As a mobile home park, New Colony primarily offers lot leases for manufactured homes. Based on common practices in such communities and available information, residents can typically expect the following services:
- Lot Rental/Leasing: The core service involves renting a designated plot of land within the community where residents place their manufactured or mobile home. This typically includes access to utility hookups (e.g., water, sewer, electric, natural gas), though residents are usually responsible for setting up and paying for their individual utility accounts. One review explicitly mentions "no other utility included," indicating residents are responsible for all utilities beyond the lot rent.
- On-Site Management and Maintenance: New Colony offers "on-site management and maintenance services." This means there is a team available to oversee the park's operations, address resident concerns, and handle general maintenance of common areas. While previous reviews mention "issues here of course," and concerns about management, the current information highlights an on-site presence.
- Online Services: The park provides an "Online Maintenance Portal" and "Online Rent Payment," offering convenient digital solutions for residents to manage their accounts and submit service requests.
- Community Regulations: Like all mobile home parks, New Colony would have a set of rules and regulations governing resident conduct, property maintenance standards (e.g., yard appearance), and payment policies. Reviews highlight the strictness regarding late payments and shortages, with a "$25 charge" for being "late by a day" or if a "check or money order is short," indicating clear financial policies are enforced.
- Pet-Friendly Environment: New Colony is described as "pet-friendly," specifically allowing "cats and small dogs." This is a key service for residents with furry companions, as many rental properties have strict pet policies.
New Colony offers several features and highlights that contribute to its appeal as a mobile home community:
- Affordable Living Option: A primary highlight, especially for those with "low on income" or seeking "cheaper living," New Colony provides an alternative to more expensive housing in the West Mifflin area. The option to own a trailer while leasing the lot can be a significant financial advantage.
- Quiet Environment: Despite its proximity to a metropolitan area, residents describe the community as "quiet." This is a significant highlight for those seeking a peaceful residential atmosphere, noting that "people don't come here unless they need to."
- New Home Availability: The park offers "brand new single-family homes" with modern features, including "wood kitchen cabinets, full kitchen appliance packages, and open concept floor plans." This is a substantial highlight for residents looking for modern, move-in-ready homes.
- On-Site Management and Maintenance: The presence of "on-site management and maintenance services" aims to provide residents with support and timely addressing of issues, contributing to peace of mind.
- Pet-Friendly: Being a "pet-friendly" community is a major plus for pet owners, providing a place where their companions are welcome.
- Convenient Digital Services: The "Online Maintenance Portal" and "Online Rent Payment" streamline administrative tasks for residents, enhancing convenience.
- Country Setting with City Access: The park is described as a "country setting with close access to shopping, entertainment, and more," offering the best of both worlds for residents.
- Community Safety (Resident Perception): Despite historical incidents (e.g., "3 shootings over the last couple years"), residents emphasize that these were "mostly private disputes" and that they have "never had a problem," with one even stating their family "feels safe" due to local police presence. This suggests a perception of safety within the community itself for most residents.

New Colony Reviews
Eh?It's not TERRIBLE... if you own and never have money problems. We own our trailer and other than a few months where we've been behind, we get left alone. This is the second company in almost two years that we've lived here, and it's quiet! People don't come here unless they need to.Theres issues here of course, there are anywhere, but if you're low on income or want cheaper living its not the worst place to be.There have been 3 shootings over the last couple years but once you look into them it's mostly been private disputes, and I have to say I've never had a problem. My daughter loves it!
May 21, 2020 · Skyler CharlesI lived here for two years until I had enough. The people who own this are money hungry jag offs. If you late buy a day 25 charge. If your check or money order is short 25 dollar charge. I payed 900 hundred a month for a double wide trailer. They have a bunch of druggies running the place now and rent is going up again. For a pice of slab and garbage no other utility included. That’s an insane amount. This place has really went down hill!
Nov 13, 2018 · C LairdI hate this park. They are under new management and the rent is raised with no new services provided. So basically we pay more and more money each year, but their crappy level of service remains the same, or if we're really lucky, their level of service goes down. They have two offices, apparently with only one woman running both, so there is never anyone around to answer the stupid phone. You leave messages, and have no replies back. Stupid inefficient management. This one star, which I was forced to select, would represent how pretty the area is, which has NOTHING to do with the park; Elizabeth is just a nice area.
Mar 07, 2015 · JustinandErikaOne of if not the most expensive in southwest PA although it's not near shopping or bus lines.Won't TNR cat population. You'll hear or see dying cats and kittens all the time. Won't cut grass in timely manners or will skip areas they're supossed to do and it becomes a mess. They'll block the street and fill in some nonexistent road holes though. Mailboxes aren't protected. Someone could open the whole thing and steal everyone's mail. There are rules against pools for some disturbing reason. Pools of a certain size do not quality for the fence laws. So I can't fathom the reasoning. On that note people will still put them up and hide them. Along with chickens. There's a rule to not park on the street and everyone does it. You'll be trying to go up a street and a pickup is blocking the lane. Why is this permitted? Where are the fines for this? There are teens that'll block the road coming up the hill and there have been some dangerous instances. There have been robberies. The one way in and one way out road is also a problem as well as it not having a walking path and there's always almost a crash at the blind spots. All these problems and more and they're still putting in scam $100,000 mobile homes.
Aug 18, 2021 · Annie ResureI’ve lived here for about 2 years now and it’s been great! Management and maintenance are both wonderful at addressing questions or concerns and it’s also very quiet!
