Kingstown Mobile Homepark LLC. Introduce
For many Rhode Islanders, finding stable and accessible housing options is a significant consideration. Kingstown Mobile Homepark LLC, located in North Kingstown, is a long-standing fixture in the local housing landscape. While the name might suggest an RV park to some, it's crucial to clarify that Kingstown Mobile Homepark LLC operates as a mobile home park, providing lots for manufactured homes, rather than temporary RV spaces for travelers. This distinction is important for those seeking either a transient camping experience or a long-term residential solution within the community.
This park has been a home for many individuals and families in Rhode Island for decades, offering a specific type of residential living. It's a place where residents own their mobile homes but lease the land beneath them. This model of homeownership can be an attractive option for those looking for a more affordable entry into homeownership compared to traditional stick-built homes, especially in a state like Rhode Island where housing costs can be a significant hurdle. The park's history and its role in providing housing to a diverse group of residents, including low-income individuals, veterans, and retirees, are central to its identity within North Kingstown.
It's important for prospective residents or anyone interested in the local housing market to understand the operational aspects and community dynamics of places like Kingstown Mobile Homepark LLC. As with any long-term residential community, the experiences of current residents offer valuable insights. Based on publicly available reviews, the park has undergone changes in ownership, and these transitions have brought about shifts in rent structures and perceived maintenance levels. Understanding these elements from a local perspective helps to paint a clearer picture of what it's like to live within this North Kingstown community.
Kingstown Mobile Homepark LLC is situated at 6705 Post Rd, North Kingstown, RI 02852, USA. This address places it along a primary thoroughfare in North Kingstown, a vibrant town in Washington County, Rhode Island. North Kingstown is known for its blend of historic charm, coastal access, and community amenities. The Post Road (Route 1) location offers significant advantages in terms of accessibility.
For Rhode Islanders, the park's location is generally convenient. It's close to local services, including grocery stores, pharmacies, and various retail establishments that line Post Road. Major transportation routes are easily accessible, allowing for relatively straightforward commutes to larger urban centers like Providence, which is approximately a 30-40 minute drive north. The nearby coastal areas, including Narragansett Bay and its numerous beaches and recreational opportunities, are also within a reasonable driving distance, making it appealing for those who enjoy Rhode Island's renowned seaside attractions. While the immediate surroundings are primarily residential and commercial, the overall location offers a good balance of necessary conveniences and access to the state's natural beauty and recreational spots.
As a mobile home park, Kingstown Mobile Homepark LLC provides specific services related to the lot rental for manufactured homes. Based on the common operational model of such parks and available public information, the services typically include:
- Lot Rental: The primary service is the rental of individual plots of land where residents place their own mobile or manufactured homes. These lots usually include hookups for utilities.
- Utility Access: Residents typically have access to essential utilities such as water, sewer, and electricity at their individual lots. The responsibility for utility bills generally falls to the resident, though some services like water might be included in lot rent or sub-metered.
- Waste Management: The park usually arranges for communal trash pick-up and recycling services for its residents.
- Road Maintenance: Maintenance of the internal roads within the mobile home park is typically a service provided by the park management. However, based on reviews, the condition of these roads has been a point of concern for residents.
- Snow Removal: In a Rhode Island climate, snow removal from common areas and park roads is generally part of the services offered by mobile home park management.
It is important to note that specific details regarding which utilities are covered by lot rent, or the exact scope of maintenance services, should always be verified directly with the park management, as these can vary.
The features and highlights of Kingstown Mobile Homepark LLC primarily relate to its function as a residential mobile home community. Based on available information and the nature of such parks:
- Residential Community: It serves as a permanent residential option, providing long-term housing for its residents.
- Affordable Housing Option: For many, mobile home parks offer a more budget-friendly pathway to homeownership compared to traditional stick-built homes, making it an accessible option for various income levels in Rhode Island.
- Established Park: As an existing mobile home park, it has an established community and infrastructure.
