Monte Vista Introduce
Welcome to Monte Vista Manufactured Home Community, an established and respected residential park located in the heart of Taylorsville, Utah. For over five decades since its founding in 1973, Monte Vista has proudly maintained its reputation as "A Nice Place to Live," offering a tranquil, age-restricted environment for residents aged 55 and older. This community provides a vital, affordable housing option for senior citizens across the Salt Lake Valley who are seeking the benefits of homeownership without the intense costs of traditional retirement communities.
The community's primary appeal lies in its quiet atmosphere and generally well-maintained appearance, with residents noting that the homes here are often "much nicer than the average mobile home park." The age restriction creates a distinct, peaceful neighborhood feel that is highly valued by its senior residents. New or prospective residents often find the community a refreshing alternative, blending the convenience of Salt Lake County living with a serene and neighborly atmosphere.
However, like many mobile home parks nationwide, Monte Vista has recently faced significant challenges related to corporate ownership changes. Public feedback indicates that the community was sold to an investment company focused on profit generation, which has led to substantial increases in lot fees and the introduction of charges for services like water. For a community predominantly composed of senior citizens on fixed incomes, these actions have been described by residents as "cruel," effectively holding them "hostage" due to the difficulty of selling their homes at a reasonable price when lot fees are rapidly escalating.
These serious financial pressures are a critical factor for any Utah resident considering moving to or buying a home within Monte Vista. While the physical environment is appealing and tranquil, potential residents must thoroughly investigate the current lot fee structure, the historical rate of fee increases, and the details of utility charges to ensure the long-term affordability aligns with their fixed-income budgets. It is essential to understand that while one owns the home, the land is leased, and the cost of that lease can change significantly at the park owner's discretion, impacting the community's overall value proposition.

- Maintenance on Common Areas: While individual homeowners are responsible for their home and lot, the park is responsible for the maintenance and upkeep of all common areas, streets, and shared amenities.
### Features / Highlights
Monte Vista's appeal is rooted in its environment and amenities that enhance the retirement experience for its senior residents.
- Age-Restricted (55+): This is the defining feature, creating a naturally quiet and mature community environment, which is frequently cited as a major positive by residents. A notable exception is made for caregivers who may be under the age of 55 but live with a resident.

- Scenic Location: The beautiful mountain views serve as a constant highlight, connecting residents with the natural beauty that defines the Utah landscape.
- Accessibility: The provision of a Wheelchair Accessible Entrance and Wheelchair Accessible Parking Lot ensures that the park is designed for the comfort and safety of its senior population.

### What is Worth Choosing
For senior citizens on a fixed income in the Salt Lake Valley, what is worth choosing at Monte Vista is the unique combination of an age-restricted, peaceful community and an affordable path to homeownership. The quiet, well-maintained neighborhood provides a highly desirable lifestyle for those over 55, complete with beautiful mountain views and excellent access to Taylorsville's amenities, all contributing to a high quality of life. The community's long-standing history as "A Nice Place to Live" speaks to the value of the environment itself.
However, the value proposition requires careful consideration of the reported financial volatility. Potential residents must balance the undeniable lifestyle benefits—the quiet, the community's nice homes, and the central location—with the risk of significant annual increases in lot fees and new utility charges imposed by current corporate ownership. For those who prioritize a peaceful, dedicated senior environment in a prime Utah location, Monte Vista remains a strong option, provided they enter with a full understanding of the current financial climate and its potential impact on long-term fixed budgets. It is a choice for those who value the community's quiet atmosphere and appearance above all, but who must also plan for ongoing, substantial increases in monthly housing expenses.

★ 5★ 4★ 3★ 2★ 1They sold the community to one of those mobile home investment companies who's only concern is to turn a profit. They have raised their lot fees a few hundred dollars over the last few years and have started to charge their residents for water. For a 55 and older community that is chocked full of senior citizens on a fixed income, the increases that they are charging to increase their profits is cruel. Their residents are held hostage knowing that they can either give up their home (cuz what new buyer wants to purchase at a place that raises the lot fee hundreds of dollars each year) and ruin their credit or pay the higher lot fees.
August 19 · adrian diazMy mom lives here and it's a quiet nice community. These homes are much nicer than the average mobile home park. This is a 55 and older community. So that's one reason it's a lot more quiet than most neighborhoods
October 09 · Michelle McAllisterIt's a cute little 55+ mobile home park. All the trailers are cleaned up and well kept. The trailer designs are also super cute and you don't have to worry about if anyone in the neighborhood is up to illigal activities.
July 19 · Allyssa ValdezI’ve had the pleasure of living in the Monte Vista Manufactured Home Community for over five years. It’s a beautiful 55+ community in a park like setting, and it’s impeccably maintained, quiet, friendly, and very well managed. It’s a wonderful place to call home.
February 17 · Definitely MeI was excited to live there until l met Shelley ! She addressed my real estate agent 90 % of the time, l was the prospective buyer. Shelly turned down my application because my SS income wasn't good enough for her, even though l recently sold my larger home the proceeds from the sale 200 k along with my SS income wasn't good enough for her. She was very cold in her demener and l got the feeling she is prejudiced has ill feelings toward spanish people, because l still use my ex husband's last name she gave this impression.
