There is never anyone in the office. They don't know how to handle their repairs in a timely manner.... leaving you at risk of having to move because it's not "live able". My inspector has been trying to get me to move for the last five years and I should have listened. I have never dealt with such a stressful rental experience in my life!! I had to remind them about repairs and submitting proof of the repairs. They didn't even have the list of repairs that was sent out to them. So I had to provide that too....on top of work and being a single mom to a child with a medical condition. I'm just a tenant and I'm not on your payroll. You guys need some serious management seminars before you even talk to people like you do. I would not recommend renting from them. It's a no star for me. You guys are terrible. It took me 6 years to get new carpet. The shit was literally sticking to my feet and was nasty when I moved in. Everything is outdated. Cupboards falling apart and my new one was just a piece of wood you measured and cut. I have told you guys multiple times about cats getting inside my vent and having babies. Not one person has crawled underneath my trailer and fixed it. What a waste of my gas right?? And to have the nerve to try to play with my money. I will print everything off and take you guys to court. Talking about everything that was sent to you up until the 24th is yours. No any April payment I sent out was for March and you are no longer my landlord. You're a thief. Your dad would be ashamed of you. - Jessica Evenson
Minnesota Lake Overview Intro Photos Location Reviews

Minnesota Lake Introduce

For many Michiganders seeking housing in Port Huron, manufactured home communities, often referred to as mobile home parks, can be a consideration. These communities sometimes present an alternative to traditional rental apartments or homeownership, offering a different lifestyle and price point. Minnesota Lake Mobile Home Park in Port Huron, Michigan, is one such community that might appear in a local housing search. When evaluating any potential living situation, it's essential for prospective residents to gather a comprehensive understanding of what a community offers, including both its perceived benefits and the experiences of current or past residents.

The decision to move into a manufactured home park involves considering various factors beyond just the cost of a unit or lot rent. The quality of management, the responsiveness to repairs, the overall safety of the environment, and the condition of the infrastructure are all critical elements that contribute to a resident's daily life. For those in Port Huron and the surrounding Michigan area, delving into the specifics of Minnesota Lake Mobile Home Park's location, its stated services, and the direct, often stark, feedback from current residents will provide a more complete picture of what it might be like to call this community home. This informed approach is vital for making a housing choice that aligns with individual and family needs.

Location and Accessibility

Minnesota Lake Mobile Home Park is located at 1219 Minnesota Rd, Port Huron, MI 48060, USA. This address places it within the city of Port Huron, Michigan, a community in St. Clair County known for its proximity to Lake Huron and the St. Clair River, and its historic downtown area.

The park is situated on Minnesota Road, which is a local thoroughfare in Port Huron. From a general geographic standpoint, this location offers residents access to various city amenities. Port Huron provides a range of shopping centers, grocery stores, dining options, and public services that are typically accessible by car within a reasonable distance. Educational institutions within the Port Huron Area School District would also be available to residents' children. Recreational opportunities abound in the Port Huron area, including parks, the St. Clair Riverwalk, and access to the Great Lakes.

However, based on resident reviews, the accessibility and condition of the park's internal infrastructure are significant concerns. While the address places it within Port Huron, the actual "liveability" of the location is heavily impacted by the reported state of the property. The overall accessibility of the park for daily living, including the ability to receive timely repairs and a safe environment, seems to be a major issue for current residents.

Services Offered

Based on direct and highly critical resident reviews, the services offered by Minnesota Lake Mobile Home Park appear to be severely lacking in execution and responsiveness. While a mobile home park is expected to provide certain fundamental services for its residents, the feedback indicates a significant failure in delivering these effectively.

  • On-Site Office/Management: Residents report that "There is never anyone in the office." This suggests a significant lack of direct accessibility to management for addressing concerns or making payments. This issue is foundational to receiving any other services.

  • Repairs and Maintenance: This is the most heavily criticized area. Residents explicitly state that management "don't know how to handle their repairs in a timely manner," leading to homes being "not 'live able'." One resident had to remind them about repairs for six years, including getting new carpet that was "nasty" when they moved in. Issues like "cupboards falling apart" and vents allowing "cats getting inside... and having babies" are reported as unfixed despite multiple complaints. The general sentiment is that management fails to "do their job" regarding property upkeep and essential repairs.

  • Record Keeping and Communication: A resident had to "remind them about repairs and submitting proof of the repairs" and even "provide that too" because management "didn't even have the list of repairs that was sent out to them." This highlights a severe lack of organization and communication from management, placing undue burden on tenants to track and prove their requests.

  • Rent/Payment Processing: A resident accuses management of trying "to play with my money" and being a "thief," specifically mentioning issues with April payments and landlord status after moving. This indicates potential problems with financial transparency and integrity.

  • Property Upkeep: The overall impression is that "Everything is outdated," with components like a "new one" for a cupboard being "just a piece of wood you measured and cut," suggesting substandard repairs and a general lack of investment in property modernization.

