Ione Mobile Home Park

1311 W Marlette St #45, Ione, CA 95640, USA

3.0
I have lived in the Ione Mobile Home Park for over 30 years. I know that the park gets a bad rap. Don't know why. We are people who don't have the money for a home. We are hard working people with families that can buy a mobile home and pay less then the outrageous rent for a place that we can raise our families. My mobile home is 1400 square feet 3 bedrooms and 2 full baths. It would cost me over $1200 plus to rent a home in Amador county that size. Yes you do have to deal with rules that you don't have to deal with any other place you rent or own. I can afford it and do whatever I need to. I own my place and it works for me. - david poor

While detailed lists of specific amenities are not extensively publicized, the park's focus is on providing a stable and well-maintained environment for its residents, emphasizing core living essentials.

  • Mobile Home Lot Rentals: The fundamental service is providing spaces for residents to place their privately owned mobile homes. This structure allows individuals and families to achieve homeownership at a significantly lower entry cost compared to traditional stick-built homes, with lot rent being a key ongoing expense.

  • Affordable Living Costs: A major "service" from the resident's perspective is the park's ability to offer significantly lower housing costs. As one resident highlights, their 1400 square foot, 3-bedroom, 2-bath mobile home, including lot rent, costs "less then the outrageous rent for a place that we can raise our families" in Amador County, where a comparable rental home might exceed $1200 a month. This financial accessibility is a crucial benefit.

  • Quiet Location: Residents appreciate the "nice quiet location" of the park. This suggests that the community maintains an atmosphere conducive to peaceful living, which can be an indirect but valuable service for those seeking tranquility.

  • Support for Home Improvement: The ability for residents to "do whatever I need to" with their owned mobile home implies a degree of flexibility for personalizing and improving their living space. One resident specifically mentions "Remodeling a master bathroom to include a walk in large shower," indicating that residents have the autonomy to enhance their properties.

  • Community Infrastructure: While not explicitly detailed, mobile home parks generally provide essential infrastructure such as paved roads, utility hookups (water, sewer, electricity), and waste management services, ensuring functional living conditions for all residents.

  • Adherence to Park Rules: While perceived by some as a "deal with rules that you don't have to deal with any other place you rent or own," these rules are a service designed to maintain order, cleanliness, and a respectful environment for all residents, contributing to the overall quality of the community.
