Lakeside Mobile Home Park Introduce
For Michiganders exploring housing options in the Flint area, mobile home parks can sometimes represent an accessible path to homeownership or an alternative to traditional rentals. Lakeside Mobile Home Park, located in Flint, is one such community that prospective residents might consider. When evaluating any living situation, it's crucial to gather as much factual information as possible to ensure it aligns with individual needs and preferences. This article aims to provide an overview of Lakeside Mobile Home Park based on available public data and customer feedback, allowing local users in Michigan to form their own informed perspective on what it might be like to live here.
Lakeside Mobile Home Park is situated at 4302 Western Rd, Flint, MI 48506, USA. This address places it within the city of Flint, Michigan, a dynamic urban center in Genesee County. For Michigan residents, the location offers reasonable accessibility to various city amenities and services.
Flint provides a range of urban conveniences, including shopping centers, grocery stores, dining establishments, and public transportation options. The area around Western Road generally offers connections to major thoroughfares, allowing residents to navigate to different parts of Flint and beyond. Proximity to local schools, healthcare facilities, and employment opportunities are often key considerations for those looking to relocate within Michigan. While specific walking or biking scores for the immediate vicinity of the park are not detailed in the provided information, the general area of Flint typically requires personal vehicle use for most errands. Potential residents are encouraged to assess the specific accessibility to their frequent destinations from this location.
Based on the provided information, a comprehensive list of specific services offered at Lakeside Mobile Home Park is not readily available. However, in a standard mobile home park, common services typically include:
- Lot Rental: Residents generally own their manufactured home and lease the land it sits on from the park. This typically involves monthly lot rent payments.
- Utility Connections: Sites are typically equipped with hookups for essential utilities such as water, sewer, and electricity. Residents are usually responsible for their own utility bills.
- Management & Maintenance: Mobile home parks usually have on-site or accessible management to handle resident inquiries, enforce park rules, and manage common area maintenance. The provided reviews mention a park manager.
It is important for prospective residents to directly inquire about the specifics of the lease agreement, including whether it is month-to-month or a longer-term lease, what is included in the rent, and any other fees. In Michigan, mobile home park tenancy laws are governed by specific statutes (MCL 600.5771 to MCL 600.5785), which outline aspects like "just cause" for termination of tenancy.
Based solely on the provided customer reviews, explicit features and highlights of Lakeside Mobile Home Park are not positively articulated. Instead, the feedback highlights areas of concern for potential residents.
- Month-to-Month Tenancy: One reviewer notes that the arrangement is "month to month, not yearly." This offers flexibility but also means the rent "can increase every 30 days" and that eviction can occur "every 30 days on a whim," according to the reviewer's interpretation of the terms. Prospective residents should verify the exact terms of the lease and Michigan state laws regarding rent increases and eviction notices for mobile home parks.
- Resident Demographics: The park is described as "NOT a Senior park" with "Lots of kids, & young people." This indicates a diverse age demographic, which could be a positive or negative depending on an individual's preference for a community environment.
- Noise Levels: A reviewer mentioned "Loud cars, revving engines," suggesting potential issues with noise levels within the park.
- Park Condition: One review characterizes the park as "run down, poorly kept," indicating concerns about the overall maintenance and appearance of the community.
- Security Concerns: The presence of "cameras pointing at others homes" is raised as a concern, with the reviewer interpreting this as "spying" rather than security. This points to potential resident discomfort regarding privacy.
- Credit and Pet Policy: One reviewer describes being denied tenancy due to a "low credit score" and having a "golden retriever," despite being willing to pay a year's lot rent upfront and providing proof of credit inaccuracies. This highlights that specific credit score requirements and pet restrictions, including breed limitations, are in place and strictly enforced.
- Manager Interactions: A reviewer recounts a negative interaction with the park manager, describing anger and a comment about "PTSD from tenants pulling guns on her," along with what was perceived as "gossiping to the mail lady about the tenants." This raises questions about the professional demeanor and overall safety perception within the community, as expressed by the reviewer.
