Mission Valley Oaks is conveniently located at 12367 4th St, Yucaipa, CA 92399, USA. Yucaipa is a charming city nestled in the foothills of the San Bernardino Mountains, offering a more rural and laid-back atmosphere compared to some of the more bustling urban centers in Southern California. Despite its serene setting, Yucaipa provides a good balance of natural beauty and essential urban conveniences.
The park's address on 4th Street places it within easy reach of Yucaipa's local amenities. For regional accessibility, Yucaipa is well-connected by major roadways. The nearby Interstate 10 freeway provides a direct route to larger cities in the Inland Empire such as San Bernardino and Riverside, as well as extending further west towards Los Angeles and east towards Palm Springs. This connectivity is crucial for those who commute for work, visit family, or enjoy exploring the broader Southern California landscape, from the mountains to the deserts. The surrounding natural environment also offers opportunities for outdoor activities like hiking and exploring the scenic beauty of the region. The combination of local convenience and regional accessibility makes Mission Valley Oaks a practical location for mobile home living in a picturesque Southern California setting.
Based on resident feedback, Mission Valley Oaks offers a range of services and amenities typical of a mobile home park, though some aspects have received mixed reviews. It's important for prospective residents to consider these points when evaluating the community.
- Residential Lots: The primary service is providing spaces for mobile homes, complete with necessary utility hookups (electricity, water, sewer), essential for a residential community.
- Swimming Pool: The park includes a pool, though it is described as "very small." While providing a recreational option, its size may impact usability during peak times.
- Basic Amenities: General amenities are available, although a resident's comment on "amenities are poor" suggests that their condition or variety might be limited compared to expectations. This could refer to communal facilities, laundry rooms, or recreational areas.
- On-Site Management: The presence of an "onsite manager" named John, who is described as "nice," indicates that there is direct management available to residents to address concerns, although broader management issues were raised in reviews.
- Community Events/Traditions (with noted issues): A mention of "annual Christmas cookies" suggests that the park attempts to foster some community spirit through events or traditions, even if specific instances of these have been a source of resident dissatisfaction.
It's worth noting that the review mentioning "Arby's" is clearly irrelevant to the mobile home park itself and likely a misposted review, not reflective of park services. The primary services revolve around the provision of mobile home spaces and some shared recreational/communal facilities.
Mission Valley Oaks, located in Yucaipa, California, has several features and highlights that define the living experience within its community, alongside some areas that have drawn critical feedback from residents.

- Swimming Pool: A "very small pool" is available as a recreational amenity. While its size may be a limitation, it still offers a place for residents to cool off and enjoy leisure time, particularly during warmer months.
- Community Events (Attempted): The mention of "annual Christmas cookies" suggests attempts to organize community traditions or events, aiming to foster a sense of togetherness among residents, despite recent criticisms regarding their execution.
- Specific Local Pricing Context: A starting rent of "$800.00" provides a factual baseline for prospective residents to consider when evaluating affordability within the Yucaipa housing market. This figure is a critical piece of information for budgeting.
- Located in Yucaipa, CA: The park's location in Yucaipa offers residents a quieter, more suburban or semi-rural lifestyle compared to larger cities, with access to the natural beauty of the San Bernardino foothills.
It's important to acknowledge that some resident feedback points to "poor management," "very rude" interactions, and dissatisfaction with "poor amenities," and "petty" actions. These aspects are critical for prospective residents to consider as they reflect on the overall living environment and management style. The note about Arby's is irrelevant and does not pertain to the park's features.

Mission Valley Oaks Reviews
Poor management. They are very rude and have no respect for people with mental issues. Rent is high for what we get. Very small pool, amenities are poor. It is Christmas time and the owner and Toni decided that my family did not deserve our annual Christmas cookies. They are petty! They are so cheap that they give the round tin of Christmas cookies that cost $2.99. John the onsite manger is nice. Don’t move here, rent starts at $800.00.
