Area is very well kept. If you're traveling with your RV and want to be in a nice quiet country setting this is the place. Not far from the town of Marshall,TX Gass station grocery store and fast food right up the road or you can Door Dash!!! Maybe more suitable for someone working in the oilfield or something like that. Not sure if you can do laundry on site but laundry mat not far either.

Great gravel pad site that required almost zero use of a level, very spacious between sites and a large, fenced dog park that my big dog can play and run around in freely!! We love exploring the walking trails and finding game tracks!!2 miles to the closest 24 hour gas station and less than 5 minutes from I-20 ramp, very convenient! A great buffer of trees keeps the noise down to a dull roar on a clear night.Repair and Preventative Maintenance is performed promptly and regularly, especially on the roadways. Finally no dodging grand canyon sized craters and picking the least pothole riddled 3 mile stretch of road into town, that isn't a main highway or interstate 20.Great pull thrus for overnight and long term guests! A street light at both ends of the park would be great but without them the Texas night sky is beautiful!!
Jan 13, 2025 · Paula BelgardSo, I'm giving them a 4 largely because they are a small business, and I know how hard it is to run one. It's cheap and they have a cute web site. Was surprised that you could reserve online for a place this small. Plus, it looks like whoever owns the place lives in an RV behind the bathroom building with a tarp over it. There are just 14 sites and there was just one open when we got here. There is an area behind the bathroom building with a few permanent residents as well as a boondocking area. Saw a Class C with a toad come in after us and pull in back there. Don't know how they reserved it or how they paid. Been a while since grass mowed or anyone has cut weeds growing under the RV's. There is a pet area, but it is just a small patch of grass surrounded with chicken wire. The bathroom/laundry building is a 20ft shed that someone bought at Home Depot and converted. Having worked in construction I doubt there is any way that any of the work was done with permits or is to code. But it was clean and functional. Nice newer laundry machines. Didn't see too much trash other than lots of cigarette butts everywhere. It's about 3 miles from the I-20. The place is surrounded by a depressing and scary area. Has more gun stores and churches than schools and libraries. This is a typical rural area, meaning you pass by houses with burnt out falling down garages, and yards filled with derelict vehicles, old furniture and broken appliances. This park is mostly permanent residents, blue collar workers who all get back around 4pm. Be careful with your pets as there are large dogs that just roam free. If there are leash rules here, they are not enforced. The dirt road this is on dead ends about a half mile down in a large flat level dirt area where there is an old gas well still in operation. You could probably boondock back there for a night without being disturbed. Back in that area there are some signs for trails. We walked a little way until we got to the remnants of a former homeless encampment then turned back. For us, it was an o.k. overnight.Be VERY careful with your pets. There are dogs not only here in the park but from the adjoining neighborhood that run wild. At one point we had two large dogs under our trailer. One approached us up by the entrance at night and I thought it was going to attack.

Park is safe, quiet, and off the beaten path, but still close to town for shopping needs. Stayed for 4 months for work in the area. Will definitely stay here again when back in Marshall. My kids really enjoyed the walking trails. Park provides washer/dryer access, wifi & washroom. Pet & family friendly. Easy to book online. Very happy with the stay…can’t express enough how pleasant it was.
Oct 12, 2023 · Julie SolisWe have been staying here for the last couple of months and the place is very peaceful and quiet. It’s only minutes from town, in a nice area and very clean. The owner is working on improvements daily such as a bathroom and laundry shed. He also makes sure people keep their sites tidy and that everyone is respectful of those around them which is very important when living in these parks. He doesn’t allow outdoor storage or trash to be left around so it helps keep it nice and tidy. There is a huge fenced in dog park and a very nice walking trail. It’s off the beatin path, but still within a mile of the city limits. Perfect for a nice weekend getaway or long term if you’re working in the area.
