Avoid at all costs. New ownership has come in and significantly increased rates over 50% in the last year for existing tenants. For new tenants it has increased over 100% in the past 3 years. They consistently fail to perform any maintenance or upkeep of the park. Trees fall, fences collapse and ownership refuses to do anything. The handyman (Shawn) that they had working in the park was great, but it’s rumored they failed to pay him for over 5 months which resulted in him quitting. We have had two large snow storms here and plows weren’t sent out until 3pm making it impossible to get to work.Owners are unresponsive and and refuse to take care of tenants basic needs.Go somewhere else! - curtis

For many of us New Hampshire residents, finding a stable and affordable place to call home is an ongoing consideration. Manufactured home parks often represent a more accessible path to homeownership compared to traditional stick-built houses, offering a sense of community and a private space. Today, we're taking a closer look at Mountain View Mobile Home Park in Northwood, NH. Located in a town known for its charming rural character and proximity to the Seacoast, manufactured home living here offers a unique blend of small-town appeal and accessibility to wider New Hampshire amenities.

Mountain View Mobile Home Park is an established manufactured home community located in Northwood, New Hampshire. It provides lots for manufactured homes, allowing residents to own their homes while leasing the land. This model is generally appealing for its potential to offer more affordable housing solutions. Historically, the park has been a quiet residential area, valued by some residents for its serene environment. However, recent changes in ownership have led to a period of transition and adjustment for the community. Resident experiences highlight various aspects of living in the park, from the general atmosphere to the management's responsiveness. As with any community under new management, potential residents should consider all available information to determine if it aligns with their living preferences and expectations. Understanding the dynamics of such a community is crucial for anyone considering making Mountain View Mobile Home Park their home in Northwood, NH.

Mountain View Mobile Home Park is located at 1 Pheasant Ln, Northwood, NH 03261, USA. This address places it within the picturesque town of Northwood, New Hampshire, known for its scenic beauty, lakes, and a quintessential New England rural atmosphere. For New Hampshire residents, this location offers a blend of peaceful country living with convenient access to a variety of services and attractions.

The park's location in Northwood provides straightforward accessibility to major state routes, making it relatively easy to connect to larger towns and cities. Route 4, a significant east-west artery, runs through Northwood, offering convenient access to Concord, the state capital, and coastal areas like Durham, Dover, and Portsmouth. This means that while residents can enjoy the tranquility of a more rural setting, they are not far from employment centers, extensive shopping options, dining establishments, and healthcare facilities. Local amenities in Northwood itself include Northwood Meadows State Park, a large wooded park with wetlands, ideal for nature walks, picnicking, fishing, and non-motorized boating. Coe-Brown Northwood Academy, a highly-rated school, is also nearby. This balance of natural surroundings and practical accessibility makes Mountain View Mobile Home Park a geographically advantageous spot for those looking for housing in the Northwood area.

As a mobile home park, Mountain View Mobile Home Park offers fundamental services to its residents, focusing on providing a managed environment for manufactured homes. Based on general information for similar parks and specific reviews, the services typically include:

  • Lot Leases: Residents own their manufactured homes and lease the land (lot) upon which their home is situated. This involves a monthly lot fee.

  • Community Utilities: Homes within the park are connected to community utilities. This includes community water and community sewer services, which are often covered, at least in part, by the monthly lot fee. Electrical service (e.g., 200+ amp service) is also available to homes.

  • Road Maintenance & Snow Removal: The park is responsible for maintaining its internal roads, including paving and potentially snow removal during winter months. However, recent resident feedback suggests inconsistencies in the timing and execution of snow plowing services.

  • Trash Removal: Standard practice in mobile home parks includes coordinated trash removal services for residents, typically covered by the lot fee.

  • Basic Ground Maintenance (Common Areas): The park is expected to maintain common areas and infrastructure. While some residents describe the park as "Clean, well maintained," others report issues with the upkeep of the park, including falling trees and collapsed fences.

  • On-Site Facilities: Individual homes are connected to utilities like high-speed internet and cable TV, based on property listings within the park. Each lot typically has designated paved parking.

  • Pet Policy: According to park rules, domestic pets are allowed with certain restrictions, including registration, limits on the number of pets (e.g., up to two dogs and two cats), and specific rules regarding barking dogs and containment of chickens (up to four per household, no roosters).