It is crucial for any prospective resident to understand that the stated services of a mobile home park, such as maintenance and accessible management, are reportedly not being consistently or effectively provided at Minnesota Lake Mobile Home Park, according to multiple resident accounts.

Features / Highlights

Based on the provided customer reviews, Minnesota Lake Mobile Home Park in Port Huron presents a challenging living environment with very few positive features highlighted by residents. The feedback predominantly focuses on severe deficiencies, particularly concerning management, safety, and property conditions.

Therefore, instead of traditional "highlights," it is essential to present the "features" of this community as experienced and reported by its residents, which are largely negative.

  • Lack of Management Presence: A prominent "feature" is that "There is never anyone in the office." This indicates an extreme lack of accessible on-site management, which is fundamental for any community.

  • Unresponsive Maintenance: Residents report that management "don't know how to handle their repairs in a timely manner." Issues, even severe ones like "cats getting inside my vent and having babies," remain unaddressed for extended periods. This suggests a significant failing in basic property maintenance.

  • Substandard Home Conditions: Homes are described as "outdated" with "cupboards falling apart." Even "new" repairs are reportedly of poor quality, such as a "new one" for a cupboard being "just a piece of wood you measured and cut." This implies a lack of investment in the quality of the living units.

  • Safety and Security Concerns (Especially for Children): This is a critical and deeply disturbing reported feature. Residents explicitly warn, "If you have children DO NOT NOT NOT NOT NOT MOVE THERE!!!" due to the presence of "2 gangs here," one "high school aged" and one "middle/elementary school kids." Children reportedly "can no longer leave our yard without fear of being jumped all," and one child was "threatened to be set on fire by a child as he has a gas container in his hands." Law enforcement reportedly encountered uncooperative parents in response to these serious threats.

  • Financial Irregularities (Alleged): A resident directly accuses management of being a "thief" and trying "to play with my money," referencing issues with payment tracking. This highlights serious concerns about financial transparency and trust.

These reported "features" paint a grim picture of the living conditions and management at Minnesota Lake Mobile Home Park, and are crucial for any prospective resident to consider.

Promotions or Special Offers

Based on the highly negative and critical nature of the provided customer reviews, there is absolutely no public information or indication of any promotions or special offers being extended by Minnesota Lake Mobile Home Park. The overwhelming feedback from residents focuses on severe issues regarding management, maintenance, safety, and financial practices, rather than any incentives for new residents.

Given the dire descriptions of living conditions, unaddressed repairs, and allegations of financial misconduct and safety concerns, it is highly unlikely that any promotions would be considered a significant factor by prospective residents. The primary concerns would be the fundamental habitability and safety of the environment.

Prospective residents are strongly advised that their primary focus should be on thoroughly investigating the myriad issues reported by current tenants, rather than looking for any financial incentives. There is no information to suggest that Minnesota Lake Mobile Home Park is currently offering any promotions or special offers to attract new residents, nor would such offers likely outweigh the serious concerns raised by current residents.

Conclusion: Why this place is suitable for locals

For Michiganders in the Port Huron area considering a manufactured home community, it is essential to approach Minnesota Lake Mobile Home Park with extreme caution and a full understanding of the dire conditions reported by current and former residents. Based on the provided feedback, it is difficult to identify reasons why this place would be suitable for locals, as the overwhelming sentiment points to significant and systemic problems.

The most pressing concerns that directly impact the suitability for any local resident include:

  • Unsafe Living Environment: The explicit warnings, "If you have children DO NOT NOT NOT NOT NOT MOVE THERE!!!", due to the presence of "2 gangs" and credible threats of violence, including children being "threatened to be set on fire," make the park appear fundamentally unsafe, particularly for families. No community, regardless of affordability, should compromise the safety of its residents, especially children.

  • Negligent Management and Maintenance: Residents report an extreme lack of management presence ("There is never anyone in the office") and an inability to handle "repairs in a timely manner," leading to "not 'live able'" conditions. Issues, some unaddressed for years (like six years for new carpet or cats in vents), demonstrate a severe failure in basic property management and tenant support. The accusation of management being a "thief" and "playing with my money" further erodes trust and financial security.

  • Substandard Housing Quality: Descriptions of "outdated" units, "cupboards falling apart," and poor-quality repairs indicate a lack of investment in the integrity and habitability of the homes themselves. This suggests that any apparent initial affordability may quickly be offset by living in a state of disrepair.

  • Stressful and Unresponsive Environment: The repeated need for tenants to "remind them about repairs and submitting proof" on top of personal responsibilities highlights an incredibly stressful and unsupportive living situation. A management that requires tenants to perform their administrative duties is indicative of severe dysfunction.

While the geographic location in Port Huron offers proximity to city amenities, the reported internal conditions and management practices at Minnesota Lake Mobile Home Park render these locational advantages almost moot. For any Michigan local seeking a stable, safe, and well-managed home environment, the overwhelming evidence from resident reviews suggests that Minnesota Lake Mobile Home Park would not be a suitable choice. It is crucial for locals to heed these warnings and thoroughly investigate alternative housing options that prioritize resident safety, well-being, and proper management.
