Mays Mobile Home Park Introduce
For Ohio residents exploring housing options in the Chillicothe area, mobile home parks can sometimes present a more accessible entry point into homeownership or long-term rental arrangements. Mays Mobile Home Park, located in Chillicothe, Ohio, is one such community. It's important for prospective residents to gather as much factual information as possible to make an informed decision about where to live.
A mobile home park, or manufactured home community, typically involves residents owning their manufactured home while leasing the land, or "lot," that it occupies. This structure can offer a different financial pathway compared to traditional site-built homes. At Mays Mobile Home Park, available public information indicates it is a smaller community situated along a main thoroughfare in Chillicothe.
However, it's also crucial to acknowledge that online reviews for Mays Mobile Home Park have raised significant concerns regarding property conditions, apparent code violations, and the overall state of some units within the park. Residents and visitors have described issues with infrastructure, including electrical lines and propane tank placement, as well as the appearance of unoccupied trailers. While the intention of this article is to provide factual information, it's essential to present a balanced view, allowing potential residents to proceed with caution and thorough due diligence.
For anyone considering Mays Mobile Home Park, it is highly recommended to conduct a personal visit, observe the current conditions firsthand, and verify any concerns with relevant local authorities before making any commitments. Understanding both the potential for affordable living and the reported challenges is key to making a suitable housing choice in Chillicothe.
Mays Mobile Home Park is located at 3168 S Bridge St, Chillicothe, OH 45601, USA. This address places the community directly along a significant commercial and residential artery in Chillicothe, Ohio, a city known as the first capital of Ohio and the county seat of Ross County. The park's location offers straightforward accessibility to many of Chillicothe's services and amenities.
Being situated on South Bridge Street means residents have immediate access to a variety of retail establishments, including grocery stores, pharmacies, fast-food restaurants, and other essential businesses that line this busy road. This provides a high level of convenience for daily errands and shopping needs. Public transportation options, if available in Chillicothe, would likely be accessible from this major thoroughfare, connecting residents to other parts of the city.
Chillicothe offers a mix of urban conveniences and natural beauty. Residents can easily access local parks, such as Yoctangee Park in downtown Chillicothe, which hosts various community events and offers recreational spaces. Healthcare facilities, schools, and other public services are also within a reasonable driving distance from the park's location. The city serves as a regional hub for many in the Scioto Valley, providing access to a wider range of employment opportunities and services. While the immediate surroundings might be commercial, the location on a main road ensures residents are well-connected to the broader Chillicothe community.
Mobile home parks typically provide a fundamental set of services to their residents, which generally revolve around the lease of a lot and the maintenance of common infrastructure. Based on the standard operating model for manufactured home communities, and acknowledging the specific public feedback for Mays Mobile Home Park, the following services would generally be expected:
- Lot Leasing: The primary service is the rental of individual plots of land (lots) upon which residents place their manufactured homes. The monthly lot rent covers the use of this space and contributes to the general operation of the park.
- Utility Hookups: The park provides the necessary infrastructure for individual homes to connect to essential utilities such as water, sewer, and electricity. Residents are typically responsible for their own individual utility usage and associated bills, which are separate from the lot rent. Public reviews for Mays Mobile Home Park specifically mention concerns regarding electrical lines and propane tank placement, suggesting these infrastructure aspects are present, albeit with noted issues.
- Community Management/Caretaker: As with any mobile home park, there would be an owner or caretaker responsible for the overall management of the property, including collecting rent, enforcing park rules, and overseeing general maintenance. Resident reviews mention an "owner and caretaker" at Mays Mobile Home Park.
- Waste Management: While not explicitly detailed in the provided reviews, mobile home parks generally facilitate or provide waste disposal services for residents, often through designated collection points or scheduled pick-ups.
- Maintenance of Common Areas: Typically, the park management is responsible for the upkeep of shared spaces like internal roads and communal grounds. However, public reviews for Mays Mobile Home Park indicate concerns about the general appearance and conditions of the place, suggesting that maintenance of common areas may be an area of concern for residents.
It is important for prospective residents to inquire directly about the current state and reliability of all provided services.
Based on the provided public reviews, it is challenging to highlight positive features for Mays Mobile Home Park, as the feedback predominantly focuses on significant concerns. However, factual observations from the reviews allow for a description of the current state and characteristics:
- Individual Lot Spaces: Like all mobile home parks, Mays Mobile Home Park consists of individual lots where manufactured homes are placed. This allows for personal space for each resident.
