Lafayette Place Introduce
Lafayette Place is a manufactured home community situated in Warren, Michigan, offering a distinct housing solution for individuals and families in the bustling Metro Detroit area. For many Michigan locals, manufactured home communities like Lafayette Place provide an attractive alternative to traditional homeownership or apartment rentals, often at a more accessible price point. In this type of community, residents typically own their manufactured home while leasing the land, or "lot," on which their home is located.
Lafayette Place aims to provide a comfortable and engaging living environment with a range of amenities designed for convenience and recreation. These include a clubhouse, playground, and various in-home features like dishwashers and in-unit washers/dryers in some homes. The community is also proud to be pet-friendly.
However, public feedback regarding Lafayette Place presents a mixed picture. While the community offers desirable features, some residents have raised significant concerns. Issues such as inconsistent office hours, with one resident noting, "They were supposed to be open Saturday but never opened. They were supposed to be opened at like 8:30 this morning but still aren’t open," point to potential challenges in accessibility to management. More critically, there have been serious complaints about parking enforcement, including an alleged "PARKING SCAM" involving swift towing and accusations of unfair rule application, where management and employees reportedly "don't have to follow the rules" that apply to residents. This particular feedback raises concerns about transparency, fairness, and a sense of safety within the community.
These varying experiences highlight the importance of thorough investigation for prospective residents. This article aims to provide a factual overview of Lafayette Place, drawing on available public information to help Michigan locals make an informed decision about this housing option in Warren.
Lafayette Place is centrally located at 21155 Warner Ave, Warren, MI 48091, USA. This prime address places the manufactured home community within Warren, a major city in Macomb County, Michigan, known for its vibrant urban character and extensive amenities.
The community's location offers exceptional accessibility to a wide array of services, entertainment, and transportation routes. Residents are "conveniently located close to the freeways," including I-696 and I-75, making commutes throughout Metro Detroit straightforward and efficient. This connectivity is a significant benefit for those who work in neighboring cities like Detroit, Royal Oak, or Troy. Public transportation options are also accessible.
Beyond commuting, Lafayette Place boasts proximity to a wealth of attractions. It's near the Detroit Zoo, several major shopping malls (providing extensive retail and dining options), cultural events, sports venues, and casinos. For daily needs, grocery stores, pharmacies, and other essential services are readily available in the surrounding Warren area.
A notable highlight of the location is its adjacency to a "large wooded city park with walking trails and picnic areas, a huge playscape, soccer field and baseball diamonds." This offers residents immediate access to extensive outdoor recreation without needing to drive. Furthermore, Lafayette Place is located within the Fitzgerald School District, with Schofield Elementary bordering the community, making it an appealing option for families with school-aged children. While "car-dependent" for most errands, the location provides a comprehensive array of nearby conveniences, enhancing the appeal of living at Lafayette Place.
Lafayette Place aims to provide a comprehensive living experience for its residents through various services, many of which are typically covered by the monthly lot rent. Based on available information, these services generally include:
- Lot Rental: The core service involves the lease of the land on which the resident's manufactured home is situated. This monthly fee allows residents to place their home within the community.
- Utility Hookups: The community provides the necessary infrastructure for essential utilities such as water, sewer, and electricity to each individual lot. While hookups are provided, residents are usually responsible for their individual utility bills, though some listings mention "Some Paid Utilities," which would require clarification with management. Homes may also feature in-unit laundry hookups, gas ranges, and dishwashers.
- On-Site Management and Customer Service: Lafayette Place emphasizes its "on-site customer service to ensure their needs are met and their expectations are exceeded." This includes professional on-site management and on-site patrol, aiming for a "carefree and convenient experience." However, resident reviews indicate inconsistent office hours and issues with management responsiveness, particularly regarding "parking scam" allegations and a perceived double standard where "employees and management don't have to follow the rules."
- Emergency Maintenance: The availability of "Emergency Maintenance" ensures that critical issues affecting residents' homes are addressed promptly.
- Maintenance of Common Areas: Management is responsible for the upkeep of shared spaces within the park, including roads, landscaping in common areas, and community facilities. The park aims for "meticulously maintained" grounds.
- Assigned Parking: The community offers "assigned parking," which is a key service to ensure residents have dedicated spaces for their vehicles. However, this is also an area of significant concern in resident reviews, with allegations of unfair towing practices and inconsistent enforcement of parking rules.
- Pet-Friendly Policy: Lafayette Place is a "pet-friendly" community, welcoming both cats and dogs. Specific policies and potential fees for pets would apply.
