Lamplighter on the River Introduce
Welcome to Lamplighter on the River, a prominent manufactured home community located in the dynamic city of Tampa, Florida. For many Floridians, particularly those in the bustling Tampa Bay area, mobile home parks represent an attractive and often more accessible pathway to homeownership and a community-oriented lifestyle. Lamplighter on the River aims to provide just such an environment, blending the convenience of a prime Tampa location with the unique benefits of manufactured home living, including a notable connection to the Hillsborough River.
Modern manufactured home communities have evolved significantly, moving beyond traditional perceptions to offer well-maintained, amenity-rich environments designed for comfortable living. These communities provide residents with the ability to own their home while leasing the land, which can often lead to more affordable housing solutions compared to the soaring costs of traditional real estate in sought-after areas like Tampa. Lamplighter on the River positions itself as a family-friendly community that strives to foster a vibrant and engaged atmosphere for its residents.
It is important to provide a balanced perspective, and reviews for Lamplighter on the River offer varied experiences. One comprehensive review paints a very positive picture: "I recently had the pleasure of residing at Sebring Square , and it has been an outstanding experience from start to finish. ... The customer service was phenomenal; The staff members were professional, genuinely caring, and attentive to the needs of the residents. ... One of the first things I noticed about Sebring Square was its cleanliness. The amenities, roads, sidewalks, and landscaping were always spotless, creating a welcoming environment that felt like home. Also, the communication between staff and residents was terrific. ... Most importantly, the Sebring Square community was equipped with security features like a secure entry gate and strict speed limit signs, providing peace of mind to all residents (and children, too). I always felt safe and secure within the premises, even during late hours/early mornings while walking my dogs. Overall, renting from Sebring Square was a wonderful experience, and I highly recommend this community to be your next home!" Another positive review added, "it was a perfect place to rent as a first time renter. Everyone who worked there was super helpful. it is a quiet safe community with great amenities, neighbors, and staff."
However, another review presented significant concerns: "If I could give minus stars I would!! This place has gone so much downhill that it stinks I can't get out of the park because nobody wants to buy trailer. First of all the music. On any given weekend you will have someone playing Spanish music so loud that you can hear it 2 blocks away. Then when they are done playing someone else will play it. The office does nothing about it!! The only thing the office likes to do is say your place need pressure washing or your yard needs to be cut or you will get written up. Parking- people park there cars all over the place and even in your yard!! Then you have some mobile home resident with there loud cars (music, mufflers) then speed down the road. Wait till July 4th or New Years where they resident thugs will launch fireworks next to your home and doesn't think about the homes are potential easily to catch on fire!!! Management comes and goes (they quit). The maintenance the sewage is bad here you have to call the office about 500 year old sewage pipes are backed up. They might come out they might not!!" This review also noted, "Update: Every year rent goes up around 50-60 dollars in October."
These contrasting reviews illustrate the complexity of living in a community and highlight the importance of direct observation and speaking with current residents to form your own informed opinion. They suggest that while management strives for positive change and community engagement, there have been challenges with noise control, parking, maintenance, and consistent management, along with annual rent increases.

Its suitability for locals stems from a unique combination of location, amenities, and community focus, albeit with some considerations based on mixed reviews.
Firstly, the geographical advantage is undeniable. Being situated in Tampa, a major Florida city, means residents have immediate access to a vast array of employment opportunities, educational institutions (like USF), world-class entertainment (Busch Gardens, Hard Rock Casino), and comprehensive healthcare facilities. For Floridians who work in the city or want to be close to its dynamic energy, Lamplighter on the River provides a residential base that offers both urban convenience and the unique natural amenity of Hillsborough River access. Secondly, for those seeking a balance of affordability and amenities, Lamplighter on the River presents a strong case. Manufactured homes often provide a more accessible entry point into homeownership compared to the rising costs of traditional housing in the Tampa market. Coupled with this, the impressive list of community amenities—including a heated pool, fitness center, various sports courts, and a clubhouse—enhances the quality of life without requiring residents to leave the park. These features are particularly attractive for Florida locals who embrace an active lifestyle and appreciate having recreational options close to home, especially those looking for an all-ages community. The reported efforts by management to organize community events also foster a stronger sense of belonging and social engagement, which is a key aspect of desirable local living.
While some past resident reviews have pointed to challenges regarding noise, parking, and maintenance responsiveness, the positive feedback about staff attentiveness, community cleanliness, and active communication suggests that management is engaged in improving the resident experience. For locals, this indicates a community that is actively working towards being a better place to live. The secure entry gate and adherence to speed limits also contribute to a safer environment, a significant factor for families and individuals alike.
In conclusion, Lamplighter on the River is a suitable choice for Floridians looking for an affordable, amenity-rich, and community-focused living experience within the lively Tampa metropolitan area. Sep 04, 2024 · Stinkerpot70I wanted to give a shout out and appreciation for Jennifer and the staff! I have been here for about 8 years and I can honestly say the community is looking clean and updated ,everyday they are always working on something different always keeping up with the trash in the area so friendly and I’ve never had a management that was so involve in the community besides just when rent is due ! They are always sending emails of new events and community garage sales and family activities I think it’s nice for the residents that don’t have family too. I thank you guys for all that you do and keep up with the changes you truly shows the difference 🫶🏼
Aug 22, 2024 · Jay MThe location is extremely convenient to local businesses and I75, 301 and I4. The park has had many issues in the past and the management has made great strides on improving the situation. When the current manager came into position I told her I would be surprised if she stayed six months. She is currently in her 9th month and has made great improvements to the looks of the park, getting the pool working with improvements that should greatly increase its availability without breakdown, has had the entire pool area redone and improved, provided new pool furniture, installed a new playground for the residents and their children, has taken great strides to have the problem residents who keep destroying things and harassing their neighbors removed from the park and the water issues have greatly improved. The management has also had a few meet and greets but unfortunately not many residents have taken the opportunity to come to the meetings. I hope once the residents stop and realize the improvements that have taken place so far and see the continued efforts for improvement, they will give give the management a chance. We have lived here for five years and been through 5 managers so far. This has been the longest serving manager and she does seem to truly care and is trying to bring about change and improvements. A lot of residents complain about the park and some issues, but even when it is something they can help correct, they take no action and just complain about it.
Oct 25, 2023 · AlanThe location is great with I-75 right outside the park. There are several grocery stores and restaurants close by along with the University of South Florida. The park itself does need some updating as it is around 50 years old. They are working on the updates as they recently put in a new playground for the kids and have been updating the pool area. Rent is a bit steep for the small piece of land we have, however the cost of living in the Tampa Bay area has increased dramatically over the last few years (thanks covid)! The current office manager and assistant manager are very nice and are working hard to get this place back in shape.
Sep 21, 2023 · Pam CarrickWater is shut down like almost every other week, The pool took forever to open, and the main water break is the issue, but they seem to not be able to fix it. With as much money as they make and the hike in the rent come in 2 months, I mean they could replace the whole thing. Community keeps to themselves most of the time. One way in and one way out like there is a way to get put the back making it super easy for driver to miss the super traffic, but why would they help us out.... Still waiting on my reimbursement since I had to call a plumber and they couldn't get a plumber to three days later
