Do not come here!!! They sell trailers with MOLD, no flooring and no appliances! We moved into a trailer fast trying to get moved here from another city and they wouldn’t let us look at it so I should have taken it as a sign but this was the only place we had to come to when we were moving on a deadline so my husband could make his new job on time. The laundry room had mold in it and we had to tear out the dry wall and re do it. Come to find out the kitchen had mold too! All in the cabinets and walls and we spent about 1,000 $ to fix it all. We ended up leaving because our kids were getting sick from the mold and they went into the house after and told me they would see my in court! I said I have all the proof from Tammy in text messages where she acknowledged the mold and flooring and everything with pictures! So idk why they would take me to court when they would most likely lose that case. I wouldn’t move here if I were you they have some shady business practices. - Tiffany Danko

North Pointe Crossing Introduce

For many residents across Indiana, the pursuit of an affordable and suitable home leads to exploring various housing types, including manufactured home communities. These communities often represent a pathway to independent living at a more accessible price point than traditional stick-built homes. In Garrett, Indiana, North Pointe Crossing is one such community that has been providing housing options for decades.

North Pointe Crossing, located in the tight-knit city of Garrett, offers manufactured homes with a history dating back to 1989. While manufactured home communities aim to provide a stable and community-focused environment, it's crucial for prospective residents to gain a comprehensive understanding of the living experience. This article will provide a factual overview of North Pointe Crossing, drawing upon its location, typical services, and, importantly, candid feedback from residents. Understanding the challenges and positive aspects highlighted by those who live there is essential for anyone in Indiana considering this community as their next home.

Location and Accessibility

North Pointe Crossing is situated at 1 E Edgewater Dr N, Garrett, IN 46738, USA. This address places the community within the city of Garrett, located in DeKalb County, Indiana. Garrett is a small city, known for its railroad history and offering a quieter pace of life compared to larger urban centers, while still providing access to essential amenities.

The community's location on East Edgewater Drive North contributes to its residential setting. Residents have access to Garrett's local services, which include a variety of city parks such as Heritage Park (with a children's play area and basketball), Ocker Park (suitable for picnicking and fishing, and dog-friendly), and Feick Park (home to the municipal swimming pool and sports facilities). These local parks offer diverse recreational opportunities within the city. For educational needs, North Pointe Crossing falls within the Garrett-Keyser-Butler School District, providing access to local public schools. While Niche.com describes Garrett as "car-dependent" with a low walk score, implying that personal vehicles are generally necessary for errands, its location allows for access to nearby towns and cities for broader shopping, dining, and employment opportunities. The balance of small-town living with reasonable access to amenities makes its location a key consideration for potential residents.

Services Offered

North Pointe Crossing, like other manufactured home communities, is expected to provide fundamental services to its residents. However, resident reviews highlight significant concerns regarding the quality and responsiveness of some of these services.

  • Manufactured Home Sales and Rentals: The community provides lots for manufactured homes and offers homes for sale, as indicated by listings on platforms like Homes.com and ForRent.com. Units were built in 1989 and the community features 100 units across one story.

  • Utility Connections: Essential utility hookups (water, sewer, electricity) are presumed to be available for each lot. However, a significant concern raised by a resident involved a lack of heat and a broken sewer pipe with raw sewage, highlighting issues with utility maintenance and repair responsiveness.

  • Property Maintenance: While a well-run mobile home park typically maintains common areas, resident feedback indicates concerns about the general upkeep of the park and individual trailers, with one resident specifically mentioning "trailers run down" and "people throwing Christmas trees out their patio door."

  • Management Interaction: Residents interact with management regarding leasing and maintenance issues. However, one review described "shady business practices" and a threat of court action from management, indicating potential challenges in resolution of disputes.

  • Community Rules Enforcement: While all communities have rules, a resident expressed frustration about issues like not being able to mow their yard without being "threatened by my neighbor," suggesting potential challenges with community harmony and rule enforcement or mediation.

Features / Highlights

North Pointe Crossing possesses some inherent features typical of a manufactured home community, along with specific resident feedback that provides a crucial perspective:

  • Established Community: Built in 1989, North Pointe Crossing is an established community with a history of providing housing in Garrett, Indiana. It consists of 100 single-story units.

