Holly Tree Mobile Home Park Introduce
For residents across Oregon seeking an affordable and stable alternative to conventional site-built housing, mobile home parks, or manufactured housing communities, represent a significant option. Holly Tree Mobile Home Park in Happy Valley, Oregon, is one such community that has served residents in the Portland Metropolitan area for decades. Located in the coveted Clackamas County, this park offers a unique opportunity for individuals and families to own a home and lease the land it sits on, often providing a lower barrier to homeownership.
The park, established in 1960 and encompassing 5.79 acres with 57 spaces, provides a dense, community-focused living environment. What is particularly noteworthy about Holly Tree Mobile Home Park is its current ownership by Caritas, a non-profit organization dedicated to affordable housing. This non-profit management aims to stabilize housing costs, though, as experienced by some residents, operating like a big business can sometimes lead to unexpected changes, such as rent adjustments. For long-term residents, the stability and accessibility of the location remain a strong draw, as reflected in positive feedback regarding friendly management and quiet neighbors.
Living in a manufactured home community requires residents to be proactive participants in maintaining a pleasant environment. Issues like pest control, as mentioned in customer feedback, become a shared responsibility where individual compliance with community rules on cleanliness and lot maintenance is vital to the well-being of all residents. Prospective residents are encouraged to review the park's community rules and regulations thoroughly to ensure they align with their expectations for communal living.
This park is not just a collection of homes; it's a piece of the local landscape in one of Oregon's growing suburban areas, offering single-level living options that are often close to local amenities and transportation. The homes themselves frequently feature amenities like private covered decks, storage sheds, and carports, providing essential comforts and storage solutions for residents.

★ 5★ 4★ 3★ 2★ 1- We have lived in Holly Tree Park for a little over 3 years and have enjoyed our time here. We need to move to a larger home, otherwise we would not be leaving. The neighbors we have are quiet and nice. The park manager, Jon, is friendly and helpful. There are always a few bad apples in every park (or any living situation), but overall, this has been a really great place to live. January 27 · Theresa Michels
- HTP was bought by the non profit Caritas in Irvine,CASaid they wouldn't raise the rent, but they did. They operate like big business. There's a rat problem due to people hoarding and not trimming vines, which attracts vermom and residents are responsible for paying for an exterminator. August 06 · S Brecke
- Property features a cute little park with a swingset open to the public, Mr.Fleck blocked my vehicle in as we were trying to leave. I mentioned that I am a wheelchair user. Very rude and threatening. The management John was very confrontational in front of my two year old. I only know Mr.Fleck because of his charitable associations. Was surprised by their barbaric behavior. Its no wonder spot crime.com glows over this place.I called the next day to their office to file a report and apologize for miscommunication and was called a “ F****** crippled tweaker” with more expletives.Hopefully they are more polite to their other neighbors and don't just single out the minorities with disabilities. - Extremely crowded, cars parked all over, was difficult to maneuver our 5th wheel out. October 19 · Tammy Gurwell
- A peace of mind comes with this small village. Reminders of when you have to visit close friends that live in a big city. Nice neighborhood. February 25 · Nicholas Sparks
