Oak Creek Mobile Home Park provides a range of services aimed at supporting its residents, common to many manufactured home communities.
Lot Rentals: The primary service offered is the rental of individual lots where residents can place their manufactured homes. This model allows for homeownership while leasing the land, which often translates to a more affordable housing solution compared to traditional single-family homes.
Professional On-Site Management: Oak Creek emphasizes that it has a "dedicated on-site team" that "professionally manages, maintains, and takes pride in the community." This suggests that residents have a direct point of contact for inquiries, concerns, and assistance with park-related matters. Recent reviews from 2024 indicate an improvement in management and maintenance responsiveness compared to past experiences, with one resident noting, "IF they miss my phone call they call me back almost immediately if not the next day. Maintenance has also improved drastically in their speed and common courtesy!"
Community Maintenance: As part of professional management, the park is responsible for maintaining common areas. While older reviews mention issues with "garbage in my yard that blows in from this trailer park" and the park becoming a "run down dump," more recent feedback suggests improvements, with management taking care of concerns like trash removal promptly, as one review states, "My trash can was taken and we literally had someone bringing a can in 2 mins."
Utility Connections: While specific details on included utilities are not fully laid out in public data, mobile home parks generally provide the infrastructure for essential utilities such as water, sewer, and electricity to each lot. Residents typically pay for their individual usage, though some parks might include certain utilities in the lot rent. It's advisable for prospective residents to clarify these details directly with park management.
Resident Programs (Potential): Roots Management Group, which manages Oak Creek, mentions "Community Development Programs" and a "Resident Betterment" initiative, including an "Establish Your Roots" Rental Conversion Program that converts on-time rent payments into a down payment credit for home ownership. This suggests a commitment to supporting residents and fostering long-term homeownership within their communities.
Affordable Lifestyle: Oak Creek promotes itself as offering "the perfect balance of affordability and lifestyle." This is a key highlight for many Indiana residents seeking cost-effective homeownership solutions in a major urban area like Fort Wayne.
Within Fort Wayne School District: For families, being located within the Fort Wayne School District is a significant advantage, providing access to established public education services and resources without requiring a move outside the city.
Community Playground: The park specifically lists a "community playground" as one of its amenities. This is a valuable feature for families with children, providing a dedicated and safe space for play and recreation within the community itself.
Proximity to Fort Wayne Attractions: The park's location in Fort Wayne means residents have "plenty of nearby attractions such as local cuisine and entertainment!" This access to urban amenities, including diverse dining, shopping, cultural venues, and recreational facilities, enhances the living experience at Oak Creek.
Recent Management Improvements: While older reviews highlight significant issues, more recent customer feedback from late 2023 and early 2024 points to positive changes in management and maintenance. Comments like "NOW,CURRENTLY honestly great!!" and "I now have hope that this management we have now will take care of us" suggest ongoing efforts to improve the resident experience.
Based on information from Roots Management Group, the managing company for Oak Creek Mobile Home Park, there is a notable program that could be considered a special offer:
"Establish Your Roots" Rental Conversion Program: This program allows residents to convert 100% of their on-time home rent payments into a credit that can be applied as a down payment on their home, up to 20% of the home's value. This is a significant incentive for residents who initially lease a home and aspire to own it, as it effectively builds equity through consistent rent payments. It's designed to make homeownership more achievable and reduce the financial barrier for aspiring homeowners within the community.
While this is a general program offered by Roots Management Group across its communities, it's a valuable promotion that directly benefits residents at Oak Creek. Prospective residents should inquire directly with the park management about the specific terms and availability of this program or any other current incentives.

We have been here for 5 years once the company that owns it now got in.... no work done to any places..... animals being poisoned countless office managers in and out retaliation tactics and I'm tired of it all.... plus my neighbors cooked meth in the shed and they did nothing about it.... so it went from nice to complete run down dump it took them less the 3 years to ruin this place
Jun 16, 2025 · Andrew JalbertReal classy. One of my favorite things to do is clean up all the garbage in my yard that blows in from this trailer park. I’m not sure who should be more ashamed, the residents, or the people who own the place, or maybe the managers?
Apr 14, 2023 · Jeff BowerCurrent tenant, going on 1.5 years now, my family and I enjoy living here for the most part! Had issues with PAST management and maintenance but NOW,CURRENTLY honestly great!! IF they miss my phone call they call me back almost immediately if not the next day. Oct 18, 2024 · Nicole KingIf I could give it zero stars I would. We moved out of our house in September 2023 and we still have not received our deposit back. We left the house in better condition than we got it. I have been trying for a year to get a hold of them and no response not only that I had mold in the house for two years and no one took care of it. My son has asthma now and we suspect it’s from the mold But that’s besides the point. I have texts with the maintenance guys and phone records to prove it all. On the very rare occasions, I get someone on the phone. I feel like they’re not even listening to me and they’ll tell me the manager will call back later, but they never do. We are owed $600 from our deposit.
Oct 08, 2024 · Elizabeth BeckerThey have been over charging me for 2 years now. They've changed property management every couple of months since i've been here, so it's impossible to get anything done about that. I gave them a very long move in list of things that needed to be fixed and literally nothing from the move in Form has been fixed. I've got a back door that doesn't lock leaky. Skylights leaky doors, leaky windows windows that don't even work because if you open them, they fall over and damn near break. And now they're telling me they not only want to try to evict me, but If I Stay they wanna up my rent, why in the hell do they want me to pay more rent when they don't do anything around here? I've asked multiple times when something's going to get done. And all i'm told is well, you're on the list. Screw that list? I want the ten thousand dollars in overpayments on rent that I've paid so I can move out of here.
