Mobile Village Introduce
For Minnesotans seeking housing in the Hermantown or Duluth area, it is critical to be aware of the current situation regarding Mobile Village, a manufactured home park located at 4941 Sarah Ln, Hermantown, MN 55811. Recent public information and customer reviews indicate that this park is facing significant challenges, including widespread disrepair, code violations, and an impending closure.
Unlike typical informational articles that might promote a local business, the available data for Mobile Village necessitates a different approach. The primary purpose of this article is to inform potential residents in Minnesota about the serious concerns surrounding this property, based on verified public records and firsthand accounts from current and past residents. This information is crucial for anyone considering housing options in the region.
Recent reports from city officials, news outlets, and resident testimonies reveal that a significant portion of the trailers at Mobile Village (also referred to as Maple Fields in some reports) have been deemed unfit for human habitation due to various issues, including lack of essential services, structural problems, and health hazards. Furthermore, the owner, "Elevated Management," has stated an intention to close the park due to an inability to bring it up to city requirements, leading to eviction notices for residents.
Given these severe circumstances, this article will primarily serve as a critical advisory for local users in Minnesota, emphasizing that Mobile Village is currently unsuitable for new tenancy or home purchases. We will present the factual information available to ensure transparency and assist individuals in making informed housing decisions.
Mobile Village is located at 4941 Sarah Ln, Hermantown, MN 55811, USA. Hermantown is a suburb of Duluth, offering proximity to the city's amenities while maintaining a distinct community identity. The park's address on Sarah Lane places it within the residential fabric of Hermantown.
From a purely geographical standpoint, the location provides relatively easy access to Duluth's major thoroughfares and attractions. Residents would typically have a short drive to reach downtown Duluth, Canal Park, shopping centers, medical facilities, and the diverse recreational opportunities that the Northland offers, including Lake Superior access, hiking trails, and Spirit Mountain.
However, it is crucial to note that while the geographical location offers convenience to the broader Hermantown and Duluth areas, access within the park itself has been heavily criticized in public reviews. Reports mention roads and avenues "full of gaping potholes," which would severely impact the accessibility and navigability for residents and their vehicles. This internal accessibility issue is a significant concern that overrides the general external geographical convenience.
Therefore, while the park's location in Hermantown typically implies good access to regional amenities, the reported internal infrastructure issues significantly diminish the practical accessibility and quality of life for residents within the park itself.
Based on resident reviews and public reports, the services offered at Mobile Village have been severely deficient and are a major point of concern for the residents. While a mobile home park is expected to provide and maintain essential utilities and common infrastructure, the provided information indicates a failure in these areas.
Common services expected in a functional mobile home park in Minnesota would include:
- Maintained Utility Hookups: Reliable access to water, sewer, and electrical connections. However, reviews mention "frozen, busted waterlines and pipes in winter," "main waterline breaks down every year," and lack of heat tape.
- Road Maintenance: Well-maintained internal roads and avenues. Reviews explicitly state "the road driving into the park and its avenues are full of gaping potholes."
- General Property Maintenance: Upkeep of common areas, ensuring a safe and clean environment. Reviews describe the property as "run down" and "maintenance is asleep at the wheel."
- Responsive Management and Maintenance Staff: Adequate staffing to address repairs and resident concerns in a timely manner. Reviews indicate "not enough maintenance staff, maybe one person?" and "if repair happens, you will wait an eternity."
- Safety Compliance: Ensuring homes and common areas meet safety standards, including functioning smoke detectors. A review states, "Had to beg for smoke detectors to be installed, when that didn't happen, my son had to buy his own."
It is important to emphasize that based on the provided data, the expected services that are fundamental to safe and habitable mobile home park living appear to be severely lacking or entirely absent at Mobile Village. Reports of homes being "condemned for unsuitable living" further underscore the critical deficiencies in services and maintenance.
Based on the provided information and public reports, the features and highlights of Mobile Village are primarily negative and indicate significant issues regarding the living conditions and management. While an ideal mobile home park would boast positive features, the available data necessitates a focus on the documented problems.
Key reported "features" (in a detrimental sense) include:
- Extensive Disrepair and Unsuitable Living Conditions: Multiple reviews and public reports confirm that many trailer homes are "run down," with "broken subflooring," "rat/mouse infestation," and units being "condemned for unsuitable living." Some units reportedly had "no running water," "caving in floors," and "unpermitted work."
- Inadequate Maintenance: There is a severe lack of adequate and timely maintenance. Issues like "frozen, busted waterlines and pipes in winter" and a "main waterline breaks down every year" indicate systemic failures in basic infrastructure upkeep.
- Poor Road Conditions: The internal roads and avenues are described as being "full of gaping potholes," creating hazardous driving conditions for residents.
- Unresponsive Management and Staffing Shortages: Reviews highlight a management ("Elevated Management") that is "more interested in making money than repairs" and "don't care about repairs." There is a perceived "lack of experience" in the minimal maintenance staff.
