Living at Lake Village Trailer Homes in Goodview, Minnesota was one of the worst experiences of my life. We owned our trailer and only rented the lot, but the landlord, Karen, made our time there unbearable. She was openly racist, constantly threatening to move or get rid of our belongings, and created a hostile, unsafe environment for my family.Eventually, she evicted us without just cause, giving us only one week to move out. Before we could even leave, she had her maintenance crew enter our privately owned trailer without permission, changed the locks, and took the keys. We were locked out of our own home and had to ask her just to get inside. She even forced my partner to remodel the home before she’d allow us to sell it to a friend. After the sale, we left a small garage structure from Sam’s Club on the lot that had some of our belongings—baby clothes, a stroller, a $2,000 grill, dishes, and more. Karen stole everything. She claimed it was thrown away, but maintenance workers later told us she kept most of it for herself or to resell. We reached out to corporate, but nothing was ever done. Karen was a horrible landlord who abused her position and made our lives miserable. The entire experience was so traumatizing that I can honestly say: even if I were homeless, I would never go back to live at Goodview Trailer Homes—not in a million years.Stay far away.If I could give this place 0 stars I would - Brenda Maldonado

Lake Village Manufactured Home Community Introduce

For many Minnesotans, manufactured home communities, often referred to as mobile home parks, offer an attractive and more affordable pathway to homeownership. These communities can provide a sense of neighborhood and a practical living solution for various households. Lake Village Manufactured Home Community, located in Winona, MN, is one such community that has been part of the local housing landscape. When considering any residential option, especially in a manufactured home community, it's crucial for prospective residents to gather comprehensive information, understand their rights, and conduct thorough due diligence.

A manufactured home community typically operates on a model where residents own their home but lease the land beneath it. This structure can significantly reduce the initial financial outlay compared to purchasing a traditional stick-built home. In Minnesota, these communities are subject to specific state laws and regulations designed to protect the rights of manufactured home park residents. For instance, Minnesota Statute 327C outlines various aspects of rental agreements, park rules, and eviction procedures, aiming to create a fair environment for both park owners and residents. Additionally, the Minnesota Housing Finance Agency (MHFA) offers programs and resources, including the Manufactured Home Relocation Trust Fund, which provides compensation to homeowners in the event of park closures. The Manufactured & Modular Home Association of Minnesota also serves as a resource for those in the industry and residents.

It is important to acknowledge that online reviews for Lake Village Manufactured Home Community include serious concerns about past management practices, with allegations ranging from racism and unauthorized entry to wrongful eviction and theft of personal property. One reviewer explicitly details a "worst experiences of my life" scenario, mentioning "openly racist" behavior from a former landlord named Karen, threats, unauthorized entry into their privately owned trailer, changing of locks, and theft of belongings after eviction. Another review mentions "new people are slum lords" who "overcharge" and immediately file eviction papers for late rent. These are very serious accusations that paint a picture of significant past and potentially ongoing issues with management and operations.

While this article aims to be informative and professional, it is imperative to present the provided reviews transparently. These reviews highlight the critical importance of thoroughly investigating any manufactured home community, especially given the significant investment involved in purchasing a home within one. While a single property's history cannot define an entire segment of housing, such detailed negative feedback underscores the necessity for prospective residents to exercise extreme caution and verify current management practices, tenant rights, and resolution processes before making any commitments. The Minnesota Attorney General's Office provides extensive resources and information regarding manufactured home park resident rights and avenues for addressing disputes, which can be invaluable for anyone considering or living in such a community.

Services Offered

When considering a manufactured home community like Lake Village Manufactured Home Community, it's important to understand the typical services offered to residents. While specific details about the current services provided directly by Lake Village Manufactured Home Community would need to be confirmed with the management, general services commonly found in such communities include:

  • Lot Leasing: The fundamental service of a manufactured home community is providing leased land for residents to place their manufactured homes. Residents own their home, but pay a monthly lot rent to the park owner for the use of the land and access to the community's infrastructure.
  • Utility Connections: The park generally provides the necessary hookups for essential utilities, such as water, sewer, and electricity to each home site. Residents are typically responsible for setting up and paying for their individual utility accounts, though some utilities might be sub-metered or included in the lot rent.
  • Community Infrastructure Maintenance: The park management is typically responsible for the upkeep and maintenance of common areas within the community. This often includes maintaining roads, street lighting, landscaping in shared spaces, and ensuring general cleanliness of the common grounds.
  • Snow Removal (for common areas): In Minnesota, especially during winter months, snow removal services for common roads and community areas are often provided by park management to ensure accessibility for residents.
  • Waste Management: Organized refuse collection services are commonly provided, with designated areas or regular pickups for residents' garbage and recycling.
  • On-site Management/Point of Contact: A management team or individual is usually available on-site or by phone to address resident inquiries, handle maintenance requests for common areas, and enforce community rules and regulations. This facilitates communication and problem resolution within the park.
  • Enforcement of Community Rules: Park management is responsible for establishing and enforcing rules and regulations that govern resident behavior, home maintenance standards, and other aspects of community living to ensure a harmonious environment for all.

Given the serious nature of the past reviews regarding management conduct, prospective residents should inquire thoroughly about current management practices, the clarity of rules, and the process for addressing concerns. Understanding the specific terms of the lot lease agreement and the responsibilities of both the resident and the park owner is crucial before committing to living in any manufactured home community.