- Community Rules and Regulations Enforcement: Management establishes and enforces rules to maintain order and a consistent living environment. The contentious nature of parking rule enforcement, as highlighted in reviews, indicates this is an important area for prospective residents to understand.
Lafayette Place offers several features and highlights designed to create an engaging and comfortable living environment for its residents:
- Comprehensive Community Amenities: The community boasts a variety of amenities, including a spacious "clubhouse" for socializing and events, a "playground" (or "playscape") for children, and a "swimming pool." So weird question being the fact that I live inside this park but does anyone know when they are open? They were supposed to be open Saturday but never opened. They were supposed to be opened at like 830 this morning but still aren’t open.
Mar 03, 2025 · Phillip GruzwalskiPARKING SCAM!!!!!!!!!!! My sister parked for 2 minutes to help me move and a tow truck snuck up and took her car. by the time we called to report it stolen The tow company was calling to report it towed and when we checked her find her car app they were 3 minutes away. The tow paperwork was presigned by a manager on leave and said she was parked there for 2 days so I ask management why they can park there for a few minutes and, per Nicolette in management, they(employee s and management) don't have to follow the rules....ok....so management and employees don't have follow the rules but the community members do? Very interesting and makes me feel extremely uncomfortable and unsafe in my home knowing y'all can just do whatever with no repercussions.EDIT: The rules apply to everyone yet we can't park on the grass but employees can? Funny doesn't look like everyone is following the rules....
Nov 28, 2022 · Brittany HallGet your drugs delivered by mini bikes and go ahead and walk through the community and you can smell the dope houses to go to look up for the speeding cars loud music blaring at all hours of the night and day
Dec 09, 2024 · Albert SpeierIt just keeps getting worse! Got a notice to cut my grass as if I don’t cut it every two weeks! Y’all need to worry about filling in the pot holes that are all around the complex and cleaning trash from the common areas of the community instead of trying to find a way to get extra money from tenants.when are yall going to address the lie of having security cams around the community (they are only monitoring the office, hence the reason folks cars continuously get vandalized)The ONE good thing about living here is Mr. Mikes Neighborhood who is a tenant that looks out for his neighbors and their wellbeing the way that management SHOULD BE DOING but falsely states that they do in their lease agreement and marketing materials. ..Been living here going on 4 years now and I must say that since the new manager has been in charge the quality of customer service and the safety and consideration of the residents has gone down hill. Reported issues go unresolved (cars being vandalized and broken into). Allegedly the community has video monitoring yet random people are allowed to enter and exit the property on golf carts under the guise of being community staff and performing random odd jobs on random properties (I had a man attempting to remove a sticker from my window with a razor blade). I work from home and having a hardwired connection to my internet modem is REQUIRED. They hired a contractor to put in a new home next door, in the process my underground internet line was dug up and I was without internet for 5 days and missed work. I submitted documentation from Xfinity showing where I was without service for that length of time, documentation from my employer showing I missed work for the time I was without internet service& was told by the office manager that they spoke with a rep at Xfinity that said I was without internet for one day and because they extended the use of the community room WiFi there is nothing they can do. They do not care about residents so now I am being forced to utilize all resources available to me to be made whole for the income I missed due to an error of contractors hired by them to do work that should not have affected me. I even have video footage showing when my line was dug up because my cameras stopped working immediately after due to no internet service……how did comcast discuss ANYTHING about MY account with anyone other than ME?(it’s illegal) plus I also sent you documentation DIRECTLY from comcast showing that I did not have service for 5 days due to my underground line being SEVERED and having to be rerun. The initial service call was closed within 24 hours because there was NOTHING the service tech could do. His supervisor had to sign an approval for my issue to be escalated to an installation crew. So again your claims are all false. I also asked for the name of your” personal contact” at comcast so they can be reprimanded for discussing my account with a non account holder. No response…also I told you due to the nature of my job, I can not use WiFi….YOU never followed proper protocol to file a claim with the contractor that was responsible for cutting my cable line and I have yet to be compensated for the 5 days of work I missed due to not being able to work (I spoke with the contractor directly) y’all don’t resolve ANY issues when tenants complain. Common walkways go Un shoveled during winter, glass and other trash remains littered through the community every trash day…but y’all increase lot rent annually.. there is no video surveillance around the community as posted ….
May 08, 2025 · DAndrea SmithVery nice and clean with a pleasant landscape. It has a semi-circle, wave like layout, and the mobile homes have about 10 feet of space between them. It appears to be a nice, quiet community. It's definitely the best mobile home park I've ever seen.