Mountain View Mobile Home Park offers a blend of features and highlights that can be attractive to prospective residents, alongside challenges noted by current residents.

  • Affordable Homeownership Potential: Manufactured homes in parks generally offer a more affordable path to homeownership in New Hampshire compared to traditional stick-built homes, allowing residents to gain equity at a lower cost. Properties within the park often feature generous square footage (e.g., over 1700 sq ft for a 3-bedroom, 2-bath home), offering ample living space.

  • Quiet Residential Setting: The park is described by some as a "Great, quiet" place to live, offering a peaceful retreat from more bustling areas. This tranquility can be a significant draw for those seeking a calmer environment.

  • Individual Lot Features: Homes within the park often sit on appealing lots, with features like corner lots, landscaped areas, level ground, and wooded surroundings, providing a pleasant individual living space. Some homes even boast "gorgeous fruit trees."

  • Established Community: As an existing mobile home park, it offers an established neighborhood feel, with residents who have made their homes there for years, potentially fostering a sense of community over time.

  • Convenient Northwood Location: The park's setting in Northwood provides residents with good access to local amenities, including Northwood Meadows State Park for outdoor recreation and proximity to Coe-Brown Northwood Academy. It also offers reasonable access to major routes for commuting to nearby towns and cities.

  • Individual Home Amenities: Many homes within the park come equipped with features like forced air heating (oil), wall unit cooling, and paved driveways. The availability of high-speed internet and cable connectivity is also a modern convenience.

  • Pet-Friendly Policy (with restrictions): For pet owners, the park's policy allowing domestic pets (with limits and rules) is a notable advantage, making it a viable option for those with animal companions.

It is important for prospective residents to also be aware of concerns raised in recent reviews, including significant rate increases under new ownership and reports of inconsistent park maintenance, as these factors directly impact the living experience and overall value.

When considering Mountain View Mobile Home Park, it’s important to note that as a privately owned mobile home park, "Promotions or Special Offers" are typically not advertised in the same way as a retail business. Instead, the park's "offers" are generally tied to the lot fees and the overall value proposition of manufactured home living within its community.

However, current resident feedback suggests that the value proposition regarding pricing has been a significant point of concern. Reviews explicitly mention "New ownership has come in and significantly increased rates over 50% in the last year for existing tenants. For new tenants it has increased over 100% in the past 3 years." While specific past promotions are not publicly detailed, the current pricing structure appears to be a key aspect for consideration.

Potential "offers" or value considerations, albeit impacted by recent changes, might include:

  • Comparative Affordability (Historically): Traditionally, manufactured homes offer a lower entry point into homeownership than stick-built homes. While recent increases are noted, prospective buyers should compare the current overall cost (home purchase plus lot rent) to other housing options in the Northwood area.

  • Included Utilities (Partially): Lot fees typically cover some utilities such as water, sewer, and trash removal, which can represent a saving compared to separate billing for these services in other housing types.

  • Specific Home Features: Individual homes for sale within the park might come with recent upgrades (e.g., renovated interiors, newer heating systems), which could be seen as an added value for a buyer.

Prospective residents are strongly advised to contact the park management directly to obtain the most current and exact lot fee information and to inquire about any specific terms or conditions for new tenants. It is crucial to have a clear understanding of all costs associated with living in the park before making any decisions.

For New Hampshire locals, Mountain View Mobile Home Park in Northwood presents a mixed suitability depending on individual priorities and expectations. For those drawn to the prospect of homeownership at a potentially lower cost than traditional housing, and who appreciate a quiet, rural setting with reasonable access to amenities, the park’s location in Northwood is appealing. It offers the charm of a less-congested area while remaining connected to major routes for work or leisure across the state.

However, based on recent resident feedback, it is crucial for prospective residents to carefully weigh the reported challenges, particularly concerning significant lot rent increases under new ownership and inconsistent park maintenance. While some existing tenants describe the park as "Clean, well maintained," others express concerns about upkeep, responsiveness of management, and timely services like snow removal. This divergence in experiences suggests that new residents should conduct thorough due diligence, including direct communication with management and, if possible, speaking with current residents to understand the current living conditions and financial commitments. Ultimately, for New Hampshire locals, Mountain View Mobile Home Park could be suitable for those who prioritize the geographical location and are prepared to navigate the evolving dynamics under current ownership, ensuring that the community's offerings align with their long-term housing needs and expectations.
