It's not the worst I've seen. The landlords are *a bit* difficult to deal with, and the majority of the trailors for rent aren't worth what I would pay for a pack of gum, but it's a decent community. Friendly neighbors and great location behind the giant eagle plaza.

Now I had no issue with James the head groundskeeper. A thoroughly good man who in his spare time builds guitars! But After living on this nice spot, the father of the owner moves in next door, where the sick and elderly but feisty gal had stayed and I helped take care of. After making friends with the father, a few months go by, and it becomes known my lot with golf course thick and cut lawn and rolling fields of grapes right behind the stream the marks the end of my old lot has become coveted by a different son of said father. Shortly thereafter, we start hAving problems. Our rent envelope which is deposited like clockwork comes up missing for the only time ever! It was dropped into a locking mail slot which has a camera to see who came and when. After a couple arguments about it, somehow they drop it. But lo and behold. Same thing happens the next month. But I recorded the money going into said envelope and the video follows it right into the mail slot. I in return get called a liar, and when video is shown to neighborhood they stand with me. A day later, the water company, which is owned and operated by same park comes and tells us our water meter, which has been fine, was actually not in good repair and it's estimated we owe 600 bucks for water we got for free because of bad meter, and it's due, immediately or shut off. And if you get your water shutoff, the house is deemed unlovable and you have to move. They gave me 24 hours to pay it. I paid it in 20. Now the park manager himself swings by to threaten me. I am 6 ft tall and 220 pounds. I am the dad who works all day running a moving crew, and plays football and wiffle ball every single day with the whole neighborhood. Bone weary doesn't matter, we invest in our children, and that's by being there. And the neighborhood loves my bbqs where all are invited. But lo and behold, our rent disappears again, and on top another water bill, this time they were more thorough. I now owe 1200 for that by noon next day. I wasn't told this, no notice till they were turning it off. I kid you not. Now maybe the problems are just my experience, but I know different. If you want to live where you are expendable at their whim, be my guest. But this is one man who pulls no punches when his family is uprooted for someone else's greed. And this is something I would do some legwork on. Go around the park and ask the people who are living there, just how things run. Thank you

And she claims that I am not allowed to visit her unless I am on the lease. This is a terrible place, any decent human would not want to live in Imperial Point. Meth labs, terrible management, bad kids, nosy neighbors, and the list goes on.

Leroy, the park manager constantly harasses people, they don't properly do snow removal, people don't stop at stop signs and the park does nothing about it, the lease agreement has hidden and missing terms and conditions, they don't do lawn care but have landscape requirements, I could go on and on.
