Lake Garden Mobile Home Park

I lived in this park for years and still own shares, so I’m speaking with firsthand experience.I was assaulted by the maintenance man, Dan Steere, and it was caught on security cameras. But President Tony Cardinal Jr. never asked for my side, never reviewed the footage, and swept it under the rug. Not only was there no accountability, but they made him an employee shortly after.Multiple board members, including Cindy Hornbrook, the treasurer, knew and did absolutely nothing. That tells you everything about the leadership here. This park is run with blatant favoritism and zero integrity. Serious rule violations like loud music and harassment are ignored if you’re in the inner circle. But if you speak up, they’ll try to make you the problem. I was made to feel unsafe in my own home.I thank God we were finally able to sell. But as a shareholder, I will not stay silent. This board has failed its fiduciary duty to uphold the rules and protect the residents. This is not a safe or fair place to live. If you’re thinking about buying here don’t.Read the bylaws, then look at how this place actually operates. You’ll see just how far apart they are. - Anthony Green

Lake Garden Mobile Home Park Introduce

For many Floridians, the idea of mobile home living offers a unique blend of affordability, community, and often, a relaxed lifestyle. Across our sunshine state, mobile home parks provide diverse environments, from vibrant active adult communities to quiet, family-friendly neighborhoods. Understanding what a specific mobile home park truly offers, beyond the initial impression, is crucial for anyone considering making it their home. Today, we're going to delve into Lake Garden Mobile Home Park, located right here in Lake Placid, Florida, to provide a factual and informative overview based on available public information and resident feedback.

Choosing a place to live is one of the most significant decisions we make, and for those exploring mobile home park options in Florida, details matter. Our aim with this article is to lay out the known facts about Lake Garden Mobile Home Park, allowing you, as a local user, to gain a clearer picture of what life might be like within this community. We’ll cover its location, reported services, and features, and critically, integrate direct feedback from residents to give you a comprehensive understanding.

Lake Garden Mobile Home Park is situated at 81 Lake Garden Dr, Lake Placid, FL 33852, USA. Lake Placid, nestled in Highlands County, is known for its beautiful lakes, murals, and a laid-back, small-town atmosphere that many Floridians find appealing. The park's address, including "Lake Garden Dr," suggests a location that might be designed to capitalize on the area's natural beauty, possibly with proximity to or views of one of Lake Placid's many bodies of water. Its position within Lake Placid offers residents access to local amenities, including shops, dining, and healthcare services, which are typically important considerations for those seeking long-term residency.

Accessibility to Lake Garden Mobile Home Park appears straightforward, given its presence within a developed residential area. Lake Placid itself is accessible via major state roads, making it relatively easy to reach from other parts of Florida. Within the park, the mention of "Lake Garden Dr" implies a well-defined internal road system for residents and visitors. However, one specific piece of feedback from a local user highlights a concern about internal park infrastructure: "Yall need to make stop sign higher bc I almost got hot but a guy coming from there and had a kid in car do better!!!!" This comment suggests that while the park is accessible, there might be specific areas within its internal road network where visibility or traffic control signage could be improved for safety. For residents and frequent visitors, understanding these nuances of internal park navigation is important for daily safety and ease of movement.

When considering the services offered at Lake Garden Mobile Home Park, it's essential to look beyond standard expectations and integrate direct resident feedback, which often provides the most accurate picture. While a typical mobile home park provides fundamental services such as lot rental, utility hookups (water, sewer, electric), and potentially waste management, the available reviews shed light on the operational aspects of this particular park. Based on the provided information, the core service is the provision of space for mobile homes, presumably with the necessary utility connections for residents to establish their homes.

However, the significant part of the provided information comes from a former resident and shareholder who speaks to critical issues regarding the park's management and its impact on the resident experience. This feedback indicates a breakdown in key "services" that contribute to a safe and fair living environment. Specifically, the review highlights:

  • Management Accountability: A severe allegation of assault by a maintenance man being "swept under the rug" by park leadership, with no accountability or review of security footage. This suggests a failure in providing a safe environment and a lack of proper incident management.
  • Fair Rule Enforcement: Claims of "blatant favoritism and zero integrity" in rule enforcement, where "serious rule violations like loud music and harassment are ignored if you’re in the inner circle," but those who "speak up" are "made to feel the problem." This points to a lack of consistent and equitable application of park rules and bylaws, which is a fundamental service expected in any structured community.
  • Fiduciary Duty Concerns: The reviewer, as a shareholder, explicitly states that the "board has failed its fiduciary duty to uphold the rules and protect the residents." This speaks to a perceived failure in governance and responsibility towards the community's well-being.

