When considering a manufactured home at Mariner's Cove, prospective residents in Delaware should directly inquire about any current promotions or special offers. While specific, limited-time deals might not always be extensively advertised online, communities like Mariner's Cove, which is part of a larger management group, often have programs designed to attract new residents and facilitate the home-buying process.
Based on common practices in manufactured home communities, potential "offers" or benefits could include:
- Home Purchase Incentives: If homes are being sold directly through the community or a preferred dealer, there might be incentives such as closing cost assistance, appliance packages, landscaping credits, or even discounts on the home's purchase price for quick sales.
- Referral Programs: Similar to many residential communities, Mariner's Cove may have a resident referral program, where current residents receive a benefit for successfully referring new homeowners. While this directly benefits the referrer, it indirectly signals a desirable community.
- Reduced Lot Rent for a Limited Period: Occasionally, a community might offer a reduced lot rent for the first few months or the first year to entice new residents, especially for specific vacant lots.
- "Bring Your Home" Incentives: For individuals who already own a manufactured home and wish to move it to Mariner's Cove, there might be specific incentives or assistance programs to facilitate the relocation, such as waived moving fees or a temporary reduction in lot rent.
It is important to note that the review mentioning "nickel and dime GREED of ownership" and "price gauging" with increased lot rent and new fees (like a gate card) suggests that prospective residents should thoroughly discuss all current and potential future costs, including lot rent, utility charges, and any additional fees, with the community management prior to making a commitment. Transparency regarding all financial aspects is crucial.

Mariner's Cove Reviews
Nice bayside community! Friendly neighbors and tranquil streets with adequate clubhouse facilities.
Sep 04, 2021 · Tim BouisI have lived here for 14 years. And enjoyed 2 homes I this neighborhood. I read the reviews that people posted. The flooding. Yes, it does happen in the streets, but you are living on the bay people!! Right next to the water. What are you expecting sunshine every day? I’ve lived in Virginia Beach and that place flooded when it rained. Some homes could stand updating, but fir the most part the people try and keep their place nice. It’s hard sometimes especially when you are only there part time. The people are friendly and nice. It’s very quiet. I read a review and they said about loud music! I’ve never heard loud music. The wife and I love this place and we have had 3 friends buy places within this community and they love it also.
Aug 15, 2021 · Chris WagmanGreat place to live or have a summer home! My friends have a place here and they absolutely love it! A dock spot is great for parking your boat or floating into the bay close by! It's directly across the street from a pub that has plenty of entertainment and a little market. Only 4 miles away from big stores and grocery/gas outlets.
Jun 19, 2018 · Zach HarrisI don't know what to say about the reviews and the lovely homes, quiet, family friendly. It's a trailer park with a handful of nice homes depending on the street. If you like being flooded in when it rains then this is the place to come. Management does nothing to enforce the rules, you put up with a lot of BS living here and no help from management. I did live here but moved because we got tired of all the loud music, speeding up and down the street, homes not kept up, and who cares lets party attitude. Do not recommend this community. PS one review states good security----there is NO SECURITY only neighborhood watch which is not effective need to call police.
Mar 30, 2021 · Melissa EckertA quiet place off Long Neck Rd. With fabulous views of the Rehobeth Bay and easy access for boaters right from the house thanks to many canals and waterways. Herons and egrets are common sights while the piping plover that nested in my friends yard is quite rare. Get up early for amazing sunrises!
