Holiday City MHC

553 Corbin St, Jacksonville, NC 28546, USA

3.0
Horrible service to longtime renters and owners. I've lived in holiday city my entire 22 years of living besides what time I've spent active duty. Over the years, the management has gotten worse and worse. Lawn care is atrocious (see attached pictures) and when contacting the office about the damage they dont respond. There are times where 1 or 2 trailers are sitting in the middle of Francis and Kaye street (the main traveling roads in the community), and the more trailers they add, the less parking we get. There is no specified parking for each resident which would usually be fine, but spaces between trailers are so slim to none, depending on your neighbor there is no available parking in front of your own home causing you to have to park far away and walk to your house. This makes both me and my wife uncomfortable and it doesn't seem safe in the slightest considering the environment. There has been some inconveniences that are worth mentioning such as not having water because our pool was being refilled, trash not being picked up because your neighbors parked to close to your can and the trash, cops asking to see my cameras essentially quarterly due to activity being investigated. This place is just ridiculous to live in. If I didn't think my trailer would be destroyed if I moved it, I would have already left.UPDATE: Just recieved word that if my trash is too close to my car, they won't pick it up. If it's not at least 6 feet from the road, it won't be picked up. If you've seen the width of the street, there is barely If any room for two lanes of traffic If they want people to drive with those conditions, not including the mobile homes THEY leave in the street for up to a week. - Miles Tanner (enemystalker77)

Location and Accessibility

Holiday City MHC is situated at 553 Corbin St, Jacksonville, NC 28546, USA. This address places the community within Jacksonville, a major city in Onslow County, Eastern North Carolina. Jacksonville is a dynamic and rapidly growing city, largely influenced by the presence of Marine Corps Base Camp Lejeune, making it a critical hub for military personnel and their families. The park's location on Corbin Street suggests it is within an established residential area of the city.

For residents of Holiday City MHC, this location offers practical advantages for daily life. Essential services such as grocery stores, pharmacies, a wide range of retail outlets, and diverse dining options are typically within a short and convenient drive throughout Jacksonville. The city also provides access to numerous public schools, healthcare facilities, and recreational opportunities, catering to a diverse population. Given Jacksonville's strong military connection, the city is well-equipped to support military families, and the community's location provides relatively easy access to Camp Lejeune and other military installations.

Furthermore, Jacksonville's position in Eastern North Carolina ensures excellent regional accessibility. Residents are a short drive from the beautiful Crystal Coast, offering access to popular beaches, fishing, and water sports in coastal towns like Topsail Island, Swansboro, and Emerald Isle. Major roadways, including US Highway 17, connect Jacksonville to larger cities such as Wilmington to the south and New Bern to the north, facilitating commutes for employment, specialized shopping, or leisure travel. This blend of urban convenience and access to North Carolina's natural attractions is a significant aspect for those considering Holiday City MHC as their home. The relatively flat terrain of Eastern North Carolina also ensures easy driving conditions, which is beneficial for daily commutes and regional exploration.

Services Offered

Mobile home communities typically offer a range of services centered around lot rental and maintaining basic infrastructure. For Holiday City MHC, based on general practices and insights from resident feedback, potential services include:

  • Lot Rental: The primary service involves the leasing of individual land plots where manufactured homes are placed. Residents pay a periodic lot rent for the use of this space and access to community infrastructure. However, resident feedback indicates concerns regarding service quality despite long-term residency.
  • Utility Hookups: Essential utility connections such as water, sewer, and electricity are typically provided at each lot for home hookup. However, one review mentions a significant inconvenience: "not having water because our pool was being refilled," which points to potential utility management issues.
  • Community Maintenance: Park management is generally responsible for the upkeep of common areas, landscaping, and internal roads. However, a significant complaint highlighted is "Lawn care is atrocious (see attached pictures) and when contacting the office about the damage they don't respond." This indicates a potential challenge with consistent and responsive maintenance of the common areas.
  • Waste Management: Access to trash pickup services is typically provided. However, one resident noted an issue with pickup: "trash not being picked up because your neighbors parked too close to your can and the trash," and stricter new rules like "If it's not at least 6 feet from the road, it won't be picked up." This suggests inconsistencies or strict new policies regarding trash collection.
  • Management/Office Communication: While there is positive feedback for one staff member, "Gloria has been AMAZING!!! No matter how many times i communicate with her and send messages, and im a lot, she always answers and has been so helpful and patient," other feedback indicates broader issues with responsiveness: "when contacting the office about the damage they don't respond." This suggests a mixed experience with management responsiveness depending on the specific contact.

