Lakeside Park

3.0
I got behind on my rent. I offered the park my trailer, which I own in lieu of the arrears on my lot rent. I was told the park wasn't interested in my trailer that I'd have to sell, or the park could sell for an additional charge of $1000. Then I get slammed with a judgement for the arrears, hauled into court, and even though I own my trailer, get a 30 day eviction notice. Then I find out that management has made my business known throughout the park, and claim they tried working with me.Do yourself a big favor and stay away from this trailer park. Not to mention the water and sewer bill will cost you about 4 extra rents a year. If this place really wanted to work with me, I would have been afforded the opportunity to pay off what I owe. - Andy Jacchino

Lakeside Park Introduce

Introduction / Overview

For those exploring housing options in the Western New York region, specifically within Chautauqua County, Lakeside Park in Dunkirk, NY, stands as a notable manufactured home community. Manufactured home parks, often referred to by locals as mobile home parks, have long been a fixture in the housing landscape of New York, providing a distinct and often more accessible path to homeownership than traditional stick-built houses. Lakeside Park offers a specific living environment within this framework, situated in a location that provides unique access to the natural beauty of Lake Erie.

Modern manufactured homes are built to stringent federal standards, offering a range of floor plans and features that cater to diverse needs. These communities are designed to provide residents with their own individual living space, often on leased land, which contributes to a sense of personal autonomy. Lakeside Park operates under a management structure that oversees the community, handles various aspects of resident tenancy, and maintains the overall park environment. Potential residents are encouraged to thoroughly research and understand the operational aspects of any manufactured home community, including lease agreements and community rules, to ensure it aligns with their living preferences. This comprehensive guide aims to provide factual information about Lakeside Park to help you make an informed decision as a local New York resident.

Lakeside Park is situated at 3711 E Lake Road, Dunkirk, NY 14048, USA. This address places it directly along the eastern shores of Lake Erie, providing residents with immediate proximity to one of the Great Lakes. Dunkirk itself is a city in Chautauqua County, known for its harbor, lighthouse, and a community deeply connected to its lakeside setting.

The park's location on East Lake Road means that residents have convenient access to the scenic coastline. This proximity to Lake Erie offers opportunities for various outdoor activities, including fishing, boating, and enjoying the lakefront parks and beaches that dot the shoreline. Point Gratiot Park, a popular spot for picnicking, swimming, and sunsets, is a significant nearby attraction for locals.

Beyond the natural beauty, the location provides reasonable accessibility to the amenities of Dunkirk and the wider region. Downtown Dunkirk, with its local shops, restaurants, and essential services, is a short drive away. Major roads such as Route 5 (East Lake Road) and Route 60 (Central Avenue) provide connections to other parts of Chautauqua County and beyond. The nearby city of Fredonia, home to SUNY Fredonia, offers additional cultural events, dining options, and educational resources.

For those needing to travel further, the New York State Thruway (I-90) is accessible, facilitating longer commutes to larger cities like Buffalo (approximately a 50-minute drive) or Erie, Pennsylvania. While the park's direct surroundings offer a quieter, lakeside ambiance, its connectivity to local hubs and major transportation routes ensures that residents can balance peaceful living with convenient access to urban necessities and regional attractions in Western New York.

Services Offered

  • Lot Rental: Residents lease the land on which their manufactured home is situated. This monthly lot rent covers the use of the specific plot within the park and contributes to the maintenance of the common areas and infrastructure.
  • Utility Connections: The park provides connections to essential utilities at each home site. Specifically mentioned is that "water and sewer bill will cost you about 4 extra rents a year," indicating that these are utility services provided through the park, with residents responsible for their consumption costs on top of the base lot rent. It is typical for electricity and other services (like natural gas or propane, if available) to be individually metered and billed directly to the resident by the utility provider.
  • Park Management: There is a designated management presence responsible for overseeing the park's operations, enforcing lease rules, handling resident inquiries, and addressing issues within the community.
  • Infrastructure Maintenance: The park's internal roads and general common areas are typically maintained by management to ensure basic accessibility and function. However, specific details on the frequency or scope of this maintenance are not provided.
  • Lease Agreements and Rules: Like all manufactured home parks, Lakeside Park operates under a set of lease agreements and community rules that residents are expected to adhere to. These govern aspects of living within the park.

Lakeside Park, situated in Dunkirk, NY, offers several features and highlights for prospective residents, particularly for those looking for a specific type of manufactured home living experience:

  • Proximity to Lake Erie: A significant highlight is the park's location on East Lake Road, providing direct and easy access to Lake Erie. This is ideal for residents who enjoy lakeside activities, scenic views, and the unique recreational opportunities offered by one of the Great Lakes.
  • Potential for Affordable Homeownership: Manufactured home parks generally offer a more affordable entry point into homeownership compared to traditional housing. While specific rent costs are not detailed beyond "water and sewer bill will cost you about 4 extra rents a year," the overall model aims to provide a cost-effective housing solution.
  • Individual Home Ownership: Residents typically own their manufactured homes, providing a sense of personal property and the freedom to customize their living space (within park rules).
  • Managed Community Environment: Living in a manufactured home park means being part of a managed community. While experiences with management can vary, the structure provides a defined set of rules and a point of contact for community-related issues.

Promotions or Special Offers

Based on the provided information, Lakeside Park in Dunkirk, NY, does not publicly advertise any specific promotions or special offers such as reduced lot rent for new residents, move-in incentives, or unique financing deals directly from the park management.

The primary "offer" associated with living in a manufactured home community like Lakeside Park generally stems from the overall economic benefits of this housing model, which include:

  • Lower Entry Cost for Homeownership: Compared to purchasing a traditional stick-built home in the Dunkirk area, a manufactured home typically requires a lower upfront investment for the home itself.
  • Potential for Reduced Property Taxes: In many manufactured home communities, residents own the home but lease the land, which can result in lower overall property tax obligations compared to owning both the home and the underlying land.
  • Controlled Utility Structure: While residents are responsible for their water and sewer usage (noted as being significant, costing "about 4 extra rents a year"), the structure of utility provisioning through the park can offer a consolidated billing approach, although the cost itself is an important factor to consider.

Any "special offers" might originate from individual sellers of homes within the park (if a resident is selling their unit) rather than from park management. Such private sales could include features like included appliances or specific upgrades to the home. For the most current and direct information regarding any potential move-in incentives, available homes for sale, or specific financial arrangements, interested parties would need to contact the park management directly or consult local real estate agents who may list properties within Lakeside Park.
