Manton Trailer Park Introduce
For many Californians, the dream of a quieter, more stable community life away from the high-density urban centers is highly appealing. Manton Trailer Park, situated in the scenic and emerging wine region of Manton, CA, offers exactly that: a dedicated, long-term Mobile home park community. Located near the western base of Mount Lassen, this park is explicitly designed for residents seeking a permanent or extended stay, distinguishing itself clearly from transient RV campgrounds.
The park is characterized by its tranquil, rural setting, nestled in the foothills of the Cascade Mountains. It presents an opportunity for affordable, stable housing in a region celebrated for its natural beauty and outdoor recreational access. With approximately 14 units, it is a small, intimate community where residents often get to know one another. According to customer reviews, the social environment is generally friendly and helpful, providing a strong sense of community support for its residents.
However, potential residents should understand that the park’s appeal is intrinsically tied to its secluded location. While this means quiet, mountain air and proximity to fishing and trails, it also means that typical urban conveniences are not immediately on hand. Specifically, there is no store closer than Shingletown, necessitating a short drive for major grocery runs. Furthermore, while the park provides essential communal facilities, past residents have noted that maintenance on certain shared resources, like the dryers in the laundry room, could be improved. Overall, Manton Trailer Park offers a peaceful, long-term living solution for those who prioritize community and the great outdoors over immediate urban access.
The Manton area itself is gaining recognition for its unique microclimate, which has fostered a growing number of vineyards and wineries. Living at the Trailer Park places residents within easy reach of this burgeoning wine country, alongside the vast recreational opportunities of the surrounding wilderness, including the proximity to the Lassen Volcanic National Park boundary.
Manton Trailer Park is located at 31300 Manton Rd, Manton, CA 96059, USA. Manton is a small, unincorporated community in Shasta County, California, positioned strategically in the foothills of the Cascade Range. This rural placement offers residents a peaceful environment with less traffic and noise pollution than is typical of California’s valley cities.
While the location provides fantastic access to nature, accessibility to large commercial centers is limited. The nearest major services, including a full-service grocery store, are noted to be in Shingletown, which requires a drive. This rural setting is a key feature of the community, attracting those who specifically want to be slightly removed from the hustle and bustle.
From a geographical standpoint, the park is ideally situated for outdoor recreation. It is a launching point to the majestic Lassen Volcanic National Park, which is a short drive away and provides incredible opportunities for hiking, sightseeing, and enjoying volcanic landscapes like Manzanita Lake and Cinder Cone. The local area around Manton is also known for its unique fly-fishing opportunities, including private, managed fisheries stocked with trout, though a local resident noted that many prime fishing spots are on private land. The quiet nature of Manton, combined with its proximity to these natural attractions, makes for a truly unique Northern California residence.
As a dedicated mobile home park focused on long-term residency, Manton Trailer Park provides the essential communal and on-site services necessary for stable living in a rural environment.
- Type of Community: The park is clearly defined as a Mobile home park and is not an RV park for short stays, emphasizing its function as a stable, permanent residential community.
- Laundry Facilities: A communal Laundry room is available for residents' use, equipped with two washers and two dryers. This is an essential amenity in a remote setting where commercial laundromats are not easily accessible. (It is important to note that a former resident mentioned the dryers do not always function optimally.)
- Management: The property benefits from a Property Manager on Site, which ensures a point of contact for resident concerns and helps manage the daily operations of the park.
- Utilities and Space: The community consists of approximately 14 dedicated units on a 1.90-acre lot, providing the basic infrastructure for mobile home placement and necessary utility hookups (though specific utility details are not publicly detailed).
- Parking: There is a strong Parking Ratio provided, indicating that residents have adequate space for their vehicles within the property.
The true highlights of Manton Trailer Park lie in its distinctive characteristics as a residential choice in Northern California.
- Established Community Vibe: Residents consistently mention the nice and helpful people in the community, highlighting a supportive and friendly atmosphere that is crucial for quality long-term living.
- Affordable, Stable Housing: The community provides an attractive alternative to the often-unaffordable housing market in California, offering a model for stable, long-term mobile home residency.
- Gateway to Lassen: The park is located near the base of Mt. Lassen, offering residents immediate and easy access to the trails, lakes, and unique volcanic features of Lassen Volcanic National Park.
- Rural Tranquility: Situated in a quiet, rural town, residents enjoy a genuinely peaceful environment free from the noise, traffic, and high-energy pace of larger cities.
- Manton’s Wine Region: Manton is home to a unique and growing wine region, and residents are in an excellent position to explore local vineyards and enjoy area events like the famous Manton Apple Festival.
- Recreational Opportunities: The area is a haven for outdoor enthusiasts, with good local fishing spots (though private access is often necessary), extensive hiking trails, and nearby off-roading areas.
