May Manor Mobile Home Park, like many communities of its kind, typically provides a set of core services designed to offer residents a comfortable and manageable living experience. While specific details can best be confirmed directly with the park management, these generally include:
- Individual Lot Hookups: Each mobile home lot typically comes equipped with essential hookups for water, sewer, and electricity, providing the necessary infrastructure for residents to connect their homes and manage their utilities.
- Waste Management Services: Regular trash collection and potentially recycling services are usually provided to maintain the cleanliness and hygiene of the community.
- Common Area Maintenance: Management generally oversees the upkeep of common areas within the park, such as roads, landscaping in shared spaces, and any communal facilities, ensuring a presentable and functional environment.
- On-Site Management or Oversight: While one review notes frequent changes in management, the presence of management, even if evolving, indicates an administrative structure responsible for the day-to-day operations and rule enforcement within the park. This typically includes handling resident inquiries, processing payments, and addressing maintenance concerns related to the park's infrastructure.
- Pet Policy: Most mobile home parks have a defined pet policy, often including guidelines on pet size, breed, and the number of pets allowed, to ensure harmony within the community. Potential residents should always verify these details.
It is important for prospective residents to understand that the consistency and enforcement of these services can be influenced by management. As one review highlighted, "They have had 5 new managers rather quickly, the rules are very loosely enforced, and they pick and choose who and when to enforce them on." This feedback suggests that the practical application of services and rules might vary, and direct communication with current management for clarity is highly recommended.
May Manor Mobile Home Park offers features common to mobile home communities, designed to provide a settled living experience. While the provided reviews do not detail specific recreational amenities, we can infer general aspects of the park's structure and atmosphere from the feedback.
- Individual Home Lots: Each resident enjoys their own designated lot for their mobile home, providing personal space and the ability to customize their immediate surroundings within community guidelines.
- Established Residential Setting: As a mobile home park, May Manor is primarily a residential community, providing a more permanent living solution compared to RV parks designed for transient stays. This often translates to a more settled neighborhood feel.
- Accessibility to Local Amenities: As discussed, a key highlight of May Manor is its location in Lakeland, which offers convenient access to a wide array of shopping centers, restaurants, parks, and other essential services. This geographical advantage enhances the daily lives of residents.
- Community Dynamics: While not a physical feature, a significant aspect highlighted in reviews is the internal dynamics of the community, particularly concerning rule enforcement. The observation that "the rules are very loosely enforced, and they pick and choose who and when to enforce them on. If they like you no problem but if they don't.... well..." suggests a nuanced social environment where personal relationships with management may influence experiences. This indicates that the community's atmosphere is heavily shaped by its human element.
- Potential for Personalization: Mobile home living often allows residents to personalize their homes and lots, within park regulations, offering a sense of ownership and individuality.
The review about management turnover and inconsistent rule enforcement is a crucial highlight for potential residents. It suggests that while the physical structures of a mobile home park are present, the lived experience might be significantly influenced by the administrative stability and fairness of rule application. This highlights the importance of visiting the park, speaking with current residents if possible, and directly engaging with the current management team to understand the prevailing atmosphere and operational practices before making a commitment.

Mar 26, 2025 · Rachael MillerIt's just ok. They have had 5 new managers rather quickly, the rules are very loosely enforced, and they pick and choose who and when to enforce them on. If they like you no problem but if they dont.... well...
Oct 21, 2024 · Happy TravelerWe have been owners in this Park for 5 years and I can't say enough good things about the recent ownership/management change. The park residents have anyways been terrific and so welcoming but previous ownership sadly did virtually no improvements or upkeep. We Love 💗 the new amenities (especially the Pickleball Courts) and the numerous park upgrades including Clubhouse, roads paved, new trailers and old ones renovated or removed. New management, Erica and Jessica, are wonderful and a breath of fresh air! Concerns/questions are dealt with in a timely, friendly and professional manner. What a difference.Very convenient location next to the new Lake Bonnet park and minutes to downtown Lakeland.
Apr 21, 2023 · Kevin W SmithWe have been a resident since 2017 and May Manor has never looked so good. Treehouse has put in new roads, renovated the clubhouse and my favourite -new pickleball courts! What a bonus to have these in the park. It is really nice to see lots of positive changes with older trailers being renovated or replaced. This is definitely a park that is improving. Another amazing thing is being close to the new Bonnet Springs Park. I’m looking forward to the bike path connector that I hear is coming soon. This park isn’t perfect-there is still work to be done, especially on the pool, but I want to say that I am very happy with the steady progress that is happening. Finally, a shout out to Jessica and Erica in the main office who are great to deal with.
Apr 21, 2023 · Judy SmithLet me begin by saying that having moved to this park just two weeks ago, my experience with management, neighbors and the community has been limited to the needs of the moment. That said my impressions have been five star all the way!! It's pretty obvious in scanning the earlier reviews that a change in management in recent years has resulted in some dramatic changes for the better in so far as the managment, the condition of the homes and the introduction of new homes are concerned. Most importantly, the quality of the personnel who deal with the residents daily appears to me to be outstanding. In negotiations for buying my place, I interacted with both Jessica Badalamenti and Erica Mercado. Both were absolutely exemplary in their responsiveness and both demonstrated endless patience with my many requests and questions, compassion for me at a difficult time, and generosity with their time.Once I moved into my refurbished home, there were the usual glitches that one encounters in a new build because, although the place was completely renovated to a high standard, it's the nature of contractor work that polishing is often called for. Being a list maker, I made a running list of glitches and Jessica and Erica have run with it. They call in their resources: maintenance men, electricians, even Mike, Jessica's husband, to address issues ranging from How does this split AC work? to missing downspouts. Not once have I encountered a grudging response or a smarmy attitude from anyone involved. Everyone seems dedicated to helping wherever needed. As for neighbors that surround my place, they are not just welcoming, they are kind and generous to a heartwarming degree. And fun-loving!!To date, I've had just a few opportunities to mingle with the community at large: I attended the Tuesday night karaoke out in the area called the gazebo and enjoyed a most amiable evening with lighthearted folks that appear to love living here. Others I've met at a neighbor's getogether can't say enough good about the park and the management. So bottom line: I am truly happy to be here in May Manor.I'll be sure to write again as time goes on and as my experiences here accumulate. In the meantime, consider getting a home here. It's a 55 + park that works!PS. As I understand things, most or all of the park employees live here and, being young family folk, a couple have children. Not being a purist, this doesn't faze me in the slightest.
