Llewellyn's Manufactured Home Community aims to provide a comfortable living experience by offering essential services that support a well-maintained residential environment. While the specifics of every service may best be confirmed directly with the community management, manufactured home parks typically include a range of provisions for their residents.
Land Lease: Residents at Llewellyn's own their manufactured home but lease the land it sits on. This land lease typically covers the right to place the home on the property and access to the community's amenities and shared infrastructure.
Lot Maintenance: A significant service in a manufactured home community is often the professional maintenance of common areas and infrastructure. This typically includes road maintenance within the park and general upkeep of shared spaces, contributing to the "nicely kept" appearance noted by a reviewer.
Utility Connections: While residents are usually responsible for their individual utility bills, the community provides the necessary hookups for essential services such as water, sewer, and electricity to each home site. Natural gas or propane services are also typically available depending on the community's setup.
Trash Removal: Many manufactured home communities include a managed trash removal service as part of their community fees or lot rent, providing a convenient solution for waste disposal.
On-site Management/Support: A key aspect of community living is the presence of on-site or readily available management to address resident inquiries, concerns, and ensure adherence to community rules. While one review points to a poor experience with a specific individual, the goal of management is to facilitate a harmonious living environment.
Resident Forms and Updates: Llewellyn's provides residents with access to forms for updating information such as new vehicles or pets, indicating a system for maintaining resident records and communicating community guidelines.
Pet Policy Management: As evidenced by the direct mention on their website, Llewellyn's Manufactured Home Community has a pet policy. While specific breed restrictions exist (and can be a point of contention for some, as seen in a review), the community does allow pets and requires residents to submit pet forms and maintain liability insurance covering their pets. This indicates a structured approach to pet ownership within the community.
Homeowners Insurance Requirement: Residents are required to submit copies of their homeowners insurance, which often includes a specific clause for pet liability if applicable, ensuring protection for both the homeowner and the community.
Llewellyn's Manufactured Home Community offers several features that make it an attractive option for those seeking comfortable and affordable living in Pennsylvania. These highlights contribute to its appeal as a residential choice in Dover.
Well-Maintained Appearance: One of the most consistently noted highlights is the community's well-kept appearance. Reviews describe it as a "nicely kept mobile home park," suggesting that the management and residents take pride in maintaining the community's aesthetics and overall tidiness. This contributes significantly to a pleasant living environment.
Affordable Living Option: Manufactured home communities like Llewellyn's often present a more affordable path to homeownership compared to traditional stick-built homes, especially in the current housing market. This makes it an accessible option for many Pennsylvanians looking for value and stability.
Community Atmosphere: While a quiet setting, the nature of a manufactured home community fosters a sense of neighborhood. Residents live in close proximity, which can lead to friendly interactions and a supportive environment, especially for those who enjoy a sense of belonging.
Peaceful Location: Situated on Bull Road in Dover, the community benefits from a quieter, less congested environment compared to more urban settings. This allows residents to enjoy peace and tranquility, away from the constant noise and traffic of city life.
Potential for Open Spaces: While a review noted "a bunch of open spaces available," this could be seen as a highlight for prospective residents, indicating opportunities to choose from various lots and potentially a less crowded feel within sections of the park.
Pet-Friendly Policy (with restrictions): For many, the ability to live with their beloved pets is a crucial factor. Llewellyn's does permit pets, with clear guidelines requiring resident forms and liability insurance for dogs. While specific breed restrictions may apply (as highlighted by a customer review regarding Australian Shepherds and Pit Bulls), the general allowance for pets is a positive feature for animal lovers.
Convenient Access to Local Amenities: The community's location provides residents with easy access to the shops, services, and recreational opportunities available in Dover and the wider York County area. This ensures that daily needs and leisure activities are never too far away.
Manufactured home communities typically do not advertise "promotions" in the same way retail businesses or even apartment complexes might. Instead, their offers usually revolve around the availability of lots, the terms of the land lease, and occasionally, incentives from manufactured home dealers who partner with communities. Specific promotions for Llewellyn's Manufactured Home Community are not publicly available based on the provided information, as the focus is on long-term residency rather than short-term deals.
However, prospective residents should always inquire directly with the community management about current availability, lot rent pricing, and any incentives that might be offered at the time of inquiry. These could include:
Competitive Lot Rent: The primary "offer" of a manufactured home community is its ongoing competitive lot rent, which often provides a more affordable housing cost compared to owning a traditional home with a mortgage and property taxes.
New Home Purchase Incentives: Sometimes, manufactured home dealers or the community itself might have partnerships that offer incentives for purchasing a new manufactured home to be placed in the community. These could include discounts on the home, help with moving costs, or temporary reductions in lot rent.
Referral Programs: Some communities offer referral bonuses to existing residents who successfully refer new homeowners to the park. While not an offer for new residents directly, it speaks to a potentially active resident base.
To understand the current opportunities and financial aspects of living at Llewellyn's Manufactured Home Community, it is essential to contact their management directly. They will be able to provide the most accurate and up-to-date information regarding lot availability, pricing, and any terms that may enhance the affordability or ease of moving into the community.

Llewellyn's Manufactured Home Community Reviews
Looks like a nicely kept mobile home park . Although there are no lights in the streets at night. Saw a bunch of open spaces available
May 26, 2025 · Alan BI called to speak about living in this community. I asked about my animals and the lady was extremely rude said my Australian shepherd and pit bull was not welcomed. I laughed and questioned why my aussie wasn't allowed and she hung up on me. I called back and it rang for a while then was answered and she put the phone down and wouldn't talk to me as I can hear her and a gentlemen talking in the background. I kept trying to get someone's attention and I finally hung up after no one would come to the phone. I can understand the pit bull because of how people view them. Its a common problem however I have never heard my aussie being an issue. The unprofessionalism is real with this lady!