Features / Highlights

While a manufactured home community aims to offer a comfortable living environment, it is critical to highlight features based on factual information and address concerns transparently. For Lake Village Manufactured Home Community in Winona, MN, some features and general highlights common to this type of living, alongside considerations from reported experiences, include:

  • Affordable Homeownership Opportunity: Manufactured homes often present a more accessible path to homeownership than traditional stick-built homes. This can be a significant highlight for individuals and families in Minnesota seeking to own their own property without the higher costs associated with land acquisition.
  • Location in Scenic Winona: The park's setting in Winona, a city renowned for its Mississippi River views, limestone bluffs, and vibrant cultural scene, is a positive aspect. Residents have access to extensive outdoor recreational activities, including parks, trails, and water sports, as well as a diverse array of arts, entertainment, and educational opportunities.
  • Proximity to Local Amenities: The community's location provides convenient access to Winona's essential services, shopping centers, dining establishments, and healthcare facilities, making daily life practical and easy to navigate.
  • Established Community: As an existing manufactured home park, Lake Village has an established infrastructure of roads, utility connections, and lots.

However, it is crucial for prospective residents to be aware of the severe allegations detailed in recent reviews. These include:

  • Allegations of Discriminatory Behavior: Past reviews allege overt racism and hostile treatment from a previous landlord. This is a very serious concern that requires careful consideration.
  • Concerns about Unauthorized Entry and Property Rights: Reviews describe instances where management allegedly entered privately owned trailers without permission, changed locks, and took personal belongings, raising significant red flags regarding privacy and property rights.
  • Eviction Concerns: Claims of eviction without just cause and immediate filing of eviction papers for minor delays in lot rent payments suggest potentially aggressive or non-standard eviction practices. Minnesota law outlines specific requirements for eviction, and tenants have rights in these situations.
  • Disputes over Property Management: Allegations of overcharging and poor handling of tenant concerns, including failure to address issues at a corporate level, indicate potential difficulties in resolving disputes.

Given these strong allegations, it is highly advisable for any interested party to conduct extensive due diligence. This includes contacting current management to understand their policies, researching Minnesota tenant laws (specifically Minnesota Statute 327C related to manufactured home parks), and if possible, speaking with current residents on-site to gain a current perspective on the community's living conditions and management practices.

However, in the manufactured home community industry, various promotions and offers are sometimes used to attract new residents or assist existing ones. These might include:

Given the significant concerns raised in past reviews, any prospective resident should prioritize thorough investigation of all terms and conditions, including any promotional offers. Conclusion: Why This Place is Suitable for Locals

When evaluating any residential option, particularly manufactured home communities, locals in Minnesota often weigh factors such as affordability, community environment, and access to local amenities. Lake Village Manufactured Home Community, situated in the scenic city of Winona, possesses certain geographical and structural elements that could, in theory, appeal to Minnesota residents looking for a specific type of living arrangement.

From a purely locational standpoint, Winona itself is a highly attractive city in Minnesota. Its setting on the Mississippi River, surrounded by the stunning bluffs, offers a unique natural environment. This provides abundant opportunities for outdoor recreation, which is highly valued by many Minnesotans. Activities such as boating, fishing, hiking, and biking are readily accessible. Furthermore, Winona boasts a vibrant cultural scene with museums, theaters, and festivals, offering a rich array of entertainment and educational experiences that enhance local life. The presence of Winona State University also contributes to a dynamic atmosphere. For those seeking affordability in homeownership, manufactured home communities like Lake Village typically offer a lower entry point compared to traditional housing, potentially making homeownership accessible to a wider range of Minnesotans.

However, it is paramount that any local considering Lake Village Manufactured Home Community acknowledges and thoroughly investigates the serious and detailed negative reviews provided by former residents. These accounts raise significant concerns about management conduct, including allegations of racism, unauthorized entry, questionable eviction practices, and property issues. While manufactured home living can be a suitable and beneficial option for many, the nature of these complaints suggests that prospective residents must proceed with extreme caution.

For a manufactured home community to be truly "suitable for locals," it must not only offer practical living solutions but also ensure a safe, respectful, and legally compliant environment for its residents. Minnesota law provides specific protections for manufactured home park residents, including clear guidelines on rental agreements, eviction procedures, and property rights (Minnesota Statute 327C). Approximately 180,000 Minnesotans, almost all of whom are classified as low or very low income, live in the state's roughly 800 manufactured home communities, with about 90% owning their homes and renting the land. This highlights the importance of fair and ethical management, as these communities serve a significant and often vulnerable population.

Therefore, while the location and the concept of affordable homeownership may initially appeal, a local Minnesotan considering Lake Village Manufactured Home Community must proactively engage in extensive due diligence. This includes:

  • Direct Communication: Speaking with current management to understand their policies, particularly concerning tenant rights, communication protocols, and dispute resolution.
  • Legal Review: Thoroughly reviewing any lease agreements with a legal professional specializing in Minnesota tenant and manufactured home park law.
  • On-Site Observation: Visiting the community multiple times, if possible, to observe the current living conditions and atmosphere firsthand.
  • Consulting Resources: Utilizing resources like the Minnesota Attorney General's Office, Housing Justice Center, and Southern Minnesota Regional Legal Services for information on tenant rights and avenues for addressing potential issues.

Ultimately, the suitability of Lake Village Manufactured Home Community for a local Minnesotan will depend heavily on the current management's practices, adherence to state laws, and their commitment to fostering a truly positive and respectful living environment, aspects that require careful and independent verification by any interested individual.
