---Mobile home parks, including Liberty Village MHC, typically provide essential services that are fundamental to maintaining a residential community. While the exact scope of services can vary, here are the general offerings residents can usually expect:
Lot Rental: The core service is the provision of individual land plots where residents can place their manufactured homes. The park generally manages the common areas and infrastructure.
Community Management: An integral service is the presence of a management team responsible for overseeing park operations, handling lease agreements, enforcing community rules, and addressing resident concerns. However, it's important to note that customer reviews indicate mixed experiences with management, with one stating, "On the off chance the property manager answers calls/emails it will be met with snarkiness and the occasional insult." Another review highlights frequent management changes, noting, "They were never consistent w management they kept changing owners."
Utility Connections: The park usually provides the necessary hook-ups for essential utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for setting up and paying for their own utility accounts. A significant concern raised by a resident involved water being "shut off 13 times in one year with no warning," suggesting potential issues with utility management or infrastructure dependability.
Road Maintenance: The internal roads within the community are generally maintained by the park management to ensure safe and accessible pathways for residents. No specific recent feedback on road conditions was provided for Liberty Village MHC.
Common Area Upkeep: Maintenance of shared spaces, such as green areas and any communal facilities, falls under the park's responsibility. While one review mentions that the community "wasn't a good place to live" but "Now it's nice, and the neighbors are very peaceful," implying some improvements in overall appearance, specific details on amenities or maintenance schedules for common areas are limited in the provided reviews.
Prospective residents are strongly encouraged to contact Liberty Village MHC directly to obtain a precise and up-to-date list of all services included in the lot rent and to clarify any additional fees or resident responsibilities. Given the concerns raised in past reviews, it is particularly important to inquire about the frequency of utility interruptions, the process for addressing maintenance issues, and the current state of management consistency.
---Liberty Village MHC presents a complex picture of features and highlights, reflecting both positive transformations and areas of concern, based on customer feedback.
Community Transformation: A significant highlight is the apparent improvement in the community's overall condition over time. One long-term observer noted, "If anyone remembers liberty village several years ago. It wasn't a good place to live. Just pretty much run down. Now it's nice, and the neighbors are very peaceful." This suggests a positive shift towards a more appealing and harmonious living environment, which is a strong draw for prospective residents in Missouri.
Peaceful Neighborly Atmosphere: The same review emphasizes that "the neighbors are very peaceful." This indicates a tranquil living environment where residents can enjoy a sense of calm and good relations with those around them, contributing significantly to daily comfort.
Affordable Housing Option: Like most mobile home parks, Liberty Village MHC likely offers a more accessible and often more affordable path to homeownership or stable housing compared to traditional stick-built homes in Liberty, MO. This can be a major advantage for individuals and families seeking budget-friendly living solutions in Missouri.
Independent Living: Residents generally enjoy the independence of having their own manufactured home and a plot of land, allowing for personal touches and a greater sense of autonomy than apartment living.
However, it's crucial to acknowledge the serious concerns raised in other customer reviews, which present a counterpoint to the positive aspects:
Management Communication and Professionalism: A significant drawback highlighted is the alleged unresponsiveness and unprofessionalism of the property manager. One review states, "On the off chance the property manager answers calls/emails it will be met with snarkiness and the occasional insult." This level of communication can severely impact resident satisfaction and problem resolution.
Inconsistent Management and Unexplained Fees: There are claims of frequent changes in management ("They were never consistent w management they kept changing owners") and the addition of "Random fees added to rent that are either not listed in the handbook or not listed when they’ll be added." These issues can lead to instability and financial uncertainty for residents.
Utility Reliability Issues: The severe problem of water being "shut off 13 times in one year with no warning" is a critical concern, indicating potential issues with infrastructure maintenance and communication regarding essential services.
Value for Money Concerns: Despite any improvements, one resident felt the park was "Overpriced for quality," suggesting that the cost of living there might not align with the perceived value, especially given the reported issues.
These contrasting reviews indicate that while Liberty Village MHC has seen improvements in its physical environment and neighborly relations, there are substantial ongoing issues related to management, communication, and basic utility reliability that prospective residents in Missouri must thoroughly investigate. A personal visit, direct communication with management, and careful review of all lease terms and fee structures are highly advisable.

A key highlight, as observed by a customer, is the significant improvement in the park’s overall condition over recent years, transforming from a "run down" place to one that is now "nice, and the neighbors are very peaceful." This suggests a positive shift in the living environment, fostering a potentially tranquil and welcoming community where residents can enjoy a sense of calm and good relations with their neighbors. The affordability often associated with mobile home living also makes it an accessible option for those in Missouri looking to manage their housing costs effectively while still experiencing the benefits of homeownership.
However, it is crucial for prospective Missouri residents to approach Liberty Village MHC with thorough due diligence. The positive remarks about community improvements are contrasted by serious concerns from other residents regarding management's professionalism, communication, and consistency. Allegations of "snarkiness and the occasional insult" from the property manager, "random fees added to rent" not listed in the handbook, frequent management changes, and a severe issue of water being "shut off 13 times in one year with no warning" are significant red flags that cannot be overlooked. These issues point to potential challenges in the operational management and reliability of essential services, which can profoundly impact residents' quality of life and financial stability.
Therefore, while Liberty Village MHC may offer an attractive community atmosphere and a more affordable housing solution for locals in Missouri, it is imperative to conduct extensive research beyond the promotional aspects. We strongly advise prospective residents to make direct contact with the management team at

Dec 20, 2024 · Ivory LaneThis was an initial visit for future plans of my life in search of a new place to call home. as a first time buyer not sure what to expect and the lady that we talked to was helpful answered all my questions gave a tour explained the way things worked. Very nice I'm looking forward to this place..ok Google friends here is the update I HAVE A HOME the manager of this place, Nikki (hope that is the right spelling) has been so nice very helpful for the first time in my life I HAVE A HOME OF MY OWN. Maggie (my fur baby) are so happy
Jul 30, 2023 · Craig WilsonI was very misinformed about living here. Nikki, the landlord is a very nice woman but I am very displeased with this mobile home park. I signed a lease for my brand new mobile home in august. It is now the end of October and I’m still not living there. I’m actually leaving this park due to it being infested with roaches. Most of the homes have them and they aren’t going away. My neighbors have told me the park has been infested for months. I was not told about this prior to signing my lease. I’d suggest not moving here unless you like living with roaches!
Oct 20, 2021 · Danielle LaundyThis looks like a very nice peaceful place to live, I really wish that they still had the new double wide available that our family looked at but I had a lot going on medically and I just had to switch to a new phone so I wasn't able to get the application and documents back to them in the addequate amount of time. But I will say that Nicole was very nice and she did reach back out and if I wouldn't of had medical issues and phone issues at that time I really feel that my family and I would have really loved living there and the homes look nice and I seen a few reviews about Nicole being rude and mean, and she was very pleasant to speak to. Thanks for your time and i really hope you guys get another double wide or four bedroom soon and I'm praying that it works out that we can find a place out there. Thank you. Thumbs up on the upkeep and the management. Misty Marble-pearon.😀👐👍👐👍