- Retaliation Against Residents: One detailed review alleges that new management "started to retaliate against me," releasing private information and leading to confrontation for reporting issues. This suggests a hostile environment for residents attempting to exercise their rights.
- Impending Closure and Evictions: Public records indicate that the park is facing closure due to its inability to meet city requirements, with residents receiving eviction notices. This creates extreme instability and distress for the community.
Given these severe and widely reported issues, it is evident that Mobile Village does not currently offer the features or living conditions that would be considered highlights for prospective residents. Instead, the reported issues serve as critical warnings.
Given the dire circumstances and public reports surrounding Mobile Village, including the condemnation of units and the park's impending closure, it is highly improbable that any promotions or special offers are currently available for new residents.
In fact, the current situation is characterized by the opposite of promotions for new tenants:
- Eviction Notices: Residents are reportedly receiving eviction notices as the owner plans to close the park due to an inability to meet city requirements for habitable living conditions.
- Offers to Move Out: The owner, "Elevated Management," has reportedly been offering residents payments (e.g., equivalent to a security deposit or a month's rent) and assistance with hotel rooms or housing lists, but this is an effort to facilitate park closure and resident relocation, not an incentive for new tenancy.
Any attempt to promote new leases or home purchases at Mobile Village would contradict the documented conditions and the park's current legal and operational status. Therefore, prospective residents in Minnesota should assume that there are no active promotions for new residency at this time, and instead focus on the critical information regarding its closure and habitability issues.
Given the severe and ongoing issues at Mobile Village, including reported code violations, condemnation of units, and the park's impending closure, contacting the park directly for a new tenancy is not advisable at this time. However, for those who may have specific needs related to past residency or ongoing legal matters, the publicly available contact information is:
Address: 4941 Sarah Ln, Hermantown, MN 55811, USA
Phone: (218) 729-7311
Mobile Phone: +1 218-729-7311
Prospective residents looking for mobile home living in the Hermantown/Duluth area should instead seek out alternative housing options and contact other reputable mobile home parks or housing resources. For information regarding tenant rights or the park's legal status, it would be more appropriate to contact the Hermantown city authorities, the Minnesota Attorney General's office, or local tenant advocacy groups.
For Minnesotans seeking housing, particularly within the affordable manufactured home sector in the Hermantown or Duluth area, it is imperative to understand that Mobile Village is currently unsuitable for new tenancy or home purchases. The information available through public records, news reports, and resident testimonials paints a clear picture of a community in crisis, actively facing closure and severe habitability issues.
The most critical reason for its unsuitability is the widespread condemnation of units and numerous code violations. Reports of homes deemed "unfit for human habitation" due to issues like "broken subflooring," "rat/mouse infestation," "no running water," "frozen, busted waterlines," and lack of proper safety measures (like smoke detectors) indicate a profound failure to provide safe and healthy living conditions. For any local seeking a stable and secure home, these conditions are a fundamental deterrent.
Furthermore, the park's management, "Elevated Management," has openly stated an inability to make the necessary repairs to meet city requirements, leading to their decision to close the park. This has resulted in eviction notices being served to residents, creating immense instability and stress for the existing community. For a new resident, moving into a park with an uncertain future and active closure proceedings would be a highly risky and potentially detrimental decision, leading to immediate housing insecurity.
The reported lack of maintenance, including severely potholed roads and unresponsive repair services, further diminishes any potential appeal. A home, even a manufactured one, requires a functional and well-maintained environment to be truly livable. The alleged retaliation against residents who reported issues also points to a difficult and potentially hostile landlord-tenant relationship, which is a significant concern for anyone considering moving in.
In conclusion, while the concept of affordable mobile home living in Hermantown might be attractive, the current documented state of Mobile Village renders it an unsuitable option for new residents. Minnesotans looking for housing in this area are strongly advised to explore other manufactured home communities or rental options that can provide safe, stable, and well-maintained living environments. The focus at Mobile Village is currently on the safe relocation of its existing residents due to the park's deteriorating conditions and impending closure.

Mobile Village Reviews
I don't know where to begin, run down, maintenance is asleep at the wheel, broken subflooring, rat/mouse infestation, my son moved in seven years ago, when original owner owned the park, they are now on second management since then. "Elevated management" a firm from the south central minn. Doubt they examined the park before purchasing. They don't care about repairs, if repair happens, you will wait an eternity. Not enough maintenance staff, maybe one person? What I saw from his work, he is lacking experience. Spoke to the owner several times (my son has high functioning disability) whom lives there. This company "Elevated Management" seems more interested in making money than repairs and the people who live there. Also-the road driving into the park and its avenues are full of gaping potholes. Had to beg for smoke detectors to be installed, when that didn't happen, my son had to buy his own. Frozen, busted waterlines and pipes in winter, owner declined heat tape, two winters now. We are now looking for a newer apartment for him. Their main waterline breaks down every year having to be fixed. The "Elevated management" joined as a member to the Hermantown chamber of Commerce! These nut job's are slumlords at best. If I could give this place one quarter of one star review I would.
