Open photo 34 my response*** PROCEEDED WITH CAUTION***I gave the park two stars because my mom’s neighbors were awesome. the park has a hole from the outside. It looks nice. Reality is not so great. For a park that brings in roughly $560,000 a month. You would think the maintenance and management and sales team would be better than what they are. my mother was sold a house by Brittany that was Roughly 21 years old when she bought it. The listing and the final sales paperwork says the roof is new and the appliances are new. while I can assure you they were not. appliances manufactured in 2012 we’re not new in 2020 which is one of the reasons why she had to buy a new refrigerator two weeks after she moved in. Along with my new Washer and dryer. The roof definitely was not new. I have quotes from different roofing companies that said the roof was at least 20 to 25 years Old.Don’t let them Refer you to an inspector when you purchase a home from them because they just give you a guy that does work in the park and he’s useless as tits on a bull. Maintenance and management suck if you go to management with the problem nine times at a time you’re going to get there is nothing we could do. The only time you get any kind of responses if you say I’ll take care of it myself and all of a sudden they wanna crawl up your backside and wanna know how you’re gonna handle it? It would be a lot easier if management would just do their jobs. The pool looks nice but don’t let that for you because you’re not gonna enjoy it…screaming yelling and crying kids that don’t listen to the so-called lifeguard on duty. They charge you for premium views that’s a joke as you can see in the pictures maintenance uses it for a trash dump. They leave wood all over the place when they repair stuff they don’t pick up behind themselves. If you have nosy neighbors and it makes for an uncomfortable living situation, even though it’s part of the park rules that management can do something they don’t.. if you ask to put up a small privacy fence you can’t do that because that’s against the rules unless you’re friends and a snitch to management you can do it without any repercussions pictures are below. You can park your RV, trailer in your driveway for as long as you want because they don’t enforce that rule either unless of course you’re not on the good side of management. You can have cars in your driveway that are uninsured with no plates that haven’t moved in years. That’s fine as long as your friends with management. If You’re lucky to have decent neighbors. It could be a plus. They say no bully breeds allowed in the park. That’s a joke because I can assure you that there are plenty of Pitbull Rottweilers and German Shepherds. I know this firsthand because my mother lived behind a woman with two pit bulls. Don’t get me wrong. I love pit bulls Rottweiler, etc. but if it Is against Park policy then why is it its selectively enforced? based on the other concerns and complaints and reviews of this park and how the park address is it in the reviews it totally different to what happens in person. They are quick to blow smoke up your butt and conveniently they always “do not remember”. All the money that is paid out to the park for lot rent, I find this park to be very disappointing. Oh wait I forgot on the plus side all the rent you pay, you do get new flowers every year and Any new basketball court that has caused nothing but problems like underage drinking some drug use and Fights. Oh, and new mailboxes for God knows what reason there was nothing wrong with the ones that were previously there, but I’m not management. I purposefully left my mom’s lawn overgrown didn’t trim the trees or bothered to fix up anything for the inspection , but she passed and then three days later she was cited for her grass. Also, in the pictures below, you will see broken screen shutters, a non-painted porch, etc. all in violation of the park rules, but still past the inspection, not to mention the broken screens and what not we’re like that at the time of the sale of the house.
Sep 24, 2024 · Robert ButskyI’ve lived here since 2019 my lot rent was 510, it’s now nearly 900 with added fees, contracting the internet where they choose to up the prices, now paying for garbage pick up and they miss trash, they also will drop stuff all over the streets and I’ve had to sweep glass from in front of my house from the trash that was dumped over the truck in front of me and my driveway where I couldn’t even pull in. The water destroys everything, you can’t drink it from the tap. This place has a bunch of cheerleaders I swear are paid to defend it, when in reality all they do is put make up on the place to suck you in.I will say though, for the most part neighborhood is decent people wise but of course have the neighborhood watch type judging everyone, oh and if you have kids Salem Elementary is kind of awful.

Mar 15, 2025 · Jodi Hargrave-ThomasI would NEVER RECOMMEND THIS PLACE EVER. They upcharge your rent every 4-6 months. Your indoor outdoor cats are a no go. You will be written up. Their yard maintenance WILL ding up your house and NOT be responsible for it. The management is horrible and talks nasty. Their attitude is oh well move out. Never never in my life would I expect anyone to live with this crap. The park can't be played in by little kids due to older kids vulgarity and things left at the park. Over the bridge there is NO visitors parking you and your guests are expected to walk over the bridge. Do not park in street or on grass your vehicle can be tagged and towed. The kids get away with throwing things at your vehicles in the middle of the road. Do not reprimand them you will have the wrath if neighborhood on you even if said item went through open window and hit a newborn. The smell can sometimes get nasty from the water house or dump a few miles away. Rotted hot sewer garbage is not a pleasant smell. The rent may say 610 but that doesn't include the 20$ fee you pay every month to PAY your rent. I can go on. If you have any other option GO FOR IT
Aug 23, 2024 · Nicole NormanWe have lived here 10 years.This is my opinion on the pros and cons.ProsWe live on a great street with awesome neighbors who have become like family, and we all look out and help eachother.If you have a dog or enjoy running/walking/bike riding we have a few ponds and lots of area(roads) to do so. Great way to meet neighbors too.GREAT starter home or forever home.Roads are maintained for potholes and snow.My experiences with the Office/Manager Jeff and staff have been pleasant, prompt and friendly. I think Jeff has been doing an amazing job since taking over as manager. He seems to truly care about everyone and the commuinty, He has brought back neighborhood activities, BBQs, Egg hunts, movies night and other things. I think this creates a great bonding experience for neighbors and office staff.The pool is a great amenity and we enjoy it almost all summer long.The clubhouse is nice to rent out for events.Updates since Jeff has taken over as Manager have been well thought out and makes the community look better.Nice place to raise kids for the most part.Homes are great sizes and we really enjoy our layout. Bedrooms are large and better layouts than ranch homes we have looked at. If we had a big yard, I would live in our home forever lol.ConsLOT RENT goes up EVERY YEAR since Sun Communities has taken over. It went from $20 every year to this year was $50 a year when renewing lot rent leases. It is quite excessive in my opinion, they seem to be quite greedy, and will be the reason we move out sooner rather than later!The water is not the best, hard on water appliances and I would not recommend drinking it, though you can of course. Most people have water delivered or filtration system put in.The train sometimes shakes the house if you live close to it, you do get use to it quickly though.Speeding here and there and with no sidewalks it makes me so nervous for all the kids. WE NEED SIDEWALKS, I would happily lose some of my yard for safety!Sometimes finding contractor's is hard due to being a manufactured home but once you know what to ask, that's no longer an issue. The office also has a list if you are new =)The park/basketball area can be overun by rude, mouthy( to the adults and little kids playing ) teenagers lol but it has been getting better lately from what I hear.Driveway slabs and some curbs that have been here for a long time need replacing but they have been slowly working on it. Have to wait years(still waiting for ours to get done)Overall I enjoy this community, it is a great place to live, almost all the people are kind, helpful and friendly. You get a spacious home. Grounds are well kept. The manager genuinely cares. The amenties are nice. It has its ups and downs as any place does, especially with 700+ homes in one neighborhood but 9/10 it is quiet/friendly.I would recommend overall just the lot rent increases EVERY YEAR are brutal, so be prepared for that, if you choose to move here. HOPEFULLY THE INCREASES END!
