Lazy Days Mobile Home Village Introduce
For residents across the Pikes Peak region, finding a tranquil and established neighborhood that still offers convenient access to the bustling center of Colorado Springs can be a challenge. **Lazy Days Mobile Home Village**, located in the 80911 ZIP code, presents itself as an option for those seeking a more affordable pathway to residency in this highly desirable area of Colorado. This is an established mobile home park, originally built in 1976, that provides a smaller, more intimate community setting with approximately 34 units.
The community's enduring appeal, as noted by long-term residents, centers on its physical environment. It is described as being "Tucked Down and Away from the Main Road," contributing to a quiet atmosphere. The physical landscape is often highlighted as being "just beautiful amongst plenty of trees," providing a natural, serene backdrop that includes local wildlife like "little furry Creatures" and various birds, including doves. This natural setting offers a peaceful retreat from the surrounding city energy, providing the kind of quiet living that many Colorado residents highly value. For some, the longevity of their residency—with one user noting they have been there for fourteen years with "No Regrets"—speaks volumes about the park's potential to be a stable, long-term home.
However, potential residents should note the mixed nature of community feedback. While the physical environment and long-term resident loyalty are strong points, recent customer reviews also point to significant challenges regarding property management responsiveness and the delivery of essential services. Issues such as extended delays in maintenance for central air conditioning during the summer, as well as prolonged outages of essential services like water during winter, have been raised. Furthermore, there have been concerns from some residents about a shift in the community's quiet atmosphere, with mentions of "constant police" presence, suggesting a change in the neighborhood's dynamic that prospective residents should investigate further. A balance of natural beauty and an established community feel alongside current concerns about management and safety should inform any decision.
The 80911 area is known for its convenience and is particularly favored by military personnel and families due to its close proximity to several installations, including Peterson Space Force Base and Fort Carson, making the daily commute highly manageable. For those connected to education, the park is conveniently located: Pikes Peak Community College (Centennial campus) is a quick 5-minute drive (2.2 miles), and both the Downtown campus and Colorado College are within easy driving distance.
Essential amenities are readily available near the mobile home village. Shopping centers like Southpointe Plaza and South Academy Highlands are just a 4- to 5-minute drive away, ensuring that groceries, retail therapy, and dining options are never far. While the community’s Walk Score is minimal, its accessibility by car is excellent, with straightforward routes to major roads and the freeway network of Colorado Springs. For outdoor enthusiasts, the location is a gateway to some of the area's best natural attractions, with Cheyenne Mountain State Park and the Cheyenne Mountain Zoo only about a 15-minute drive away, offering premier Colorado hiking and recreation. Notably, the park does offer wheelchair accessible parking, indicating a commitment to accommodating residents with mobility needs.
- **Accessibility Features:** The property includes **Wheelchair accessible parking lot** spaces.
- **Utilities:** Residents rely on the park for essential infrastructure, including water, with the understanding that recent reviews have cited issues with reliability, particularly during extreme weather events.

However, to fully realize this value, prospective residents must conduct thorough due diligence regarding the current state of property management and community stability. While the land is beautiful and the location is excellent, recent feedback regarding inconsistent essential services (water, maintenance) and shifting community safety dynamics demands attention. For residents willing to work through these current challenges, perhaps leveraging the strong sense of community loyalty, the park offers an otherwise desirable combination of affordability and a serene, established setting in a prime Colorado location. It is an option best suited for buyers who value the tranquil location and connectivity above all else, but who must also be prepared to rigorously vet the current operational management practices before committing.

Lazy Days Mobile Home Village Reviews
Lazy Days has been a wonderful Park to live in! It’s been fourteen years since, with No Regrets! Tucked Down and Away from the Main Road, It has remained for the Most Part, Quiet and just beautiful amongst plenty of trees and the little furry Creatures that live here too, and don’t forget the birds of all kinds including Doves!
June 30 · Scott FisherWent 3 days without water in the middle of winter without them ever sending anyone to look with a 5 year old at home.So far my central air has been broken for 15 days and counting this summer without an ETA on repairs. They stopped providing water and lawn mowers. And there are constant police. It used to be a super quiet place but things have gotten bad. It is a shame to see.
July 11 · Guitar PlayerThe owners are onsite and wonderful landlords! They have given prompt attention to any problem I have had with my home. They have a beautiful, clean,& quiet park that I have enjoyed living in for years! They keep the street safe from snow. There is no better mobile home park in Colorado Springs! You will be blessed to live in our community with caring landlords!
November 12 · Cornelia SullivanMost of these places are rented out. Old owner did little as possible to keep these mobile homes up. At least the ones I know the people. Sinks backed up and never really completely resolved. Furnaces don't work properly. New ownership is in another state now and the maintenance people don't seem to know what they are doing. They just wing it. Hopefully Old issues will be resolved. So far that's not happening too fast. It's sad that all that matters is the almighty dollar to these people that run and own places, not taking care of residents.
February 02 · Denise HatfieldGreat park! Tim and Jan keep it very clean and keep the riff raff out as much as possible. They are not just great landlords but also good people and friends.
