concerning management practices and lot rent should certainly be acknowledged and discussed directly with current management, more recent feedback points to a "very nice quiet little community." The visible wildlife, like the deer that frequent the park, adds a charming natural element that enhances daily living. It's crucial for interested Virginians to contact the park's management directly to get the latest information on lot rental costs, what services are included, and to understand the current community policies, especially now that it is no longer exclusively a senior park. Oak Village Senior Mobile Home Park Reviews
Aviod trying to live here what so ever the people managing this park if they just so as if just plan out don't like you they will try with all their power to remove you and even jump to angles of doing it illegally all this horrible stuff they've done and they can't even get the appropriate name changed to park after they sold it the place is not a senior park anymore and thats when this terrible stuff began and if anyone here actually saying stuff has gotten better with the new management is condoning these actions
Jun 26, 2025 · Jonathan BoothI've only recently moved in about 3 months ago. It's very quiet and I have great neighbors. The water though is horrible. The picnic tables in the park by my house could use some work . And for the cost of rent per month it would be nice to have at least our garbage removal included with our lot rent.Overall a very nice quiet little community. And I really enjoy watching the deer that frequent the park
Jul 05, 2024 · Joan BonyeaI've lived here since late Dec 2020. Lot rent went up when new owners took over, but they have tried to keep up with deteriorated systems and things are better. The water is awful but the ONSITE PARK MANAGERS ARE ABSOLUTELY WONDERFUL!!!! Very helpful and caring people who really care about the elderly residents. It would be nice to have trash pickup but the local dump is only about a mile away and is open 360 days a year. I would like to see improvements to the water system if they want to raise the lot rent again. Otherwise I believe we are paying enough. It's quiet and secure here, great for retirement, many deer roam the property. Good neighbors.
Jul 10, 2024 · Dana Henahanlove this park!! it's so very peaceful... quiet.... and the right place to be if you want to completely retire.. paved roads throughout. they are always plowed after it snows. people keep their yards very clean and neat. hidden off the main road. very happy here. loved here going on 6 years. and have no plans to ever leave.
Jul 05, 2024 · Robert BarkerI have never worked for better people in my life. They are kind, thoughtful, and very helpful and they are committed to trying to make our community better. The thing I really like the most about them is that they are very professional yet very laid back. It's a very good balance. And I'm very excited to see how they change and make our park more beautiful and unique over time. Thank you for being such wonderful people to work for and thank you for letting us be a part of the process and community. We love our home here and we love the property here. It's very peaceful..tranquil.... and a hidden gem off the main road. It's so quiet and peaceful you can hear the deer walking in the grass lol. Anyone who comes here falls in love with it simply because of the quietness. It's a lovely place to retire. It's a lovely place period to live... I wouldn't move even if I was paid or won the lottery lol. I'm content..and I'm happy 😊. Truthfully.....I would and Wil never leave.
