Longhorn Mobile Home Park

The park is located on a downhill slope from neighborhood so anytime it rains the only entrance and exit to the park floods. When there is heavy rain the entire park floods. Each lot comes with its own driveway that fit 2 cars. There is no street parking allowed but they do have a designated guest parking area. Guest are allowed to park during the day but require an overnight pass after 10pm. Additional parking can be bought on a month to month basis if you have more than 2 vehicles. It’s month to month because the contract to live here is month to month as well. This is in the middle of an industrial park and not the “best” area so car break-ins have happened. They seem understaffed but the manager lives on the property and can always be reached over the phone. The lots are pretty close together so you can always hear your neighbor but most lots do come with a decent sized yard.Compared to other trailer parks it’s well kept. They have a basketball court and field area towards the back.As mentioned it’s in the middle of an industrial park so it’s surrounded by wear-houses and you are able to hear the workers at times. The streets have similar names so the mail boxes are always a mess. There is A LOT of stray cats. - Hannah Tabasco

Longhorn Mobile Home Park Introduce

Hello, fellow Texans! For those exploring mobile home or long-term RV living in the vast Houston area, finding a community that aligns with your specific needs and expectations is incredibly important. It’s not just about finding a space; it’s about choosing a place where you can comfortably establish your home. Today, we're providing an in-depth, factual overview of Longhorn Mobile Home Park, located in Houston, to help prospective residents understand what this community offers and what to consider before making it your next address.

Longhorn Mobile Home Park serves as a residential option for individuals and families seeking mobile home or extended RV living within Houston. Like any long-standing community, it has its unique characteristics, which are often best understood through a combination of its features and the experiences of its residents. This article aims to present a clear picture of Longhorn Mobile Home Park, drawing on publicly available information and direct feedback from those who have lived there. Our goal is to offer comprehensive details, allowing you to weigh the various aspects of the park and determine if it's the right fit for your living situation in the Lone Star State.

Location and Accessibility

The location of Longhorn Mobile Home Park is a significant factor in understanding its environment and accessibility. It is situated at 11007 Shorthorn Cir, Houston, TX 77041, USA. This places the park within an industrial area of Houston, surrounded by warehouses. This industrial setting inherently means that residents might experience certain environmental factors, such as the sounds of workers from nearby facilities.

Despite its industrial surroundings, being located within Houston provides inherent advantages regarding accessibility to the city's extensive network of services, employment opportunities, and amenities. While the immediate neighborhood is industrial, residents would likely have relatively straightforward access to major roads and highways, allowing for commutes to other parts of Houston for work, shopping, dining, and other necessities. However, the specific location on a "downhill slope from neighborhood" and within an industrial park has implications for accessibility, particularly during heavy rain, when the "only entrance and exit to the park floods," and the "entire park floods." This crucial detail regarding flood susceptibility is a significant consideration for accessibility and daily life within the park, impacting residents' ability to enter or leave during adverse weather conditions.

Services Offered

Longhorn Mobile Home Park provides the fundamental services expected of a mobile home community, tailored to support residents' daily living. While a detailed, official list of amenities is not available in the provided public information, the reviews offer insights into key aspects of their service provision.

  • Mobile Home and RV Lots: The primary service is the provision of individual lots for mobile homes. These lots are described as having "its own driveway that fit 2 cars," which is a convenient feature for vehicle owners, particularly given the "no street parking allowed" policy.
  • Parking Management: The park has a structured approach to parking, including a "designated guest parking area" for daytime visitors. Overnight guests require a pass after 10 pm, indicating a system to manage vehicle traffic and security. Additionally, "additional parking can be bought on a month to month basis if you have more than 2 vehicles," offering flexibility for residents with multiple vehicles.
  • Month-to-Month Contracts: A notable service feature is the "month to month" contract to live in the park. This provides residents with flexibility, allowing them to adjust their living situation with relatively short notice, which can be advantageous for those with changing circumstances.
  • On-Site Management: The park manager "lives on the property and can always be reached over the phone." This indicates a direct and accessible point of contact for residents to address concerns, although the reviews also suggest potential issues with the manager's responsiveness or fairness in some instances.
  • Recreational Area: The park provides a "basketball court and field area towards the back." This offers residents, particularly families with children, dedicated spaces for recreation and outdoor activities within the community.