- Affordable Housing Concept: Mobile home parks generally offer a more affordable housing alternative compared to traditional stick-built homes. While the condition of units and park maintenance are key considerations, the underlying model is designed for budget-conscious individuals.
- Established Location on a Main Road: The park is situated on S Bridge St, a primary thoroughfare in Chillicothe. This provides convenient access to commercial areas and city amenities, a practical feature for daily living.
- Existing Community Structure: Despite the reported state of some units, there is an existing community, albeit with a seemingly low occupancy rate (e.g., "maybe 8 have people living in them" out of "maybe 20 trailers").
- Presence of On-site Utilities: The reviews mention the presence of propane tanks and electric lines, indicating that the fundamental utility hookups are in place for residences.
It is critical for anyone considering Mays Mobile Home Park to be aware of the substantial negative feedback regarding property conditions, potential code violations (such as those related to propane tanks and electrical lines), and the overall neglected appearance ("nasty dump," "condemned" trailers). These are significant aspects that would heavily influence the living experience and should be thoroughly investigated by any prospective resident.
Based on the extremely critical public reviews provided for Mays Mobile Home Park, there is no indication of any "promotions or special offers" being advertised or extended to prospective residents. The current public sentiment focuses heavily on reported deficiencies and conditions rather than marketing incentives. Mobile home parks typically do not offer short-term promotional deals in the same way retail businesses might. Their inherent "offers" generally relate to the fundamental affordability of manufactured housing itself.
For a mobile home park in the condition described by recent reviews ("nasty dump," "building and code violations," "condemned" trailers), any "offer" would primarily be the potential for an extremely low entry cost into a manufactured home, if any units are habitable and available for rent or purchase. However, the severity of the described issues would likely outweigh any perceived monetary savings for most individuals seeking a safe and habitable living environment.
Given the nature of the feedback, it is highly improbable that Mays Mobile Home Park is running any attractive special offers. The focus for any prospective resident should instead be on verifying the safety, habitability, and legal compliance of any potential residence and the park itself.
For the most current information regarding any available units (if any are deemed habitable), lot rental rates, or the park's specific policies, prospective residents would need to contact Mays Mobile Home Park directly. However, it is strongly advised to prioritize personal inspection and, if serious about considering residency, to consult with local housing authorities or code enforcement to understand the implications of the reported violations.
For those who wish to directly inquire about Mays Mobile Home Park, or to verify information, the contact details are as follows:
- Address: 3168 S Bridge St, Chillicothe, OH 45601, USA
- Phone: (740) 600-7441
Given the significant concerns raised in public reviews, direct contact should be accompanied by thorough independent verification of any information provided. Prospective residents are strongly encouraged to visit the park in person to assess current conditions and, if considering residency, to contact local code enforcement or housing authorities in Chillicothe to inquire about any active violations or safety concerns related to the property.
Based on the provided public reviews, it is challenging to objectively present Mays Mobile Home Park as a suitable option for locals in Chillicothe, Ohio, without significant caveats. The prevalent feedback describes a property with numerous reported "building and code violations," issues with infrastructure (electrical lines, propane tanks), and a general state of disrepair, with many trailers appearing "condemned." Such conditions directly contradict the expectations of a safe, habitable, and desirable living environment for Ohio residents.
While mobile home parks can generally offer an affordable housing alternative, the critical nature of the reviews suggests that any potential cost savings at Mays Mobile Home Park might come at the expense of safety, quality of life, and compliance with basic living standards. For locals in Chillicothe, access to basic, well-maintained utilities and a secure living space are fundamental needs that, according to reviews, may not be consistently met here.
In a community like Chillicothe that values its residents, maintaining safe and compliant housing is paramount. Therefore, for an Ohioan seeking a suitable place to live, it is imperative to prioritize personal safety and structural integrity above all else. Given the public record, Mays Mobile Home Park, in its current described state, would only be "suitable" for locals who are fully aware of and willing to contend with the significant reported challenges, and who possess the resources and ability to thoroughly investigate and mitigate potential risks. For most Chillicothe residents seeking a stable and comfortable home, a very high degree of caution and extensive due diligence, including verification with local regulatory bodies, would be absolutely necessary before considering this location.

Mays Mobile Home Park Reviews
Sooooo many building and code violations!!!! Propane tanks need to be 10 ft from the residence!!! The electric lines are just laying in a pile! The electric box has too many lines connected. There are more that i didn't take pics of. I was there to visit and was discusted by the way the place looks. Maybe 20 trailers and maybe maybe 8 have people living in them. The rest of the trailers look condemned. The owner and caretaker need to be fined and/or jailed.
