Leisure Meadows is positioned as a family-friendly manufactured home community, designed to offer an affordable housing solution in a tranquil country setting. However, as with any significant housing decision, understanding the full scope of a community's environment and management practices is crucial. The provided customer feedback for Leisure Meadows presents a mixed picture, highlighting both positive experiences, particularly related to a specific property manager and the financial benefits of mobile home ownership, alongside significant concerns about management accountability, maintenance, amenity availability, and rent increases. This article will present these aspects factually, enabling a balanced understanding for anyone looking to make Leisure Meadows their home in the Sunshine State.
Leisure Meadows is situated at 41297 Infinity St, Weirsdale, FL 32195, USA. Weirsdale is a tranquil community located in Marion County, Florida, known for its peaceful, rural charm, while still offering convenient access to larger towns and attractions. This location provides a balance for residents who prefer a quieter country setting over the hustle and bustle of major metropolitan areas.
The park's address places it approximately "a mile from the charming Spanish Springs area of The Villages," a significant advantage for residents. This proximity means easy access to a vast array of shopping, dining, entertainment, golf courses, and essential services offered within The Villages, without the typical higher cost of living directly within that expansive community. Residents can enjoy the vibrancy of The Villages' town squares and amenities within a short drive or even a golf cart ride.
For daily necessities, residents can find various retail outlets, grocery stores, pharmacies, and medical facilities in the surrounding Weirsdale and Lady Lake areas. The location also offers close access to well-rated local schools, scenic Lake Weir for outdoor recreation, and several state parks, providing ample opportunities for fishing, boating, and enjoying Florida's natural beauty. The major roadways nearby facilitate straightforward travel to larger cities like Ocala and Orlando, connecting residents to broader employment opportunities, cultural attractions, and international airports. This blend of peaceful country living with convenient access to a wide range of services and recreational options makes Leisure Meadows geographically appealing for many Floridians.
- Lot Rentals for Manufactured Homes: Leisure Meadows provides individual lots for manufactured homes, which is the core service of a mobile home park. This allows residents to own their home while leasing the land it sits on.
- Basic Utilities Connections: While not explicitly detailed in all reviews, standard mobile home park services usually include access to water, sewer, and electricity hookups at each lot. The provided information from an external source (Other Street Communities) confirms that "City Water, Central Sewer, Curbside Garbage Removal Twice Weekly, Lawn Mowing, Street Lighting, Paved Roads, Maintenance of Common Areas" are included in lot rent.
- Lawn Care: As per a source associated with the management, lawn mowing is included in the monthly lot rent, aiming to relieve residents of this chore.
- Street Lighting: The park is stated to have street lighting, although a critical review points to significant issues with functionality, noting "over 40 not functioning throughout the neighborhood" and challenges in getting them repaired.
- Clubhouse Access: A clubhouse is available, with amenities described as having a "half-kitchen, lending library, card tables, games, and a children's area." However, a review indicates frequent restrictions on resident access due to private party rentals.
- Pavilion with Grilling Stations: The community features a pavilion with picnic tables and grilling stations, designed for gatherings.
- Playground and Swings: A playground and swings for children are available, though a review notes these are sometimes inaccessible due to private rentals.
- Pet-Friendly Policies: The park has pet-friendly policies, including cleanup stations and a fenced-in dog walk/run area (pet restrictions apply), accommodating residents with pets.
- Organized Activities and Events: The community aims to have "regularly planned activities and events that bring neighbors together," although the extent and frequency of these, given the amenity restrictions, are not uniformly clear from reviews.
- Family-Friendly Community: Leisure Meadows is marketed as a "vibrant, family-friendly manufactured home community," catering to residents of all ages.
- Tranquil Country Setting: The park is "Nestled in a peaceful country setting," offering a quiet and serene living environment away from urban noise.
- Proximity to The Villages: Being "Just a mile from the charming Spanish Springs area of The Villages" is a major highlight, providing residents with easy access to extensive amenities, shopping, dining, and entertainment options.
- Affordable Housing Opportunity: Mobile home ownership in Leisure Meadows allows residents to "save hundreds a month on housing costs," making it a financially attractive option for many.
- Dedicated Property Manager (Positive Experience): One positive review specifically praises "Property Manager Sandy" as "very kind, professional, and helpful," going "above and beyond for her tenants" and responding promptly to issues. This suggests that positive individual interactions with management are possible.
