Melwood Mobile Home Park

9115 Marlboro Pike, Upper Marlboro, MD 20772, USA

3.0
I like it here. Nice and clean. No riff-raff. Good management. Good neighbors -- I like knowing my neighbors. And it's a great size. Only complaint is there seems to be an anti-cat atmosphere prevailing unnecessarily due to uninformed opinions which creates much stress among alot of us elderly folks who look after these poor animals... People unaware of other wildlife that are nocturnal and unseen while they're sleeping, who create alot of problems, i.e., skunk, raccoons, wolf, fox, deer, coyote (yes), opposums, dogs, moles, voles, rats, mice, snakes... To name a few... And some of which our beloved CATS eat, chase, Kill. So enough said. Thanx for your time. - Joy DarkSunshine

Services Offered

Melwood Mobile Home Park, as a manufactured home community, primarily offers foundational services related to lot leasing and the general maintenance of communal infrastructure. While precise details about every service are not explicitly stated in the public reviews, we can infer common offerings for such communities, alongside specific mentions from resident feedback.

  • Lot Leasing: The core service is the lease of individual home sites. Residents typically own their manufactured homes and pay a monthly lot rent to Melwood Mobile Home Park management for the use of the land and access to park facilities. Public records indicate that a monthly lot rent is "currently $850 per month which covers trash, water, sewer and there are no monthly taxes." This is a significant detail, as these utilities being included can simplify budgeting for residents.
  • Utility Provision (Water, Sewer, Trash): As per available information, water, sewer, and trash removal are covered by the monthly lot rent. This is a considerable convenience, as residents do not need to manage separate bills for these essential services.
  • Community Management: The park has a management team responsible for overseeing operations and enforcing community rules. One positive review explicitly states "Good management," suggesting a positive experience for some residents in their interactions with the park's administration. However, another review heavily criticizes management, stating "Rules change like the weather and applied certain days of the week to certain people" and describing the owner as "Too preoccupied with trivialities while more critical neighborhood issues run amuck & critical complaints are ignored." This indicates a polarized view of management effectiveness and fairness.
  • Infrastructure Maintenance: Management is responsible for the maintenance of common areas within the park, which typically includes internal roads, and general upkeep of shared spaces. While one review praises the park as "Nice and clean," another highlights issues like "no off-street parking," which could suggest limitations in parking infrastructure or enforcement.

It is important for prospective Maryland residents to understand these contrasting views on services and management. Direct inquiry and, if possible, speaking with current residents are highly recommended to gain a comprehensive understanding of the day-to-day reality of services and management responsiveness at Melwood Mobile Home Park.

Features / Highlights

Melwood Mobile Home Park presents a mixed bag of features and highlights, as reflected in the contrasting resident reviews. While some aspects are highly praised, others raise significant concerns that prospective Maryland residents should be aware of.

  • Clean and Well-Maintained (Positive View): One prominent highlight from a positive review is that the park is described as "Nice and clean." This suggests that at least some residents find the community's overall appearance and upkeep to be satisfactory, contributing to a pleasant living environment.
  • Good Management (Positive View, but Contradicted): A reviewer states, "Good management," which for some residents, implies that administrative aspects such as rule enforcement, responsiveness to issues, and general oversight are handled effectively. However, this is directly contradicted by another review.
  • Good Neighbors / Community Feel (Positive View): The positive review highlights "Good neighbors -- I like knowing my neighbors." This suggests a friendly and connected community atmosphere, where residents feel comfortable and engaged with those around them, which is a significant draw for many seeking a sense of belonging.
  • Inclusive Lot Rent (Water, Sewer, Trash): A notable practical feature is that the monthly lot rent, reported at $850, "covers trash, water, sewer and there are no monthly taxes." This simplifies budgeting for residents by consolidating several essential living costs into a single payment.
  • Proximity to Local Amenities: Located on Marlboro Pike in Upper Marlboro, the park offers convenient access to local shops, services, and dining options within Prince George's County. Its strategic position also provides reasonable access to the broader Washington D.C. metropolitan area, including employment centers and cultural attractions.

