Lake View Trailer Court Introduce
For Michigan residents exploring housing options, manufactured home communities, often known as mobile home parks, can offer a more accessible pathway to homeownership or stable renting compared to traditional housing. The Lake View Trailer Court, located in Sanford, Michigan, is one such community. When considering any residential location, it's essential for prospective residents to gather comprehensive information to make an informed decision that aligns with their needs and expectations. This article aims to provide a factual overview of Lake View Trailer Court, drawing from available public information and resident feedback to offer a Michigan local's perspective.
Lake View Trailer Court is a mobile home park situated at 67 W Center St, Sanford, MI 48657, USA. It is described as a "small, quiet community" right across the street from the Sanford Dam and a newly remodeled park. It consists of eighteen homes, and features many large, mature trees that offer shade and charm. The location suggests a connection to the natural environment of Sanford, with the dam and park nearby.
However, it's crucial for any potential resident to be aware of significant concerns raised in public reviews. Several past residents have reported serious issues that warrant careful consideration. These concerns include allegations regarding the park manager's background, significant delays in security deposit returns (beyond the one-month legal limit in Michigan, which is 30 days for return or itemized list of damages), and claims of improper electrical infrastructure. Furthermore, reviews mention issues with responsiveness to repair requests, alleged harassment from a manager's spouse, and exposed septic pipes for some units. The owner, Gerald Burton, has been described by a past resident as "very cheap" and a "slum lord" based on their experience with repairs. These are serious claims that prospective residents should investigate thoroughly.
Lake View Trailer Court is located at 67 W Center St, Sanford, MI 48657, USA. This address places the park in the heart of Sanford, a village in Midland County, Michigan. The community's proximity to key local features is a notable aspect of its location:
- Sanford Dam: The park is situated directly across the street from the Sanford Dam, offering potential scenic views and access to the surrounding area.
- Village of Sanford Park: Also across the street is the Village of Sanford Park, which is noted for providing "great fishing and sports fields," suggesting recreational opportunities right on the doorstep.
- Downtown Sanford: The park is described as being "just a few blocks from down town Sanford," indicating convenient access to local businesses, shops, and community services within the village.
- Lake Sanford: Proximity to Lake Sanford (formed by the Tittabawassee River) is a significant feature, offering potential for water activities when the lake is fully restored following past dam failures.
While Sanford is a smaller community, its location within Midland County provides access to broader regional amenities. Midland, a larger city, is a short drive away, offering:
- Extensive shopping centers, diverse dining options, and entertainment venues.
- Major healthcare facilities, including MidMichigan Medical Center - Midland.
- Educational institutions, from public schools within the Meridian Public Schools attendance zone (such as Meridian Elementary, Junior High, and Early College High School) to higher education options like Northwood University and Delta College.
- Cultural attractions like the Dow Gardens, the Alden B. Dow Home and Studio, and the Chippewa Nature Center.
The park's in-town location provides a balance of a small, quiet community feel with convenient access to both local Sanford amenities and the broader resources of the Midland area.
Based on general knowledge of mobile home parks and the limited information available from reviews, the typical services offered at Lake View Trailer Court would likely include:
- Lot Leases: Residents primarily lease the land on which their manufactured home is placed.
- Utility Connections: The park provides the necessary infrastructure for residents to connect to utilities such as electricity, water, and sewer. However, it's important to note past concerns raised by residents regarding the electrical grid and above-ground septic pipes, which should be verified directly with the park and independent professionals if considering a move. Some listings indicate that water, trash removal, and sewer are included in rent.
- Trash Removal: Reviews suggest that trash removal is included, which is a common amenity in mobile home parks.
- Maintenance: While the park is responsible for maintaining common areas and infrastructure, resident reviews indicate significant issues with the responsiveness and quality of repairs for individual units and overall park infrastructure. Prospective residents should inquire specifically about repair policies and response times.
Given the serious concerns raised in reviews, prospective residents should conduct thorough due diligence regarding the actual state of these services and any contractual agreements related to them.