- Well-Maintained Personal Lots (Reported by some): A positive review states, "The park is beautiful and very well maintained," though this contradicts another review regarding overall park maintenance issues.
- Spacious Lots: The community features "127 spacious lots," providing ample space around homes.

For Floridians seeking an affordable and potentially family-friendly housing option in Central Florida, Leisure Meadows in Weirsdale presents itself as a community with notable advantages, alongside significant concerns that warrant careful consideration. Its primary appeal for locals lies in the promise of reduced housing costs, allowing for greater financial flexibility, as highlighted by a resident who used savings for "family fun and saving!" The peaceful country setting offers a quieter lifestyle, a desirable aspect for many looking to escape urban sprawl, while its proximity to the vast amenities of The Villages is an undeniable convenience, allowing access to numerous dining, shopping, and entertainment options within a short drive.
However, prospective residents must be fully aware of the highly contrasting experiences shared by current and former tenants. While one review paints a picture of a helpful and responsive property manager (Sandy) and a well-maintained personal experience, another details severe, ongoing issues with park-wide maintenance (especially street lights), aggressive rent increases, perceived lack of accountability from corporate management (Other Street Communities), restricted access to advertised amenities, and instances of unprofessional staff conduct. These reported issues regarding basic safety, maintenance of common areas, and tenant relations are critical factors that could significantly impact the quality of life within the community.
For local Floridians, it means that while Leisure Meadows offers the potential for affordable living in a prime location, a thorough personal investigation is paramount. Prospective residents should visit the park, speak with multiple current residents if possible, inquire directly about the status of street lights and other communal amenities, and meticulously review all lease agreements, especially those pertaining to rent increases and resident responsibilities (like sidewalk maintenance) before making any commitments. Understanding the potential challenges, alongside the advertised benefits, is essential for determining if Leisure Meadows truly aligns with one's expectations for a home in the heart of Florida.

Leisure Meadows Reviews
BUYER BEWARE! I bought my home as my intended retirement hideaway. My disappointment increases every year! The first year was wonderful, until.....So, The owners hide behind a Limited Liability Company (Leisure Meadows, LLC), and the property management company (Other Street Communities) hide behind layers of corporate titles. It's always somebody else's responsibility when trying to get anything done. I have been getting the run around for 3 years now trying to get working street lights, a basic safety and maintenance issue.....and at last count still over 40 not functioning throughout the neighborhood. On site management refused in writing to address the issue, the Operations Specialist has made very little progress and my last communication on this issue was sent to the Founder of Other Street Communities, and completely ignored. Owners also removed safety lighting in the parking lot, one of several decisions/modifications that show their focus on profits over resident/home owner well-being.The rent has been aggressively increased (mine 34.14% in 4 years), and both amenities and maintenance has decreased in quality. They removed 1/2 of the common/recreation area fencing off for storage. Removed tennis and basketball courts, and thought placing a basketball hoop in a parking lot was a safe alternative for the neighborhood kids. Not to mention potential property damage to the cars in that parking lot. There is now a club house, backyard swing set, and picnic area, that residents are regularly told to stay away from because it was rented or reserved for private parties, which includes the play area (3-4 times just since January of this year). Also a fenced dirt patch they call a dog play area as our "amenities". It should also be noted that several communities in the area with more amenities (pools, gated entry, etc.), pay less in monthly lot rent. Would like to present my research to the owners, but when i asked to speak with them, i was promptly given the name of an LLC, so i now have to get the names of registered officers through records. Just one example of the lack of accountability often used as a tactic with residents/home owners.Residents are told they are responsible for maintaining not only their lawn, but street lights (which is used as an excuse for years of non-functional safety lighting instead of creating a simple monitoring and follow up system to ensure the streets are well lit for resident safety), and even the sidewalk and road in front of their lot.....along with several restrictions about how you can use or what you can have on your lawn, and even restrict what you can have on your own porch or screened patio. This notice of responsibilities and restrictions was not provided at move-in but over a year later. It took 3 months to get a water line repaired to my lot, which included getting the run-around every time i contacted management, then being told they "forgot".....how does that happen?? There are many more stories, rude and unprofessional emails from on-site managment, and notes i took on rude and unprofessuonal interactions I witnessed or had with certain on-site staff. Including an incident where the on-site manager was standing on a young family's porch screaming at them through the door. A family with very young children who i imagine were scared! As this and several other inappropriate interactions have been reported to the corporate ladder by several home owners (for at least the last 3 years that i'm aware of) and continues, i can only assume it is not only tolorated, but appears to be the standard here. They are wonderful that first year, until.....you actually live here. Oh, IF the manager likes you personally, then they will go above and beyond. But challange or annoy them, and get ignored and spoken down to! ****let's see what the annonymous ciber voice has to say about this. I'd be happy to publish documentation 😁, including unprofessional, rude and borderline aggressive messages sent directly by on-site managment.
