I've lived in River oaks Mobile home Park for 25 years I like it here I don't like the idea of nothing ever getting done but you can't expect everybody to take care of four parts with two maintenance guys it's a good parts to live in if you don't know how to follow rules keep your yards clean pay your rent how hard is it I recommend River oaks or lamplighter

I have roaches real bad every since they tore the mobile home down behind me. I feel the owners should have to take care of the grounds with pest control. Roaches do crawl. The have housed in my shed and now my home. Which I do get pest control for. But would help if the owner took care of pest control on the grounds. As they do own the property. Plus the pool maintenance is sorry. A green slim in the pool quite often. Plus they use to send out a monthly letter not any more. They also use to provide junk pick up at the end of the month not sure what's up with that. Trash service will only empty your trash cart but won't take any other bagged or boxed even if it's on top of cart. Plus I also asked them to remove this evasive elder berry tree. Because it's branches are damaging to my mobile home and the sheds . Never got anyone over to do anything about it I've had to pay to get it trimmed . It draws Flys and mosquitoes and leaves a mess. It needs to be removed it has hollow branches. And it grew up threw the shed causing it to leak. Before I ever moved here. Just to name a few things. Plus my street light stays on constantly and the one behind me doesn't work or has a bad bulb . Plus they raised the rent 2 times in 6 months that's a lot. 400. A month. On the good side they do provide trash and internet and cable which I am grateful for that . Thank you

This lady cares about residents more than any manager I've come across. And I've dealt with many over the years. Something to consider when looking for a place.

They're super laid back and the have lots of amenities such as a pool that they've recently redone, they have a nice pond you can fish in, and a basketball court! They have compassion and if you're going through something, they'll work with you as long as you communicate! I don't rent my home but I know that the people who do, they've told me that they'll come fix any issues you have and they do it promptly! They have free cable and free trash pick up and they'll even pick up big items that you want to throw away if you leave it on the curb. All of the ladies in the office are super friendly and I've never had a problem with anyone in the years that I've lived here. I've recently had a lot of bad luck and I've had to fix my car, my ac, my furnace, and fix a big leak in my bathroom and they've worked with me on being late on my payment. Not to mention having a family member in the hospital and having to miss work. I really appreciate everyone here! The lot rent is very reasonable and I'm blessed to be able to call this place home. I'm so thankful to live in such a wonderful community! If you're looking to move your mobile home, I think they'll even move it here for free. I would definitely recommend renting or buying one of the mobile homes here!