Features / Highlights

Longhorn Mobile Home Park, like any community, has a unique set of features and characteristics that define the resident experience. While some aspects are positive, it's essential for prospective residents to be aware of all reported facets.

  • Individual Driveways and Guest Parking: A significant convenience for residents is that "Each lot comes with its own driveway that fit 2 cars." This eliminates the common frustration of street parking in many communities. The provision for "designated guest parking" and an "overnight pass" system shows an effort to manage vehicle flow and security, with the option to purchase additional parking on a "month to month basis."
  • Month-to-Month Tenancy: The flexibility of "month to month" contracts is a key highlight, offering residents the freedom to not be tied into long-term leases, which can be beneficial for those with uncertain timelines or who prefer adaptability.
  • Relative Upkeep: Compared to "other trailer parks," the park is described as "well kept." This suggests that despite some challenges, there is an effort to maintain the general appearance and cleanliness of the community.
  • On-Site Recreational Facilities: The presence of a "basketball court and field area towards the back" provides valuable recreational space for residents of all ages, promoting outdoor activity within the park.
  • Industrial Park Setting: The park's location "in the middle of an industrial park" means it's "surrounded by wear-houses" and residents "are able to hear the workers at times." This implies a less serene environment than residential or rural settings, with potential for industrial noise.
  • Flooding Issues: A critical and frequently mentioned concern is the park's susceptibility to flooding. "Anytime it rains the only entrance and exit to the park floods. When there is heavy rain the entire park floods." One resident explicitly stated, "It floods, my car got flooded," attributing it to "the ditch has rocks and tall grass which prevents water from running." This is a major factor impacting safety, accessibility, and property.
  • Security Concerns: Residents have reported "car break-ins have happened" and that "Robberies and break ins take place often." There's also a perception that while management wants to "charge more for security," they "should be driving around making the place secure," indicating concerns about the effectiveness of existing security measures.
  • Noise Levels: Beyond industrial noise, residents mention "noisy neighbors!" and advise, "Don't get a night job or you will never sleep," suggesting challenges with noise control, particularly at night due to the proximity of lots. "The lots are pretty close together so you can always hear your neighbor."
  • Management and Owner Communication Issues: There are significant complaints about the manager being "rude" and issues with parking fees ("charge you for parking per year in the lot you are already paying monthly rent. Paid for a parking space for a year only for manager to give it away after 2 months! No refund."). Furthermore, it's described as "impossible to contact the owner with any concerns regarding the manager's way of running things," indicating a potential lack of recourse for residents.
  • Stray Animals: A frequent observation is that there are "A LOT of stray cats," which can be a concern for some residents regarding cleanliness, noise, and animal welfare.
  • Mail System Issues: The review notes that "The streets have similar names so the mail boxes are always a mess," suggesting a consistent issue with mail delivery and organization.

Conclusion: Why This Place is Suitable for Locals

For Texans considering a mobile home or long-term RV residency in Houston, Longhorn Mobile Home Park presents a distinct option with both advantages and considerable challenges. Its primary suitability for locals lies in its offering of flexible, month-to-month contracts, which can be ideal for individuals or families who need adaptability in their housing situation, perhaps due to work, personal circumstances, or a preference for shorter-term commitments. The individual driveways on each lot, accommodating two cars, are a practical benefit in a city where parking can often be a premium. Additionally, the presence of a basketball court and field area provides valuable recreational space within the community, especially for families.

However, local residents must be fully aware of the significant concerns raised by current and past tenants. The consistent reports of severe flooding, impacting the only entrance/exit and the entire park, are a critical safety and accessibility issue that cannot be understated. The industrial surroundings, with associated noise from warehouses, also contribute to a specific living environment. Furthermore, recurrent reports of car break-ins, robberies, and perceived inadequate security, coupled with a challenging relationship with management and an inability to reach the owner for redress, paint a picture of a community facing substantial operational and resident satisfaction issues. The complaints about noisy neighbors and mail delivery problems further contribute to a potentially difficult living experience.

While the park is described as "well kept" compared to "other trailer parks," this relative assessment should be weighed against the very serious and practical concerns about flooding and security. For Texans, thoroughly investigating these issues by visiting the park, observing conditions during rain, and attempting to speak with current residents would be essential before making a decision. Longhorn Mobile Home Park offers an urban mobile home option in Houston, but its suitability depends heavily on a resident's tolerance for these documented challenges.
