This natural beauty provides a stunning backdrop for the community.
Despite its peaceful, rural-leaning setting, Mazomanie offers excellent accessibility. The community is situated near major routes like Highway 14 and Highway 78, ensuring straightforward commutes to larger urban centers. Madison, Wisconsin's vibrant capital city, is approximately a 30 to 40-minute drive to the east, providing residents with easy access to a wealth of employment opportunities, cultural attractions, extensive shopping, dining, and higher education institutions. Mazomanie Mobile Home Park, like many managed manufactured home communities, offers a set of essential services designed to provide a foundational living experience for its residents.
- Manufactured Home Lots for Rent: The primary service is the provision of individual lots where residents can place their mobile or manufactured homes. This offers an affordable land lease option.
- Manufactured Homes for Sale: The park typically has manufactured homes available for sale, making homeownership accessible. These homes may come in various configurations, such as 2-bedroom or 3-bedroom layouts.
- Utility Hookups: Each lot is equipped with essential utility hookups, including water, sewer, and electric services, ensuring homes are fully functional. (Note: Public records may show a separate water system for the park, which the park manages for its residents).
- On-Site Management/Maintenance (with caveats): While direct management responsibilities are under scrutiny by residents as noted in reviews, the park has management in place. Historically, mobile home park management is responsible for common area maintenance, rule enforcement, and rent collection. Resident feedback indicates a desire for improved maintenance, especially regarding snow removal on pathways and tree trimming over roofs, suggesting these are areas of current focus for improvement.
- Pet-Friendly Policy: Many mobile home communities are pet-friendly, allowing residents to live with their "four-legged family members," though specific breed and size restrictions may apply. While not explicitly stated for this park in the provided reviews, it's a common feature for all-ages communities.
- Affordable On-Site Vehicle/RV Storage: Some communities, particularly those managed by larger groups, offer affordable on-site storage for vehicles and RVs, which can be a valuable service for residents with additional storage needs. It's recommended to inquire directly with the park about this service.
- Referral Programs: Mazomanie Mobile Home Park is noted to have a "Refer A Friend Program" offering incentives for residents who refer new individuals who move their home, buy a home, or rent a home within the community. This encourages community growth.

Mazomanie Mobile Home Park Reviews
I've lived here for 4 years. .the rent keeps going up but maintenance goes down. The residents are not allowed to cut trees etc yet trees hang over roofs. We have to keep our yard clean yet others are allowed to have toys that are not even used strewn around the yard. The pathway to the common area, when I walk it in winter, I get snow dumped on my head bc not enough room to pass and path is not cleared. Have fallen several timesNo community comradery. But it's home and is mine!!