Features / Highlights

Based on the provided information and customer reviews, Holiday City MHC presents a mixed set of features and highlights that prospective residents should carefully consider:

  • Affordable Housing Option: Like many mobile home parks, Holiday City aims to provide a more budget-friendly housing solution compared to traditional site-built homes in the Jacksonville area, which can be a key draw for locals seeking cost-effective living.
  • Strategic Location in Jacksonville: Its central location on Corbin Street offers practical access to Jacksonville's extensive amenities, including shopping, dining, schools, and its crucial proximity to Marine Corps Base Camp Lejeune. This is a significant highlight for military families and personnel.
  • Established Community: The fact that a resident has lived there for "22 years" suggests a long-standing community with established roots, which can appeal to those looking for stability.
  • Dedicated Staff Member: The specific positive mention of "Gloria has been AMAZING!!!" highlights that at least one staff member provides excellent customer service, offering patience and helpfulness to residents.
  • Concerns about Maintenance and Infrastructure: Multiple reviews point to significant issues, including "atrocious" lawn care, lack of response to damage reports, water interruptions due to pool refilling, and inconsistent trash pickup. These indicate potential challenges with the physical upkeep of the community and the consistency of services.
  • Parking and Safety Issues: Concerns about "less parking" due to added trailers, "no specified parking," and residents having to "park far away and walk to your house" raising safety concerns are significant. The mention of "cops asking to see my cameras essentially quarterly due to activity being investigated" also raises concerns about the general environment and safety within the community.
  • Roadway Obstructions: The presence of "1 or 2 trailers... sitting in the middle of Francis and Kaye street (the main traveling roads in the community)" and "mobile homes THEY leave in the street for up to a week" indicates significant issues with road accessibility and safety.

Transparency in these discussions is paramount for prospective residents to make an informed decision and manage expectations regarding their living experience at Holiday City MHC.

Conclusion: Why Holiday City MHC is Suitable for Locals

For residents of North Carolina, particularly those seeking housing in the vibrant and rapidly growing city of Jacksonville, Holiday City MHC presents a housing option that warrants careful and thorough consideration. Its strategic location at 553 Corbin St offers practical access to Jacksonville's extensive amenities, including various retail and dining options, schools, and its crucial proximity to Marine Corps Base Camp Lejeune. This geographic advantage can be a significant draw for military families and personnel looking for housing close to their duty stations and the conveniences of city life. The inherent affordability that manufactured homes often provide, compared to traditional housing in the area, also makes it an initial point of interest for many looking to manage their housing budget.

However, based on substantial and consistent feedback from long-term residents, it is crucial for prospective tenants to approach Holiday City MHC with a comprehensive understanding of significant operational and living challenges. While the concept of affordable housing and a central location is appealing, the recurring themes in reviews regarding "atrocious" lawn care, unresponsiveness to maintenance requests, inconsistent utility services (like water interruptions), issues with trash pickup, and concerns about parking, safety, and road accessibility due to unaddressed mobile homes in main thoroughfares are serious points of concern. These issues suggest that while the community exists as a housing option, the actual day-to-day living experience for some residents has been highly problematic. The presence of a highly praised individual staff member is a positive note, but it does not appear to fully offset broader systemic concerns.

Ultimately, for locals considering Holiday City MHC, suitability will heavily depend on their willingness to meticulously investigate and receive clear, satisfactory assurances from management regarding these specific and long-standing issues. It is strongly advisable to visit the property multiple times, observe the conditions (especially regarding lawn care, parking, and road obstructions), speak with current residents if possible, and ensure all agreements regarding services and maintenance are explicitly detailed in writing. While the desire for an affordable home in a convenient location is understandable, understanding and mitigating potential living challenges through diligent inquiry and clear contractual terms will be absolutely critical for any prospective resident at Holiday City MHC to have a positive experience.