It is crucial for any interested party to visit the park, speak directly with management, and ideally, current residents, to form their own opinion on these aspects.
The provided customer reviews do not mention any specific promotions or special offers at Lakeside Mobile Home Park. In general, mobile home parks might offer incentives such as:
- Reduced lot rent for a limited period for new residents.
- Special pricing on new or pre-owned manufactured homes.
- Assistance with moving costs or application fees.
Given the nature of the reviews provided, it is particularly important for any prospective resident to directly contact the park management to inquire about current available homes, lot rent specifics, and any potential promotions, and to clarify all terms and conditions before making any commitments.

For Michigan residents considering a move to a mobile home park, Lakeside Mobile Home Park in Flint presents a complex picture, as revealed by customer reviews. While mobile home living can often offer an affordable alternative to traditional housing, it's imperative for potential residents to thoroughly investigate whether a particular community aligns with their personal living preferences and expectations.
The primary "suitability" for locals would hinge on their individual priorities and tolerance for the issues raised in the provided feedback. The park is described as having a diverse, younger demographic with children, which might appeal to families seeking a lively environment, rather than a senior-specific community. However, concerns about noise from "loud cars, revving engines" should be weighed. The "month-to-month" lease structure, while offering flexibility, is a significant point of concern for a reviewer regarding rent stability and security of tenure. The descriptions of the park being "run down, poorly kept" and observations about "cameras pointing at others homes" suggest potential issues with maintenance standards and a perceived lack of privacy or security for some residents. Furthermore, the recounted experience with the manager regarding credit and pet policies, along with the manager's expressed safety concerns, points to potential challenges in resident-management relations and the overall atmosphere.
Given these points, Lakeside Mobile Home Park might be suitable for Michigan locals who prioritize extreme flexibility in their living arrangements and are prepared for a potentially dynamic and less formally structured community environment. However, it is strongly advised that any interested individual conduct a very thorough personal visit, speak with current residents where possible, and engage in direct, detailed conversations with management to clarify all lease terms, rules, and expectations. This due diligence is crucial to ensure that the realities of living at Lakeside Mobile Home Park align with their housing needs and preferences in Michigan.

Lakeside Mobile Home Park Reviews
This is NOT a Senior park. Lots of kids, & young people. Loud cars, revving engines. It is month to month, not yearly. I won't live where the rent can increase every 30 days & I can be evicted every 30 days on a whim. May as well live in an hourly motel room. The park is run down, poorly kept. Almost every trailer I saw had cameras pointing at others homes. That is not security, that is spying. The people I did speak with were not kind regarding the living conditions and poor treatment of some of their neighbors. Stay far away from this place!
Apr 29, 2025 · Stephanie SwtchksWas trying to purchase modular with cash with 530 credit score. I was very kind to the park manager. I have some large inaccuracies on my credit report so I even brought in proof of that but she didnt want it. She knew I had a golden retriever and about the low score before taking my application fees and running my credit. I have zero past criminal history. She told me to come back the next day after noon to drop off the application. When I did she got angry that I walked in saying she has ptsd from tenants pulling guns on her and that I should have made an appoinment, which she could have told me the day prior instead of come back tomorrow after noon. Maybe it was because she was gossiping to the mail lady about the tenants, idk. Either way, I told her I would have no problem paying a years lot rent up front, which seems like a deal considering its month to month lot rent. In the end, she took my $50 and denied me based on having a golden retriever and low credit score. Personally I think it was probably a God send. Who wants to live in a park where even the manager feels concerned for her safety?!Update: Very true, you don't make the decisions for tenancy. However, you're the go between who decided you wanted to give back all the paperwork I brought in to prove that my credit has many inaccuracies and never gave the owner the chance to make a truly informed decision. These are people's lives.
