Kings Estates

600 Hunts Bridge Rd, Greenville, SC 29617, USA

3.0
Kings Estates was a nice 55 plus community before BIG management bought the place. HOA fees are crazy, you pay rent, trash pickup(17.00), water/sewer (per person, last one was 99.00)and out building rent of $100.00. No up keep. The roads are terrible, down trees from October and street lights not working. Plus rent is going up again in October.. management does not cares about the older folks who have lived here 30 -40 years and can't afford the rent and extras... keep in mind the people own their homes. Total cost of rent per month between $600 - $800.. - Mary Griggs

Kings Estates Introduce

For many South Carolinians, particularly those in their golden years, finding a comfortable, affordable, and community-oriented place to call home is a significant pursuit. Mobile home parks, also known as manufactured home communities, have historically offered a viable solution, often providing a sense of camaraderie among residents alongside the practical benefits of manufactured housing. Kings Estates, located in Greenville, South Carolina, has traditionally served as one such community, specifically catering to residents aged 55 and older. This article aims to provide a comprehensive and factual overview of Kings Estates, shedding light on its current situation based on available public feedback, to help local users in South Carolina understand what to expect from this community.

Kings Estates has a history as a well-regarded 55+ community, a type of mobile home park designed to provide a tailored living environment for seniors. These communities often emphasize a quiet atmosphere, opportunities for social interaction, and amenities suited to an active adult lifestyle. However, the landscape of mobile home communities can evolve, especially with changes in ownership and management. Understanding these dynamics is crucial for prospective and current residents. Our discussion will cover Kings Estates' specific location, the services typically expected in a community of this type, a factual look at its features based on recent resident experiences, and important contact information. Ultimately, we will draw a conclusion on why, despite recent challenges, it remains a relevant part of the housing conversation for certain local residents in South Carolina.

Kings Estates is conveniently situated at 600 Hunts Bridge Rd, Greenville, SC 29617, USA. This address places the community within the vibrant and rapidly growing city of Greenville, South Carolina. Greenville is a major hub in the Upstate region, known for its dynamic downtown, thriving arts scene, extensive dining options, and numerous recreational opportunities.

The accessibility of Kings Estates is a notable advantage for its residents. Located on Hunts Bridge Road, the community offers straightforward access to major thoroughfares in Greenville, including close proximity to White Horse Road (US-25) and easy connections to I-85 and I-385. This ensures that residents have convenient access to a wide array of essential services and amenities, such as grocery stores, healthcare facilities, shopping centers, and a variety of entertainment venues. The park's location provides a balance: while offering a dedicated community environment, it remains well-connected to the broader urban resources of Greenville. This ease of access to city conveniences, combined with the community setting, contributes to its suitability for many South Carolina seniors who wish to remain connected to city life while enjoying a specific living arrangement.

Based on the nature of a 55+ mobile home community and insights from resident reviews, Kings Estates provides, or historically provided, the following types of services:

  • Lot Rentals: Residents own their manufactured homes and lease the land (lot) from the park management.
  • Utility Management: While residents pay for utilities, the park often facilitates the connection and billing for services like water and sewer, as indicated by the mention of water/sewer fees.
  • Trash Pickup: There is a specific charge for "trash pickup," suggesting this service is managed by the park, potentially through a third-party city service.
  • Community Management: There is an active management presence responsible for park operations, collecting fees, and enforcing rules. Historically, this management aimed to cater to a senior community.
  • Maintenance of Common Areas: Traditionally, mobile home parks are responsible for maintaining common infrastructure like roads and shared amenities. However, recent reviews suggest a decline in this upkeep, with mentions of "no upkeep," "terrible roads," and "down trees."
  • Security and Peace: Mobile home parks, especially 55+ communities, often strive to provide a safe and quiet environment. Reviews indicate that it "Use to be a great park for the Seniors," implying a historical commitment to this.

Based on resident feedback, here are the features and highlights of Kings Estates, noting the distinction between its past reputation and current concerns:

  • Historically a Dedicated 55+ Community: Prior to recent changes in management, Kings Estates was known as a "nice 55 plus community," specifically designed to cater to the needs and preferences of older adults seeking a peaceful environment.
  • Home Ownership within the Park: Residents own their manufactured homes, providing a sense of stability and personal investment, even while leasing the land. Many residents have lived there for "30-40 years."
  • Quiet Environment (Historical): The community "Use to be a great park for the Seniors," implying a quiet atmosphere that is often sought after by older residents.
  • Greenville Accessibility: Its location in Greenville offers convenient access to urban amenities, healthcare, shopping, and entertainment.
  • Community Feel (Evolving): In a 55+ community, there's typically an emphasis on fostering social interaction and a close-knit neighborhood. While this was likely a feature historically, recent "new policy" mentions suggest changes impacting social aspects, such as restrictions on visitor parking.

However, it is crucial to address significant concerns raised by recent customer reviews:

  • Increased Costs: "HOA fees are crazy," with mentions of high "water/sewer" bills (up to $99.00 per person), a $17.00 trash pickup fee, and an "out building rent of $100.00." Lot rent is also "going up again in October" to "$500.00 a month," leading to total monthly costs between "$600 - $800."
  • Decline in Upkeep: Residents report "No up keep," "terrible roads," "down trees from October," and "street lights not working," indicating a significant deterioration in park maintenance.
  • Management Issues: Reviews strongly criticize the "BIG management" for "not cares about the older folks" and for telling "the elderly that if u don’t like the rules you can move!" This suggests a lack of empathy and responsiveness, particularly concerning long-term residents.
  • Restrictive Policies: "You can’t have any company because they can’t park anywhere there if you have 2 cars in your driveway" points to new, restrictive policies impacting residents' ability to host guests.
  • Impact on Long-Term Residents: The combination of rising costs and declining conditions is particularly challenging for long-time residents who own their homes and "can't afford the rent and extras."

In conclusion, Kings Estates, located in Greenville, SC, presents a complex picture for South Carolina locals considering mobile home park living, particularly within a 55+ community. Historically, it was regarded as a comfortable and quiet community for seniors, offering the benefit of homeownership within a managed park setting and convenient access to Greenville's amenities. This aspect of owning one's home while renting the lot remains a key draw for many.

However, recent feedback from residents indicates significant challenges following a change in management. Concerns about rapidly increasing costs, a noticeable decline in park maintenance (e.g., road conditions, lighting, tree removal), and restrictive new policies that impact resident quality of life are prevalent. The reported lack of consideration for long-term, elderly residents facing these changes is a serious point of concern. For locals in South Carolina, especially seniors exploring their housing options, it is imperative to approach Kings Estates with a clear understanding of these evolving dynamics. While its location in Greenville is advantageous and the concept of owning a home in a 55+ community is appealing, prospective residents should conduct thorough due diligence, including visiting the park in person and speaking with current residents, to assess the current living conditions and the impact of the reported changes before making any decisions.