Based on public descriptions and customer reviews, Lake View Trailer Court's features and highlights primarily revolve around its setting and community size, though potential drawbacks are also noted:
- Small, Quiet Community: The park is described as having only eighteen homes, fostering a potentially quiet and intimate living environment.
- Natural Setting: It benefits from being across the street from the Sanford Dam and a newly remodeled park, and features many large, mature trees that provide shade and charm.
- Proximity to Recreation: Direct access to the Village of Sanford Park offers opportunities for fishing and sports.
- In-Town Location: Being just a few blocks from downtown Sanford means convenience for local errands and village life.
However, it is crucial to address the significant concerns highlighted in the reviews as they are also features of the resident experience:
- Management Concerns: Serious allegations have been made regarding the park manager's personal history (convicted sex offender) and the conduct of a manager's spouse (alleged harassment and causing scenes). It is imperative for any potential resident, especially those with children, to verify and understand the implications of such information and local regulations.
- Maintenance Issues: Residents have reported long-standing problems with electrical issues (exposed hot wires, high bills, alleged illegal grid) and above-ground septic pipes, with claims that repairs are neglected or poorly executed.
- Security Deposit Disputes: Multiple reviews indicate difficulties and significant delays in receiving security deposits back, with claims of attempts to unfairly withhold funds. Michigan law specifies a 30-day timeline for landlords to return a deposit or provide an itemized list of damages.
- Owner Responsiveness: The park owner has been described as unapproachable and unwilling to address concerns.
While the natural setting and small community size might be appealing, the recurring and serious negative feedback regarding management, maintenance, and adherence to tenant rights require careful consideration.
There is no publicly available information or mention in customer reviews regarding any promotions or special offers at Lake View Trailer Court. Given the nature of the concerns raised by past residents, it is unlikely that promotional offers would be a primary factor in a decision to move here.
Typically, mobile home parks might offer incentives such as reduced security deposits, first-month rent discounts, or financing assistance for home purchases. However, without any indication of such offers and in light of the documented issues, it is essential for prospective tenants to prioritize due diligence on the park's condition and management practices over any potential financial incentives. Any terms should be thoroughly reviewed and understood before committing.

Given the serious nature of the concerns raised in reviews, prospective residents are strongly advised to visit the park in person, speak with current residents if possible, and consult with independent legal counsel regarding tenant rights in Michigan mobile home parks before making any commitments. It is critical to independently verify all claims and the current state of the property and its management.
For Michigan locals seeking a mobile home park, Lake View Trailer Court in Sanford presents a complex picture. On the one hand, its location offers the charm of a small, quiet community literally across the street from the Sanford Dam and a remodeled park, providing easy access to local recreational activities like fishing and sports fields. Its proximity to downtown Sanford adds a layer of convenience for daily needs, and the overall natural setting with mature trees can be appealing for those who value a tranquil environment.
However, it is crucial for any prospective Michigan resident to be fully aware of the significant and severe negative feedback from past tenants. These concerns, ranging from allegations about management's personal history and conduct to documented issues with property maintenance (electrical safety, septic systems), and severe problems with security deposit returns, paint a concerning picture. Michigan law clearly outlines tenant rights, including the 30-day window for security deposit returns, and issues like exposed wiring and unaddressed repairs could indicate violations of safety and housing codes.
While affordability might be a driving factor for choosing a mobile home park, the potential for high electric bills due to alleged illegal wiring, the costs of self-funded repairs, and the risk of losing a security deposit must be factored into the true cost of living here. For Michigan residents, who value their safety, legal rights, and quality of life, it is imperative to exercise extreme caution and perform extensive personal due diligence before considering Lake View Trailer Court. This includes visiting the site multiple times, speaking with current residents, reviewing any lease agreements with a legal professional, and verifying the current status of all alleged issues with relevant local authorities. Without independent verification and assurance that these serious concerns have been fully addressed, this park may not be a suitable choice for locals seeking a stable, safe, and professionally managed living environment.