These points suggest that while the physical infrastructure for mobile home living may be present, the administrative and community management "services" – which are critical for resident quality of life – are reportedly deficient in crucial areas. Prospective residents should understand that the park's operational services might not align with expectations of a well-managed and fair community.

Considering the features and highlights of Lake Garden Mobile Home Park requires a nuanced approach, weighing the potential physical attributes against significant concerns raised by residents regarding community management. From a purely locational and structural standpoint, potential features might include:

  • Designated Lots: The park provides specific plots of land for the placement of mobile homes, offering residents a private space within a community setting.
  • Community Setting: As a mobile home park, it inherently offers a neighborhood environment, which for some, is a desirable feature for social interaction and a sense of belonging.
  • Location in Lake Placid: Being in Lake Placid, FL, is a highlight for those who appreciate the area's natural beauty, recreational opportunities around its lakes, and the quieter pace of life compared to larger Florida cities.

However, the most prominent "features" highlighted by resident feedback are negative and relate to the park's operational integrity and safety, which directly impact the quality of life within the community. These are crucial considerations:

  • Lack of Safety and Fairness: The former resident explicitly states, "This is not a safe or fair place to live," citing instances of alleged assault, lack of accountability from leadership, and inconsistent rule enforcement. This is a significant highlight, though a negative one, as it directly impacts the fundamental feature of a secure and equitable living environment.
  • Poor Leadership and Integrity: Multiple mentions of "blatant favoritism and zero integrity" in how the park is run, with board members allegedly aware of issues but doing "absolutely nothing," paint a picture of deeply concerning governance. This directly contradicts the expectation of a well-managed community.
  • Bylaw Discrepancy: The advice to "Read the bylaws, then look at how this place actually operates. You’ll see just how far apart they are," suggests a significant disconnect between the stated rules and the actual daily functioning of the park. This is a critical feature for potential residents to investigate thoroughly.
  • Infrastructure Concern: The comment about the stop sign height indicates a specific, albeit smaller, safety concern regarding the park's internal infrastructure that could pose a risk.

These points suggest that while the park provides physical spaces for homes, its most prominent "features" from a resident's perspective revolve around significant concerns regarding safety, fairness, and management integrity.

For those who wish to contact Lake Garden Mobile Home Park, the provided information is as follows:

  • Address: 81 Lake Garden Dr, Lake Placid, FL 33852, USA
  • Phone: (863) 699-1801
  • Mobile Phone: +1 863-699-1801

Prospective residents are strongly encouraged to use this contact information to directly inquire about the park's operations, current rules, and any specific concerns they may have. Given the serious nature of the resident feedback, it would be prudent to ask specific questions regarding safety protocols, rule enforcement, and resident conflict resolution processes during any direct communication. Additionally, visiting the park in person and speaking with current residents, if possible, could provide further insight into the living environment.

In conclusion, Lake Garden Mobile Home Park in Lake Placid, Florida, presents a complex picture for local users considering it as a potential residence. From a geographical standpoint, its location in Lake Placid offers the charm and tranquility of a small Florida town, with access to local amenities and natural beauty. For Floridians seeking mobile home living, the park provides the fundamental infrastructure for placing a mobile home and establishing a residence within a community setting. However, the suitability of this place for locals, or anyone, is significantly impacted by the serious concerns raised in customer reviews regarding safety, fairness, and the integrity of park management. These reports of alleged assault, favoritism in rule enforcement, and a perceived failure of the board to uphold its duties are critical considerations. While the physical address and basic function of providing mobile home lots are present, the pervasive negative feedback on community governance and resident well-being indicates that it may not be a safe or fair place to live for everyone. Therefore, for locals considering Lake Garden Mobile Home Park, it is absolutely essential to conduct extensive due diligence, beyond just its physical location and basic offerings. This should include direct inquiries about management practices, safety protocols, and a thorough investigation into the community's actual living conditions, rather than relying solely on the promise of mobile home living in Lake Placid.