  • Affordable Housing Opportunity: Manufactured home communities generally offer a more affordable route to homeownership or rental compared to traditional stick-built homes, which can be a key draw for many individuals and families.

  • Individual Living Spaces: Residents typically have their own individual manufactured home units and a dedicated lot, providing a sense of personal space and a yard.

  • Proximity to Garrett City Parks: The community's location in Garrett offers access to various local parks with amenities like playgrounds, basketball courts, and even a municipal swimming pool, providing recreational opportunities within the city.

  • Access to Local Schools: Being within the Garrett-Keyser-Butler School District is a practical feature for families with school-aged children.

However, it is critical to address the direct feedback from residents regarding other aspects:

  • Mold and Home Condition: A significant concern raised by a resident was the sale of trailers with "MOLD, no flooring and no appliances," requiring the resident to spend a substantial amount ($1,000) on repairs for mold in the laundry room and kitchen.

  • Lack of Transparency in Sales: The inability to view a trailer before moving in, especially when facing a deadline, suggests a lack of transparency in the sales process.

  • Maintenance Responsiveness: The complaint about "raw sewage underneath my trailer" that took two months to fix, along with a lack of heat, points to serious issues with maintenance responsiveness and emergency repair protocols.

  • Community Disorder: Concerns about "people throwing Christmas trees out their patio door on to the natural gas leading into" and threats from neighbors indicate potential issues with rule enforcement and overall community harmony.

  • Management Disputes: The threat of legal action from management after a resident left due to uninhabitable conditions (mold) suggests challenging interactions with the property management.

Promotions or Special Offers

Based on the provided customer reviews which highlight significant concerns about living conditions and management practices, specific promotional offers are not detailed. It is common for manufactured home communities to offer incentives to attract new residents, but in this instance, there is no public information about current or past promotions at North Pointe Crossing.

If North Pointe Crossing were to offer promotions, they might typically include:

  • Home Purchase Specials: Reduced prices on manufactured homes for sale, or financing assistance through preferred lenders.

  • Referral Programs: Where current residents could receive a benefit for referring new residents.

However, given the serious issues reported by residents, any prospective resident should prioritize a thorough investigation of the property's current condition and management's responsiveness before considering any offers. Direct contact with the community is the only way to inquire about any current availability or pricing, but this should be done with a clear understanding of the existing resident feedback.

Conclusion: Why This Place is Suitable for Locals

For residents across Indiana considering a manufactured home community, particularly in the Garrett area, North Pointe Crossing presents a situation that demands significant caution and thorough due diligence. While manufactured home communities generally offer a more affordable entry into independent living, the detailed feedback from current and former residents about North Pointe Crossing raises serious concerns that directly impact suitability.

The primary appeal of any manufactured home community is often its affordability and the opportunity for a personal living space. North Pointe Crossing, being an established community in Garrett, theoretically offers these benefits, along with access to local city parks and the Garrett-Keyser-Butler School District. For those needing to move quickly or with limited options, it might appear to be a readily available solution.

However, the significant and repeated issues highlighted by residents are critical and cannot be overlooked. Reports of homes sold with "MOLD, no flooring and no appliances," requiring substantial personal investment for repairs, are extremely concerning. The alleged lack of transparency, coupled with serious maintenance issues like "raw sewage underneath my trailer" and a two-month delay in fixing it, point to potentially hazardous living conditions and a concerning level of management unresponsiveness. Furthermore, issues regarding unaddressed community disorder and challenging interactions with management, including threats of court action, indicate a potentially stressful and unstable living environment.

Therefore, for any local individual or family in Indiana considering North Pointe Crossing, suitability is highly questionable without a complete and transparent resolution of these issues. It is absolutely essential to:

  • Conduct an extremely thorough inspection: Do not rely on quick views. Inspect every aspect of any potential home for mold, structural damage, and appliance functionality.

  • Demand full transparency: Request to view the specific unit thoroughly before any commitment is made, and ensure all repairs are completed and inspected prior to move-in.

  • Verify management's commitment: Seek written guarantees for maintenance response times and confirm how serious issues are addressed.

  • Speak with multiple current residents: Gather diverse, recent experiences to gauge the current living conditions and community atmosphere.

While the address offers a location in Garrett, the documented challenges suggest that prospective residents must proceed with extreme caution and ensure all their concerns are resolved to their satisfaction before considering North Pointe Crossing as a suitable home.
