What a horrible experience. The manager had almost a month to get my trailer ready, like cleaned up and aired out for it being closed up for months. The day I moved in, the smell was so bad from the mustiness and pesticides, nothing was cleaned and it was infested with roaches. The manager tells me she has bomed twice! Obviously there was a problem before I moved in! So they came and sprayed something two more times because there were roaches everywhere which added to the smell and made me and my cats sick! It was inhabitablel! I had to move back out within 4 days because it was infested so bad. Nobody is going to live in infestations! So after moving back out on a month to month lease, the manager kept my deposit! Stay clear of this hell hole! It is being taken over by drug addicts! - Bo _

However, the quality of a mobile home park experience is significantly influenced by its management, maintenance, and the overall living environment it fosters.

Reviews from current and former residents provide a crucial lens through which to view a community. For Mackenzie Ridge Mobile Home Park, feedback highlights significant concerns regarding property maintenance, pest control, utility reliability, and the responsiveness and professionalism of management. These aspects are critical for daily living comfort and safety, and consistently raised issues can impact a resident's quality of life. Transparency about these experiences is essential for prospective residents.

Location and Accessibility

Mackenzie Ridge Mobile Home Park is located at 11150 MO-21, Hillsboro, MO 63050, USA. This address places it directly on Missouri Route 21, a state highway that provides a key transportation artery through Jefferson County. Hillsboro serves as the county seat of Jefferson County, a growing area south of St. Louis.

The location on MO-21 offers straightforward accessibility for residents. This highway connects Hillsboro to other communities in Jefferson County and provides routes north towards the St. Louis metropolitan area. For daily commuting, access to local services, and broader regional travel, being directly on a state highway can be a practical advantage.

Hillsboro itself offers various local amenities, including schools, grocery stores, local businesses, and healthcare facilities. Residents of Mackenzie Ridge would likely have convenient driving access to these essential services within the city of Hillsboro. For more extensive shopping, dining, or employment opportunities, the larger St. Louis metropolitan area is within a reasonable commute.

While the specific setting directly on MO-21 can offer ease of travel, potential residents might consider the proximity to a state highway in terms of ambient noise, though this varies greatly by specific site within a park. Overall, the location provides a balance of access to local town amenities and regional connectivity for those living in Jefferson County, Missouri.

Services Offered

Mobile home parks typically offer a range of services related to lot rental and essential utilities. Based on industry standards, the following services are generally provided or facilitated, though their quality and consistency can vary, as indicated by some resident reviews for Mackenzie Ridge Mobile Home Park.

  • Lot Rental: Residents typically own their manufactured homes but rent the individual lot or space on which their home is situated. This monthly lot rent usually covers access to the community's infrastructure.
  • Utility Hookups: Essential utilities such as electric, water, and sewer hookups are provided at each mobile home lot, allowing residents to connect their homes to these services. However, resident feedback for Mackenzie Ridge mentions concerns about the reliability and safety of electrical service, with claims of disrepair and outages.
  • On-site Management: Mobile home parks typically have on-site management or an administrative office to handle resident inquiries, lease agreements, maintenance requests, and community policies. Reviews for Mackenzie Ridge, however, express dissatisfaction with management responsiveness and perceived honesty, citing issues with cleanliness and addressing resident concerns.
  • Maintenance of Common Areas: Management is generally responsible for the upkeep of common areas, roads, and shared facilities within the park. Resident reviews for Mackenzie Ridge indicate concerns about overall maintenance, including pest infestations in homes and unaddressed storm damage, suggesting potential challenges in this area.
  • Trash Services: Waste collection services are usually part of the community's offerings, although specific details on frequency and method would be determined by park management.
  • Pest Control: While some mobile home parks may offer integrated pest management for common areas, specific issues within individual homes (like roach infestations mentioned in a review) would typically be the resident's responsibility, though the park's initial condition upon move-in is a critical factor.

