Mountain View Mobile Estates Introduce
Mountain View Mobile Estates is an established manufactured home community located in the King City area of Washington County, Oregon. Nestled near the vibrant communities of Tigard and Sherwood, this park represents a significant housing option for individuals and families seeking an affordable alternative to traditional stick-built homes in the competitive Portland metropolitan area. Manufactured homes within the estate are individually owned, while residents pay a monthly fee for the use of the land, known as lot rent, which typically covers maintenance of common areas and some utilities.
The manufactured home model offers residents the chance to achieve homeownership at a lower price point, often with spacious interiors, which is a major draw in this desirable part of Oregon. Real estate listings frequently show a variety of homes for sale within Mountain View Mobile Estates, ranging from two to four bedrooms and offering generous square footage, making it suitable for diverse household needs. Homes in the community often feature desirable characteristics such as two bathrooms and updated interiors, indicating a pride of ownership among many residents.
It is important for prospective residents to conduct thorough research, as experiences with management and lot rent can vary significantly across manufactured home communities. Some resident reviews have raised serious concerns about annual rent increases and the level of park maintenance provided, suggesting that potential homeowners should clarify all park rules, fee structures (including parking fees), and maintenance responsibilities before committing to a purchase. Understanding the specifics of lot rent increases and the terms of vehicle parking are critical steps for any buyer considering this community.
Mountain View Mobile Estates is situated at **13620 SW Beef Bend Rd UNIT 24, King City, OR 97224, USA**. This address places the community in a highly convenient and rapidly developing area of King City, located on the edge of the larger Tigard area.
The location offers residents excellent accessibility to key Oregon amenities and transportation corridors:
- **King City and Tigard Proximity:** The park is centrally located, offering quick access to the retail, dining, and professional services available in both King City and Tigard. Residents can easily reach grocery stores, healthcare facilities, and golf courses nearby.
- **Greater Portland Access:** The community is positioned for convenient commutes to downtown Portland and other major employment centers in Washington County, such as Beaverton and Hillsboro (home to Intel and Nike). This connectivity makes it a practical choice for working individuals and families.
- **Local Roads and Transportation:** The location on SW Beef Bend Road provides a main artery connection to other major local routes. However, prospective residents should be aware of all parking rules and potential issues with vehicle towing, as noted in some community feedback.
- **Accessibility Feature:** For residents requiring specific accommodations, the community does offer a **Wheelchair accessible parking lot**, which demonstrates a necessary commitment to meeting certain accessibility standards.
As a mobile home park, Mountain View Mobile Estates primarily offers the rental of the lot space (or "pad") upon which a privately owned manufactured home sits. The monthly lot rent fee is generally expected to cover several core services and amenities, though residents must verify which are included versus those they must pay for separately.
The standard services typically associated with manufactured home communities in the King City area include:
- **Lot Space Rental:** Providing a dedicated, legally recorded piece of land for the homeowner's mobile or manufactured home.
- **Infrastructure Utilities:** Ensuring lot access to major utilities. While the park connects the home to the main lines, homeowners are usually responsible for their own metered usage for:- City Water and Sewer Service (Note: Homeowners often pay for their own consumption).
- Electricity and Natural Gas (Paid for separately by the homeowner).

- **Community Maintenance:** Management is typically responsible for maintaining the common areas. This includes:- Road maintenance within the park, which often features paved and curbed streets.
- Maintenance of any shared community facilities.

- **Parking:** Spaces for residents' vehicles are available, though some resident feedback indicates that there may be separate monthly parking fees beyond the standard lot rent and strict towing policies, which warrant direct inquiry.
While specific luxury community features are not widely advertised for the King City location of Mountain View Mobile Estates in public records, the park's primary highlights stem from its residential model and advantageous position in the Tualatin Valley.
Key features of choosing this community include:
- **Affordable Homeownership in a High-Cost Area:** The most significant highlight is the opportunity to purchase a multi-bedroom, multi-bathroom home in Washington County—one of Oregon's most affluent areas—at a fraction of the cost of a site-built home. Sales listings show attractive, well-sized homes selling in the mid-to-high five figures.
- **Established Community:** Mountain View Mobile Estates is a long-standing community, suggesting a stable residential environment that has existed for many years, providing a foundation for neighborhood familiarity.
- **Spacious Homes:** Many homes for sale within the park are large manufactured homes, including models that exceed 1,500 square feet, offering more space than many similarly priced condos or townhouses in the region.
- **Underground Utilities:** A common feature of modern or well-developed manufactured home communities is underground utilities (electric, cable, gas), which contributes to a cleaner aesthetic free from unsightly poles and overhead lines.
- **Proximity to Recreation and Shopping:** The location near Tigard and Sherwood means residents are constantly near premier shopping centers, professional services, and high-quality recreational options, including local golf courses.
For all detailed inquiries regarding purchasing a manufactured home, current lot rent rates, specific rules concerning pets, and the latest information on the community's maintenance schedule and parking policies, contact the management office directly. Verifying all fees in writing before finalizing any home purchase is essential.

Mountain View Mobile Estates is worth choosing primarily for Oregon residents seeking **affordable homeownership** in a prime, high-demand location within the Portland metro area. It provides a pathway to owning a spacious home in the affluent Washington County where conventional housing is often cost-prohibitive. The community's established nature and convenient access to the shopping, schools, and professional hubs of King City and Tigard are undeniable advantages.
However, the decision to choose this community must be approached with caution and due diligence. The most important factor in a mobile home park is the relationship between the homeowner and park management. Prospective residents should thoroughly investigate the history of lot rent increases and all community fees, especially those related to vehicle parking. While the low price of the home itself is attractive, long-term financial stability relies on reasonable, predictable increases in the lot rent. It is recommended that buyers speak with multiple current residents about their experiences with maintenance, fee transparency, and adherence to community rules to ensure the advertised benefits align with the daily reality of living in Mountain View Mobile Estates. A wise choice here involves balancing the highly desirable location and affordable home price against the reported operational challenges.

★ 5★ 4★ 3★ 2★ 1- if I could give it no stars I would. Mr. Brown is the The worst landlord I have ever met. They upped the rent every single year by at minimum $100 and they do absolutely nothing for the upkeep of the park. Just imagine paying a $2500 mortgage payment, and then paying $1200 rent For the space you’re on. But don’t forget you also have to pay $50 just to park. Do yourself a favor and don’t move here. - Unrightfully tow cars. Had a permit, was no sign saying no parking, was parallel parked correctly. March 07 · Alex Barnes
- I lived in this park for 9 years and couldn't wait to save up enough money to get out. I've never known a park owner to just collect rent and do nothing else. And I mean nothing else. The only screening that was evident to us tenants was can you pay the space rent? If you can, you can live here. There were plenty of empty spaces that got all overgrown, some of us tried to keep the park looking nice, we tried to keep the noise levels down in the park, we tried to keep the free-running barking dog population down, but it was like fighting an uphill battle. Also, there are huge power lines running parallel to this park and we all know how that can affect overall health. Like I wrote above, I couldn't wait to save up enough money to get out, and the moment I saved up enough I got out and I'm very glad I did. October 05 · Toby Chicago
- We had a great time everybody was just so nice! This is one of those trailer places that doesn't have the trailer trash section. Just a bunch of real nice folks! If you ask me May 12 · Gregory Bacon
- Really nice drive all the way to the other side of town over the mountain and Mountain View Estates is always clean, but seems to be a little bit of a problem with the parking on the wrong side of the road i have noticed alot of landscaping business with big trucks with trailers tho . but always fun to see the old stomping grounds and the friends.
