Services Offered:
- Land Lease: Residents own their mobile homes but lease the land from the park management, a standard model for many mobile home communities.
- New Management: The park has recently come under new management, with residents noting ongoing efforts towards positive changes and improvements.
- Utilities (Resident Responsibility): Based on common mobile home park practices, residents are typically responsible for their individual utility hookups and usage, such as electricity, water, and sewer.
Features / Highlights:
- New Management & Potential for Improvement: A key highlight is the recent change in management. While acknowledging that "it will take some time to weed out all the problems," residents express optimism that the new manager is "going in the right direction," indicating a commitment to enhancing the park.
- Community Atmosphere (Developing): With changes underway and new management focused on improvements, the community atmosphere has the potential to evolve positively.
- Home Ownership, Land Lease Model: Residents own their mobile homes, which can offer a sense of permanent residency and customization within the community, even though the land is leased.
- Convenient Loomis Location: Situated on Taylor Road, the park benefits from its location in Loomis, a town known for its quieter, rural charm while still being accessible to amenities in nearby larger cities.
- Potential for Affordability: While specific rent figures fluctuate, mobile home living often presents a more affordable housing option compared to traditional stick-built homes in California.
Important Considerations (Based on reviews, these are areas residents have raised as concerns):
- Rent Increases: Previous reviews indicate concerns about frequent rent increases (e.g., "$20 to $30s every 4 to 6 months"), a common issue in investor-owned parks, which prospective residents should clarify directly with management.
- Pest Control: There have been reports of pest issues, including "huge massive rats" and "cockroaches," and a lack of park-provided pest control. This would imply residents are responsible for individual unit pest management.
- Lack of Amenities: Reviews explicitly state "no covered parking, no landscaping, no pest control, no club house, no swimming pool, no tennis courts," indicating a basic amenity offering.
- Restrictive Rules & Eviction Concerns: Residents have expressed concerns about "too many rules," including restrictions on renting out homes or moving them once parked. There are also severe allegations regarding eviction processes, property forfeiture, and lack of responsiveness from management in serious situations. Prospective residents should thoroughly understand all park rules and tenant rights under California's Mobilehome Residency Law (MRL).
- Communication and Responsiveness: Reports suggest challenges in communicating with previous management, including unreturned calls and unaddressed maintenance requests. The effectiveness of the "new manager" in resolving these issues is a key area of observation for current residents.

Loomis Mobile Home Village Reviews
The park has gotten a new manager here, and we are starting to see some good changes. I know it will take some time to weed out all the problems. But he is going in the right direction. This time next year I'm hoping I can give 5 stars.
May 15, 2024 · Kelly CrispTo many rules. In addition it is infested with huge massive rats. Most everyone struggles with cockaroaches. The rent goes up every 4 to 6 months by around $20 to $30s. No covered parking, no landscaping, no pest control, no club house, no swimming pool, no tennis courts. You buy the home and rent the land. If you leave you must sell. You can't rent your place out. I don't think you are allowed to move your home once you park it there. If they evict you and you don't sell your place they will take it from you. They just kicked out a really sick old lady and they kept her home and everything in her home. Maybe she had no money for storage. She lost everything. It was better when it was private owned. Now investors own it so you all know what that means.
Jun 10, 2024 · Teresa NolivoI've lived here for 8 years and have seen it go through many changes. The park is pretty quiet for the most part. There are a couple of units that seem to give the management a hard time, but they are dealing with them. Other than a laundry room with 2 washers and dryers, there are no amenities and no additional storage space for boats, rv's, etc. Overall, I like living here.
May 09, 2018 · HomeLandscape is something to be desired, and there should be a pool, but it's a so, so place. Judgemental, but quiet.
Jun 20, 2024 · Kayla KThe creepy nosey old guy thinks he goes unnoticed as he stares... Only when his dog barks does his trance seem to be broken. "Take a picture, it lasts longer"...