Apr 26, 2024 · Dodie RangelI bought a home here a few months ago and have had a great experience. When I came here to look at homes the Property Manager Sandy showed me around. She was very kind, professional, and helpful. She answered all my questions and made me feel at ease. I had just sold my previous home and used the profit to pay cash for an almost new home. Moving into a mobile home has allowed me to save hundreds a month on housing costs therefore allowing more money for family fun and saving! The park is beautiful and very well maintained. I am a very quiet person and like my peace and quiet and there have been no issues here. The lot rent is a fair price as well. I absolutely love the manager Sandy because she always goes above and beyond for her tenants! I have had a couple minor move in issues and she addressed them right away and fixed them! She is fair, understanding, and very helpful. She responds to my emails promptly and always has time for me. The park is lucky to have her! I also love that I am very close to Target, Panda Express, Ross, and The Villages! If you are looking for a great, affordable, family friendly place to call home look no further than Leisure Meadows. Deciding to purchase a home here has definitely been a blessing in my life. Thank you Sandy & all the Leisure Meadows Team!!!
Mar 11, 2022 · Ashley KirklandI've lived there, too many rules & they're not meant for everyone. The people with $ don't have the same rules. This place has gotten horrible, if family comes to stay, they must have a credit score check, must be like 600 or more & go through a background search. Why do they need to check your credit score if they're just staying a while? The rules at this park are ridiculous, they made me have my dogs on a leash, but I've seen neighbors with dogs off leash that run the park. What's RULES for some ,others don't have to obey. WHY??? EVERYONE SHOULD HAVE THE SAME RULES!!! AND THERE'S NOBODY IN THE OFFICE 1/2 THE TIME. NICE WAY YO RUN A BUSINESS.
Apr 25, 2024 · Debby DavisWe just bought our home in Leisure Meadows and the whole process was smooth and quick! Ken and Sandy are the property managers and they have been nothing but fantastic. Very responsive and informative. I've met most of our immediate neighbors who have been very friendly and welcoming and have a lot of good things to say about the community as well. Very quiet and peaceful with continuous improvements being made including a playground coming next month which our daughter is very excited about!Edit 10/2022I would caution new buyers here at this time. While our neighbors are still great and so are the local managers, the rent increases each year are becoming ridiculous. The manager from the corporate office has sent out a notice to residents stating they would be increasing lot rent by 5x the amount they did last year.Reply to owner:Communication with residents could improve greatly and we want transparency as well. You could cut the 2023 increase in half and it would STILL be one of your higher increases in the past few years. I hope that fact is illuminating to any prospects reading this. The increase this year is overly aggressive and many residents are upset about it. While you claim it is due to increased costs, the notice said rent was being raised based on fair market value, not rising cost. You just gave us 3-5 years worth of increases in one year based on the previous increases. In my opinion, there should have been a community meeting prior to the increase notice going out since that notice is the only real communication we have received and came as a shock to all. As for transparency, what is your 5 year plan for the park? Can we expect more overly aggressive increases in the years to come? We are currently watching prices come back down as the economy slowly recovers, can we expect to see a reduction in lot rent for everyone in 2024 if that is the case? Honesty and open communication goes a long way with the residents here. The current way this is being handled by the owners is terrible. While this may just be a business decision for you, it feels like it was done with a total lack of empathy for the residents living here. While I will agree that leisure meadows is currently affordable compared to many other areas, you soon won't be with increases like this.
Oct 08, 2022 · Ryan LusbyMe and my family just moved out after a year of living there and I have nothing but good things to say about the park and the managers ( ken and sandy ) you can tell they care and want to make the community better. We only needed the one year lease because we were saving to buy a house we would have absolute stayed longer if we couldn’t close on our new home. Thank you Ken and Sandy for being great managers and great people. My family and I appreciate your park and you.
