Services Offered
Little Hollywood Mobile Home Village operates on a lot rental model, where residents own their manufactured homes but lease the land from the park. This structure typically includes certain services within the monthly lot rent, aiming to provide a streamlined living experience. Based on available public information, the following services are generally included:
- Lot Rental: Residents pay a monthly lot rent for the space their home occupies. One public listing indicates a "low cost lot rent of $385" at one point in time for a specific home, which is noted to include water, trash, and sewer. It's important to verify current lot rent amounts directly with the park management, as these can change.
- Water Service: As noted in public information, water service is included in the lot rent.
- Sewer Service: Public sewer service is also included in the lot rent, simplifying utility management for residents.

Features / Highlights
Little Hollywood Mobile Home Village offers certain features that might appeal to prospective residents, alongside critical points raised by current and former tenants that warrant careful consideration:
- Affordable Lot Rent: A significant highlight is the potentially "low cost lot rent," which includes essential utilities like water, trash, and sewer. This can translate to predictable and lower monthly housing expenses for residents.
- Cleanliness: The park is described by a reviewer as "clean for the most part," indicating that the common areas and overall environment are generally well-maintained.
- Home Ownership: Residents own their manufactured homes, providing a sense of property ownership without the complexities and higher costs often associated with traditional land ownership.
- Convenient Location: The community's location in Middletown offers "effortless access to major highways, shopping hubs, and entertainment destinations," providing practical convenience for daily living and leisure activities.
- Individual Home Features: Homes within the park may offer various features, such as updated eat-in kitchens, master suites with walk-in closets and private bathrooms, and generously sized front porches for relaxation, indicating potential for comfortable living spaces.
However, it is crucial to address the significant concerns raised in recent customer reviews, as these directly impact the living experience:
- Harassment and Discrimination Concerns: Multiple reviews highlight serious allegations of harassment and discrimination by the owner towards tenants. This includes accusations of trying to evict long-term, compliant tenants over minor issues (e.g., garbage can placement) and "discriminating and trying to evict you over your visitors because she assumes they live with you."
- Intrusive Monitoring: The owner is described as "drives around the park at least 6-7 times a day until the wee hours of the morning to see who's cars are parked at your house and will also accuse you of them living there." This indicates a high level of surveillance and a perceived lack of privacy for residents.
- Gossip and Rumor Spreading: Some residents report that "some of the tenants are very nice and respectful but beware some are rumor spreaders and act just like the owner. Most of the people are older and several like to talk about everyone and gossip." This suggests a potentially challenging social environment.
- Pet Policy Inconsistency: While one review states "no pets allowed," another mentions "some people get away with things that others don't!" This indicates inconsistency in policy enforcement, which can lead to friction among residents.
- Outdated Facilities (Implied): A reviewer mentioned the park being "very out dated with everything," which could refer to common facilities or the general infrastructure beyond individual homes.
Promotions or Special Offers
Based on the provided information and the nature of mobile home park operations, Little Hollywood Mobile Home Village does not appear to advertise specific "promotions or special offers" in the traditional sense, such as discounts for new residents or seasonal deals. The primary financial attraction is typically the advertised "low cost lot rent," which includes water, trash, and sewer services.
Prospective residents interested in purchasing a home within Little Hollywood Mobile Home Village would need to work with a real estate agent listing the specific property. Any financial incentives would likely be tied to the sale of an individual home, negotiated between the buyer and seller, rather than being an overarching promotion from the park management itself. All offers are typically "contingent upon community park approval," meaning that even after agreeing to purchase a home, new residents must be approved by the park management to lease the lot.
It is crucial for any potential resident to inquire directly about the current lot rent, any potential for increases, and a comprehensive understanding of all rules and regulations before committing to a home in the community. Given the serious concerns raised in reviews, clarity on these matters is paramount.

Conclusion: Why this place is suitable for locals
For Pennsylvanians considering mobile home living, Little Hollywood Mobile Home Village in Middletown offers a potentially attractive option due to its affordable lot rent, which notably includes water, trash, and sewer services. This can provide a predictable and lower monthly housing cost, a significant advantage for those seeking budget-friendly homeownership. The community's location in Middletown also offers convenient access to major highways, shopping, and entertainment, making it practical for daily needs and commutes within the region.
The general cleanliness of the park is another positive aspect, contributing to a pleasant living environment. For individuals who prioritize low-cost living and a clean, well-maintained physical space, and are comfortable with the specific dynamics of this particular community, it might be a consideration.
However, it is absolutely crucial for any local considering this community to be fully aware of the serious concerns expressed in recent resident reviews. Allegations of harassment, intrusive monitoring by management regarding visitors, and inconsistencies in rule enforcement (such as the pet policy) suggest a challenging living environment for some. The reported prevalence of gossip among some tenants also indicates a social atmosphere that may not suit everyone.
Therefore, while the financial aspects and general appearance might be appealing, prospective residents are strongly advised to perform extensive due diligence. This includes thoroughly reviewing the park's rules and regulations, attempting to speak with current residents to gauge the living experience firsthand, and seeking absolute clarity from management on all policies, particularly those related to visitors and pet ownership. For locals who value privacy and a relaxed social environment, these factors are paramount in determining if Little Hollywood Mobile Home Village is truly suitable for their needs.

Little Hollywood Mobile Home Village Reviews
Owner is harassing older tenet to get them to move. Tenet has been there for over 20 years. Has never been late with rent and keeps property looking nice. All she asks is to be able to keep her garbage cans at the side of her trailer. Her yard isn't level and she falls when she walks in her yard. But because she can't get her cans in the back of her porch she is being harassed and threatened.
Jun 09, 2025 · Harold BoltonLived here since 2015. Soon will sell and move. Owner seems to discriminate and will try to evict you over your visitors because she assumes they live with you!! She is very judgemental! Some of the tenants are very nice and respectful but beware some are rumor spreaders and act just like the owner. Most of the people are older and several like to talk about everyone and gossip. Not my type of community. Also, no pets allowed but some people get away with things that others dont! Very out dated with everything. Also, the owner drives around the park at lease 6-7 times a day until the wee hours of the morning to see who's cars are parked at your house and will also acuse you of them living there. Dont move here if you want to be harrassed and stressed out! Only reason I can give a 1 star is because the park is clean for the most part!
Oct 04, 2022 · Andrea GeorgeWas driving when one of their vehicles swerved into my lain. If I didn’t break hard he would of hit my vehicleWhen I looked to see what was going on it was two guys more focused on talking then driving.
Jan 04, 2024 · Jason HammarWilful discrimination. Admits to violating the ADA Americans with Disabilities Act. Refuses the disabled with state accredited therapy pets: cats. Inside pet. Court ruling last month held landlord accountable financially for wrongfully evicting tenant for a therapy pet. Little Hollywood said they didn't care. Good luck defending this in court & to the PHRC.
May 21, 2022 · . ItsAMizzribleLifeWent to view a home for sale there and hope to live in this lovely park. Homes aren't stacked in like most parks, seems quiet, safe and well managed.