However, it is critically important to present the significant and severe negative highlights/concerns raised by the opposing review:

  • Inconsistent and Unfair Rule Application: A major complaint is that "Rules change like the weather and applied certain days of the week to certain people." This indicates a lack of consistent and fair rule enforcement, which can lead to frustration and a sense of inequity among residents.
  • Perceived Negative Management Conduct: The review describes the owner as "Retired OCD...travel from her home 30 miles away to circle the Park & spy. Too preoccupied with trivialities while more critical neighborhood issues run amuck & critical complaints are ignored." This paints a picture of intrusive management focused on minor issues while neglecting more serious concerns.
  • Reported Illicit Activities: The mention of "illicit activities" is a serious concern, directly impacting the safety and security of the community. This contradicts the "No riff-raff" claim in the positive review and suggests potential issues with crime or unsavory behavior within the park.
  • Lack of Amenities & Infrastructure Issues: The review highlights "no rental office, no sidewalk, no playground, no off-street parking." These missing amenities and infrastructure problems, particularly the lack of sidewalks and parking, can significantly impact daily life, safety, and convenience for residents.
  • Concerns about Child Supervision and Respect for Private Property: "No children supervision, no respect for private property" points to potential issues with disorder, property damage, and a lack of accountability within the community, especially concerning younger residents.
  • Presence of Ex-Con Residents: The mention of "ex-con residents" might raise security concerns for some prospective residents, although it's important to note that individuals with past convictions have the right to housing and can be law-abiding neighbors. However, for a community description, it's a piece of feedback provided by a resident.
  • Demographic Concerns ("95% Jehovah Witnesses"): While not inherently negative, the comment "95% Jehovah Witnesses" points to a potentially highly homogenous community, which might be a feature some residents seek or avoid, depending on their preferences for diversity.

Given these starkly contrasting reviews, Melwood Mobile Home Park presents a complex picture. Its features could appeal to those seeking affordability and a close-knit neighborhood, but the serious criticisms regarding management, safety, and lack of basic amenities demand thorough personal investigation by any prospective Maryland resident.

Promotions or Special Offers

Based on the publicly available information and the nature of the reviews provided for Melwood Mobile Home Park, there are no specific, actively advertised promotions or special offers directly from the park management. Manufactured home communities typically operate on a model where residents own their homes and lease the land, meaning direct incentives often come from individual home sellers within the park or through third-party financing options rather than broad, park-wide promotions.

The resident reviews focus on the living experience and park management, without mentioning any promotional activities or special offers for new residents. This suggests that such offers are not a primary component of the park's public presentation or marketing.

While there are no specific, widely publicized deals for new residents from the park itself, prospective Marylanders exploring housing at Melwood Mobile Home Park might encounter opportunities through other channels. These could include:

  • New Home Purchase Incentives: If purchasing a brand-new manufactured home to be placed within the park, the manufactured home dealer (which may or may not be directly affiliated with the park management) might offer incentives. These could include a discount on the home's price, a period of reduced lot rent, or an appliance package. Such offers would typically be negotiated directly with the home dealer.
  • Financing Assistance: Lenders specializing in manufactured home financing may have various loan products or terms that make purchasing a home more accessible for qualified buyers. While not a direct park promotion, these can significantly impact the overall affordability of living in the community.
  • Private Seller Concessions: If purchasing an existing home from a private seller within Melwood Mobile Home Park, the seller might be open to negotiating the price or offering other concessions to facilitate a sale. This would be a private transaction between the buyer and seller.

It is paramount for any Marylander considering Melwood Mobile Home Park to directly contact the park management to inquire about the most current information regarding lot rent, any potential fees, and the availability of homes. Given the strong criticisms in one review regarding management practices, rule changes, illicit activities, and lack of amenities, it is absolutely essential to ask direct and pointed questions about how the park addresses these serious concerns to ensure resident safety, fair rule application, and a satisfactory living environment.

Always ensure that any agreements, financial terms, or promises are clearly documented in writing before making any commitments. Direct communication with the park office is the most reliable way to get up-to-date and accurate information on any available opportunities or conditions within the community.

