It is important for prospective residents to be aware of the following points, as highlighted in recent customer reviews:
- Rising Lot Rent: Multiple reviews express significant concern over lot rent doubling in less than two years under new corporate ownership, leading to affordability challenges for long-term residents. New buyers may face rents around $1000/month.
- Water Service Issues: There have been "constant problems with the water," including frequent outages with little or no notice, sometimes lasting for days, and recurring "boil water" notices.
- Perceived Lack of Amenities for Cost: Some residents feel that the amenities do not justify the high and increasing lot rent, specifically mentioning the absence of a pool or a secure entrance, which might be expected at such price points.
- Change in Ownership: The park was reportedly sold by its original owner to a corporate brand, which residents attribute to the substantial rent increases and perceived lack of concern for long-term residents' livelihood.
- Potential Legal Concerns: Some residents believe the previous owner may have violated Florida law by not first allowing homeowners the opportunity to buy the park before selling to a corporation (referencing Florida Statutes § 723.071 concerning residents' right of first refusal if certain conditions are met, such as having a homeowners' association that has given notice of interest).

For Florida locals considering Lake Griffin Isles, this community offers a waterfront 55+ lifestyle in a central location. The direct access to Lake Griffin and the Chain of Lakes is undeniably attractive for those who enjoy boating and fishing, allowing residents to fully embrace Florida's unique aquatic environment. The advertised amenities, including a clubhouse, various courts, and social activities, aim to foster a vibrant and engaging community spirit, which is often a key draw for active adults seeking a social environment. Its proximity to The Villages, Leesburg, and other regional attractions also adds to its appeal, providing convenience for shopping, dining, and entertainment without extensive travel.
However, it is crucial for prospective residents to consider the significant concerns raised by current residents. The dramatic increases in lot rent and the frequent issues with water service are major points of dissatisfaction that directly impact the quality of life and financial stability for those living in the park. The perceived lack of concern from new corporate ownership and the absence of amenities like a pool or secure entrance, despite rising costs, are important factors to weigh.
Therefore, while Lake Griffin Isles offers a beautiful setting and a potentially active lifestyle, it is suitable for Florida locals who are prepared to thoroughly investigate the current lot rent structures, understand the history and frequency of utility issues, and engage directly with current residents to gauge the community's present dynamics. Prospective buyers should ask detailed questions about the recent changes in ownership and management, their plans for future rent increases, and specific improvements to utility infrastructure. Understanding these factors upfront will enable Florida residents to determine if Lake Griffin Isles, despite its scenic location and advertised features, meets their long-term expectations for a stable and comfortable mobile home community.

Lake Griffin Isles Reviews
My brother lives in here, so I go often to visit. It is fairly nice, but there are pretty much no amenities to speak of. The original owner sold this to a corporate brand that jacked up the rent and continues to do so. My brother's rent has pretty much doubled in less than two years. I understand new buyers are paying around $1000/month, and there isn't even a pool or a secure entrance. Additionally, there are constant problems with the water. Water is often out of service with little or no notice and sometimes out for days. I believe the previous owner may have violated Florida law by not first allowing the homeowners the opportunity to buy it before selling to a corporation. If I lived there, I would be discussing that with a lawyer.
Mar 12, 2025 · James PonicsanMy mom has lived here since 2019. In that time frame, her lot rent has more than doubled. There are "boil water" notices all the time. With this last rent increase of over $100 per month, I'm pretty sure my mom will not be able to stay here any longer. I'm very disappointed with the greediness and lack of care and concern the owners of this park are showing. I don't understand how you can do this with no regard to the livelihood of your residents.
Dec 31, 2024 · Barbara RockefellerWould leave zero stars if I could. The greed and zero f's given to the current residents is absurd. Plenty of better and cheaper options out there! Shop around please! Even their other properties are getting the same run around and reviews. Research is your friend :)
Mar 18, 2025 · AbacusThe solution to this park would be to have an option to own a share or lease. This should be the buyer choice. Buy owning a share an owner can have piece of mind the park will be there and park rules will be the owners decision. To be under the lease, yes the house is cheaper but the rent can go up every month and the park can be sold next week. The owners have no choice but leave or take your home and book. I dont see how the people who bought there sleep at night. id buy in a minute with an option but I wont even look their way at any price under the lease. Plus the park is owned by LEGACY HOMES.
Dec 31, 2024 · arkiddd ar15kidddThe people in this park are awesome and so friendly, but the lot rent is outrages and no amenities that are worth the money. I regret moving here and would not advise anyone to move here.
