While specific details can vary, based on common industry practices and insights from publicly available information, residents can generally expect the following core services:
- Lot Leasing: The fundamental service provided, which allows residents to lease a plot of land for their manufactured home. This includes the provision of essential utility hookups for water, sewer, and electricity. Residents are typically responsible for their individual utility bills, although a review mentions a water bill, suggesting it may be separate from lot rent.
- Community Management: On-site or accessible management is standard for handling administrative tasks, enforcing community rules, and addressing resident concerns. This usually includes managing lease agreements, collecting lot rent, and providing general oversight of the park's operations. The park manager, Christian, has been specifically praised in recent reviews for being prompt and helpful.
- Infrastructure Maintenance and Upgrades: While residents are responsible for the upkeep of their individual homes, the park management is responsible for the maintenance of common areas and essential infrastructure within the park boundaries. Public information indicates that the current ownership has "invested over $580,000 over two years in capital expenditures, including major upgrades to utility infrastructure, road repairs, and removal of old homes." This suggests ongoing efforts to improve critical park systems.
- Utility Access: The community facilitates connections to essential utilities. Recent efforts indicate significant investment in "plumbing in the park," addressing concerns about "original galvanized and original gas lines." This suggests active improvement of these critical systems.
- Waste Management: Provision of services for trash collection, typically through designated dumpsters or curbside pickup, depending on the park's arrangement with a local waste management company.
It is important for prospective residents to discuss directly with Landmark Mobile Home Community management to confirm the precise services included in the lot lease, any separate utility charges (like water), and details about ongoing or planned infrastructure improvements.

- Ongoing Infrastructure Improvements: A significant highlight is the reported "thousands spent on the plumbing in the park" and "over $580,000 over two years in capital expenditures, including major upgrades to utility infrastructure, road repairs, and removal of old homes." This indicates a commitment from the new owners to improving foundational aspects of the community, which is crucial for long-term resident satisfaction.

Concerns about "original galvanized and original gas lines" suggest that infrastructure improvements are a critical, ongoing process. Additionally, a comment noting that "they hired the cheapest contractor to seal the top layer, when the roads should have been ripped up and replaced," indicates that some residents feel certain repairs have not met expectations for long-term solutions. Disputes over tree removal, with one resident having to "fight with them to have trees removed due to the neglectfullness of them trimming them," also highlight areas where communication and maintenance may have been historically problematic. The contrasting reviews, with some expressing strong dissatisfaction and others praising recent improvements and the current manager, underscore that the park is in a period of transition and improvement. This dynamic environment means prospective residents should prioritize an in-person visit and direct conversation with management to assess the current state and future plans.
Specific promotions or special offers for lot leases at Landmark Mobile Home Community are not consistently advertised in public domain and typically vary based on market conditions, available inventory, and the discretion of the park management. The definition of a sum lord... say they are fixing the park but they don't care about their residence.... the water pipes in the park are still original galvanized and original gas lines... when landmark says their fixing the street they hired the cheapest contractor to seal the top layer, when the roads should have been ripped up and replaced.... had to fight with them to have trees removed due to the neglectfullness of them trimming them and hold rent for 3 months to make them remove the trees... rent/ buy from anywhere else 💯💯💯

Jan 25, 2024 · Peter MicakovicIf You know what is good for You. You should stay far away from this place! Management does minimal work as possible. I lived in that mobile home park for 5 years. After moving into my home I found out that I had moved into a home that was bed bug infested. I have seen roaches rats bed bugs ants flea infestations. Stay far away from this place not a place for children got a place for somebody who wants to live a quiet life
Sep 13, 2019 · Katie BoomThis is the worst ran place I have ever lived in. They WILL NOT fix anything they’re supposed too. The sewage problem is horrible and they have to fix it below the ground and refuse too. Poor communication and very unprofessional! This was a last resort and I would’ve rather been homeless. DO NOT COME HERE! That one star is really a big ZERO