Contact Information

For those interested in learning more about Melwood Mobile Home Park, inquiring about current availability, or speaking with the management, the primary contact information is as follows:

  • Address: 9115 Marlboro Pike, Upper Marlboro, MD 20772, USA
  • Phone: While the provided phone numbers for the park directly are (540) 710-6115 and +1 540-710-6115 (which appear to be Virginia numbers and might be incorrect for this Maryland location), other sources indicate contact information for "Melwood Inc." which might be the managing entity. These numbers include:
    • General Melwood Inc. Contact: (301) 599-8000 (as per melwood.org)
    • Another listed Melwood phone: (703) 299-3249
It is highly recommended that prospective residents first attempt to use the provided (540) number, but if that is incorrect or leads to a non-responsive contact, then try the (301) 599-8000 number or the (703) 299-3249 number associated with Melwood Inc. to reach the park's management or relevant department.

When contacting Melwood Mobile Home Park, prospective residents in Maryland are strongly encouraged to prepare a comprehensive list of specific questions to ensure all their concerns are addressed. This is particularly important given the contrasting nature of the public reviews. Key questions should include:

  • Current monthly lot rent and a clear breakdown of what is included (e.g., water, sewer, trash removal, which are reportedly included).
  • Details on individual utility responsibilities (what residents pay directly vs. what is covered by lot rent).
  • Availability of manufactured homes for sale or rent within the park.
  • The park's specific pet policy, particularly regarding cats, given the explicit concern raised in one review.
  • Crucially, inquire directly and candidly about the reported issues concerning inconsistent rule application, perceived management conduct, illicit activities, lack of children's supervision, disrespect for private property, and absence of amenities like sidewalks and playgrounds. Ask about the measures, policies, and management's proactive approach to ensuring resident safety, fair rule application, and a well-maintained, orderly community environment.
  • Information regarding the community's rules and regulations, and how they are communicated and consistently enforced.
  • Confirmation of available parking arrangements and any restrictions.

Direct, open communication with the park management is absolutely essential to obtain the most current and accurate information for your specific needs and to clarify any details that may be important to your decision-making process, especially regarding the reported safety and environmental concerns.

Conclusion: Why this place is suitable for locals

For some Marylanders, Melwood Mobile Home Park in Upper Marlboro might present itself as a suitable housing option primarily due to its potential for affordability and its location within Prince George's County. The underlying appeal of manufactured home living often centers on a more accessible entry point into homeownership compared to traditional housing, which can be a significant advantage for those managing budgets in the Washington D.C. metropolitan area. The reported inclusion of water, sewer, and trash in the monthly lot rent further contributes to predictable and potentially lower overall living costs.

The park's geographical position on Marlboro Pike offers practical benefits. Residents have reasonable access to local amenities in Upper Marlboro, including shops and services. More importantly, its location in Prince George's County provides crucial connectivity to the broader D.C. metro region, with convenient access to major highways for commuting to employment centers in D.C., Northern Virginia, and other parts of Maryland. This allows residents to enjoy the comparative quiet of suburban living while still being well-connected to urban opportunities and cultural attractions.

Furthermore, one resident's positive review highlights aspects that many seek in a community: "Nice and clean," "Good management," and "Good neighbors -- I like knowing my neighbors." These qualities suggest a welcoming atmosphere and a sense of belonging, which are vital components of a positive living experience. For individuals who prioritize these aspects, and particularly for "elderly folks" seeking a stable neighborhood, this positive sentiment can be highly appealing.

However, it is paramount that any assessment of suitability for locals be viewed through the lens of the significant and starkly contrasting negative feedback. The allegations of "illicit activities," inconsistent rule enforcement, perceived intrusive and neglectful management, lack of essential amenities like sidewalks and playgrounds, and concerns about child supervision and private property disrespect are severe issues. These reports directly challenge the fundamental aspects of safety, order, and quality of life that most Marylanders expect from their residential community.

Therefore, while Melwood Mobile Home Park could be suitable for locals primarily seeking affordability and location, this suitability comes with a very strong caveat. Prospective residents must undertake extensive personal due diligence. This includes visiting the park multiple times, speaking with a variety of current residents (if possible), and engaging in direct, pointed conversations with management about how they are actively addressing and resolving the reported serious issues. Without satisfactory answers and evidence of a safe, well-managed, and orderly environment, the park's suitability for most Marylanders would be questionable despite its potential for affordability.