Prospective residents are strongly encouraged to thoroughly investigate the condition of any available unit and the current state of park services and maintenance before committing, especially given the specific concerns raised in public reviews.

Features / Highlights

When considering Mackenzie Ridge Mobile Home Park, it's important to look at features and highlights from the perspective of what the park aims to offer, tempered by actual resident experiences. While mobile home parks generally promise certain advantages, the reality can vary significantly.

  • Affordable Housing Option: Mobile home parks, including Mackenzie Ridge, often represent a more affordable housing solution compared to traditional stick-built homes, either for purchase or rental. This can be a key feature for individuals and families seeking cost-effective living in the Hillsboro area.
  • Community Living Potential: Like many mobile home parks, Mackenzie Ridge theoretically offers a sense of community. Shared spaces and the close proximity of homes can foster neighborly interactions, though resident reviews suggest that this aspect may be overshadowed by other concerns.
  • Individual Lots: Residents typically have their own dedicated lot for their manufactured home, providing a degree of privacy and personal space not found in apartment living. This allows for individual landscaping or outdoor relaxation areas, within park guidelines.
  • On-site Utilities: The provision of individual hookups for water, sewer, and electricity at each lot is a standard feature, offering convenience for residents. However, as noted in reviews, the reliability and safety of these utility connections (particularly electricity) at Mackenzie Ridge have been a reported concern.
  • Location on State Highway: Being directly on MO-21 offers straightforward access to regional transportation networks, which can be a highlight for commuters or those who travel frequently, providing easy entry and exit from the park.

It is crucial for prospective residents to understand that while these features are common to mobile home parks, the actual experience at Mackenzie Ridge, based on resident reviews, may present challenges related to maintenance, utility reliability, and management responsiveness. Thorough on-site inspection and direct inquiry about current conditions are highly advisable.

Conclusion: Why This Place is Suitable for Locals

For Missourians considering a mobile home park, the decision to choose a community like Mackenzie Ridge Mobile Home Park in Hillsboro requires a very informed and cautious approach. While mobile home living can offer certain advantages, the suitability of this particular park for locals hinges heavily on their tolerance for the specific challenges highlighted in public reviews.

From a general perspective, mobile home parks often appeal to locals seeking more affordable housing options, especially those looking for an alternative to traditional homeownership or apartment living. They can provide individual lot space, a sense of neighborhood, and typically come with essential utility hookups, which are foundational benefits. Mackenzie Ridge, being located directly on MO-21, also offers straightforward accessibility for commutes and access to Hillsboro's local amenities, such as shops and services, which is a practical consideration for daily life.

However, the extensive and severe negative feedback from multiple residents regarding Mackenzie Ridge Mobile Home Park presents significant concerns that any local must seriously weigh. Reports of persistent pest infestations (roaches), unaddressed maintenance issues (including storm damage and electrical disrepair leading to outages and safety concerns), and highly critical assessments of management's responsiveness and honesty (accused of being "lazy," "chronic and habitual liar," and failing to resolve critical issues for months) paint a challenging picture. Claims of rapid rent increases without corresponding improvements further complicate the value proposition.

For a local Missourian, choosing a residence involves considering safety, comfort, and the ability to have basic living standards met. The reviews suggest that these fundamental aspects may be compromised at Mackenzie Ridge. The concern about the storm shelter's capacity and pet policy, while specific, points to a broader issue of resident safety planning within the community. The alleged "takeover by drug addicts" suggests a deterioration of the community environment that would be highly concerning to any prospective resident seeking a stable and peaceful home.

In conclusion, while the concept of a mobile home park can be a viable and attractive housing solution, the specific conditions and management practices reported at Mackenzie Ridge Mobile Home Park raise serious questions about its current suitability for most Missouri locals. Prospective residents are strongly advised to exercise extreme caution, conduct extensive on-site verification, and consider the potential for significant challenges before making any commitment to this particular park. An informed decision, based on a clear-eyed assessment of these very real concerns, is absolutely essential.
