King's Crown Mobile Home Park Introduce
**King's Crown Mobile Home Park** stands as an important residential development offering crucial affordable housing options in Rifle, Colorado. Located in Garfield County on the scenic Western Slope, this community is well-known for providing a realistic path to homeownership in a region where housing costs can be substantial. For Colorado residents, especially families and individuals working in the Rifle and surrounding communities, King's Crown represents more than just a place to live—it is a foundation for stable, community-oriented living.
The park is characterized by its dedication to an **owner-occupied model**, meaning residents own their homes and rent the land beneath, which often fosters a greater sense of pride and stability within the community. In recent years, King's Crown has become a notable location for **new construction manufactured homes**, blending modern, functional floorplans with the affordability of mobile park living. These newer models frequently feature stylish finishes, open-concept layouts, and contemporary amenities that appeal to today’s buyers.
However, potential residents should be aware that, like any large community, the park has experienced management challenges and resident feedback concerning road conditions and enforcement consistency, as noted in recent public reviews. Due diligence is always encouraged, but the fundamental value of attainable homeownership in a highly competitive Colorado market makes King's Crown a critical housing resource in Rifle. The presence of numerous new, high-quality homes suggests a significant ongoing investment and positive momentum in the community’s real estate offerings.
King's Crown Mobile Home Park boasts a highly convenient and central location within the city of Rifle, CO. Situated at **200 W 20th St, Rifle, CO 81650, USA**, the park is easily accessible and well-integrated into the local infrastructure. This positioning offers residents quick access to necessary services, employment centers, and the vast recreational opportunities for which Western Colorado is famous.
The park’s location is just off the main travel corridors in Rifle, making commutes simple. It is only a short distance from Highway 13 and the Interstate 70 (I-70) corridor, which is essential for travel to nearby cities like Glenwood Springs and Grand Junction. This strategic location ensures that residents benefit from the small-town charm of Rifle while retaining crucial regional connectivity.
Furthermore, accessibility is a stated priority for the property, as evidenced by its provision of specific features for all users:
- **Wheelchair Accessible Entrance:** The community is equipped with entrance points designed to accommodate wheelchair access, promoting inclusivity for all residents and visitors.
- **Wheelchair Accessible Parking Lot:** Designated parking areas ensure that spaces are available and properly configured for those requiring accessibility considerations.
The local amenities are also a major draw. The park is conveniently located near public schools, which is a major benefit for families. Wamsley Elementary School, Rifle Middle School, and Rifle High School are all within a short distance, simplifying the daily routine for parents. Additionally, residents can easily reach downtown Rifle for local shopping, dining, and government services, and can quickly access the renowned Rifle Mountain Park and various Bureau of Land Management (BLM) lands for unparalleled outdoor recreation.
As a private mobile home community, the primary service King's Crown Mobile Home Park offers is the provision of leased land lots for owner-occupied manufactured and mobile homes. However, lot rent or Homeowners Association (HOA) fees typically encompass essential community-wide services to ensure a functional and comfortable living environment.
Based on common practice for mobile home park management and specific listing information, services provided often include:
- **Lot Lease & Community Management:** Leasing of individual mobile home lots to homeowners, along with professional park management for handling communal issues, adherence to park rules, and operational oversight.
- **Core Utility Inclusion:** Specific utility services are often covered by the HOA/lot fee, most notably the provision of **Water** and **Sewer** connections and ongoing service.
- **Waste Removal:** Community-wide service for **Trash** disposal is typically included, offering residents a necessary and convenient amenity.
- **Maintenance of Common Areas:** While individual home and lot maintenance falls to the owner, the community often manages the upkeep of shared infrastructure, such as internal roads and common community grounds.
- **Infrastructure Access:** The park ensures that each lot has access to utility hookups, including the necessary connections for **Natural Gas** for heating.
- **Owner-Occupancy Requirement:** The mandate that all homes must be owner-occupied and that new owners must be approved by management acts as a service to the community, promoting stability and consistency among the resident base.
It is important to note that while some listings suggest Sewer is included, specific utility inclusions should always be verified directly with the park management, as individual utility charges can vary based on specific home type and lot arrangement.
King's Crown Mobile Home Park is particularly noteworthy for several features that make it a compelling option for those seeking a home in Rifle, CO:

- **Attainable Homeownership Price Points:** Compared to the median home values in Garfield County, properties in King's Crown offer significantly lower entry prices, starting around the $150,000 to $250,000 range, making homeownership attainable for more working Coloradans.

★ 5★ 4★ 3★ 2★ 1If I could place a negative ⭐ posting for the management of this property I would. It is a shame they bring a nice property available to good families down by constant harassment of good families. Management allows the few drug and trash that are there to get away with whatever they choose. Would be a nice place if there were better standards upheld by management who want to keep the park a nice & safe family place to live. 😔