- Diverse Resident Base: The park reportedly houses a diverse group of residents, including low-income individuals, veterans, and retirees, contributing to a varied community dynamic.
- Private Ownership: The park is privately owned and operated by Kingstown Mobile Homepark LLC (under the ownership of Freehold Real Estate), which dictates its operational policies and management.
It is important to acknowledge that some residents have expressed concerns in reviews regarding certain features, such as the perceived lack of improvements to the park's infrastructure (e.g., roads, speed bumps) despite increases in lot rent. Concerns have also been raised about the density of homes on lots. These aspects are mentioned to provide a comprehensive and factual overview based on available public feedback.
As a mobile home park that primarily focuses on long-term residential lot rentals rather than transient RV stays or seasonal camping, Kingstown Mobile Homepark LLC typically does not offer promotions or special offers in the traditional sense, such as discounted nightly rates or seasonal packages for campers. Mobile home parks operate on a different model, with residents entering into agreements for ongoing lot leases.
Therefore, prospective residents looking to place a manufactured home within the park should focus on understanding the current lot rental rates, the terms of the lease agreement, and any associated fees. Any "special offers" would likely pertain to lease incentives, though these are less common and would need to be directly inquired about with the park management. Given the feedback regarding rent increases from existing residents, it is particularly important for anyone considering moving into the park to have a clear understanding of the current rental structure and any policies regarding future rent adjustments. Direct communication with the management, or a designated representative, would be the most reliable way to obtain information on pricing and any specific conditions for new residents, should they exist.

It's important to note that some public reviews indicate that communication with management, particularly in person, might be challenging, with a PO box reportedly being the primary mailing address for the LLC. Prospective residents or those with inquiries should be prepared to utilize the provided phone numbers for direct contact. Given the nature of a residential community, open and clear communication channels are essential.
For many Rhode Islanders, especially those navigating the state's challenging housing market, Kingstown Mobile Homepark LLC serves a vital role as a long-term residential option. It offers an avenue for homeownership, albeit with a land lease, which can be significantly more affordable than purchasing a traditional single-family home in the region. This affordability makes it particularly suitable for local individuals and families who may be on fixed incomes, veterans, or retirees seeking a stable and cost-effective place to live within Rhode Island. Its location in North Kingstown along Post Road provides convenient access to everyday necessities and local amenities, allowing residents to maintain their routines and connections within the community.
The park's existence helps to diversify the housing stock in Rhode Island, catering to a specific demographic that might otherwise struggle to find suitable accommodations. While resident feedback points to concerns about rent increases and perceived lack of park improvements under current ownership, for many, the established community and the fundamental offering of an accessible housing solution outweigh these challenges. It provides a sense of rootedness within a specific neighborhood, which is often valued by locals.
Ultimately, Kingstown Mobile Homepark LLC is more than just an address; it's a home for a segment of the Rhode Island population. Understanding its operational model as a mobile home park for permanent residency, rather than a transient RV park, is key. For those in Rhode Island seeking an affordable and established community to place their manufactured home, this park, despite its reported challenges, continues to be a viable option that fulfills a crucial housing need within the local landscape. Prospective residents are encouraged to undertake thorough due diligence, including direct communication with management, to ensure it aligns with their long-term housing goals in the Ocean State.

Edit: 2023 the rent was raise to $455. Bogus reasons, as usual.Edit: 2022 the rent has been raised to $440. That is on top of the town now taxing our mobile homes for $17.50 per $1000.Edit: the rent was raised January 2020 to $420.Not a good place to live anymore. The rent has been raised every year since the new "owners" took over (LLC named "Freehold Real Estate"), no improvements have been made to the park, the road is a disgrace, speed bumps non existent and cars/trucks speeding in the park. We don't know how they got the approval to squeeze giant mobile homes into tiny lots but that happened too. Forget about talking to anybody in person, the address is a PO box. People living here mostly are low income, veterans, and retirees who can't afford to move out. What they are doing is wrong but they do it anyways, squeezing the last dollar out of people's pockets.
