High Point Park Introduce
For Delaware residents seeking an affordable and community-oriented living solution, High Point Park in Frederica, DE, presents itself as a mobile home community worth exploring. Manufactured home communities offer a distinctive pathway to homeownership, often at a more accessible price point than traditional housing, while providing a managed environment with shared amenities.
High Point Park is situated in Frederica, a charming town in Kent County, Delaware. The park aims to provide a comfortable living space for its residents, characterized by a certain sense of ease and proximity to local conveniences. One resident's positive review highlights a "Chill environment" where "everyone seems to mind their own business." This suggests a community that values privacy among neighbors despite the closer proximity of homes, a common characteristic of mobile home parks. The convenience factor is also praised, with the park being "close by the gas station and the liquor store," and even noting that "Domino's even delivered past 10pm!" These details paint a picture of a neighborhood integrated with basic services, making daily life more convenient. The reviewer's overall sentiment is positive, stating, "I have no complaints about the area," and "Definitely recommend it." The only minor reservation was a personal preference for more space between neighbors, which is subjective.
However, it's also crucial to present a balanced view, as another review raises very serious concerns. This review alleges significant issues with management, accusing "manager Karen Lashua and Sun Home Communities" of unethical practices, including selling a home with an existing lien, slander, and retaliation against certain residents, particularly those "on social security disability and social security and the elderly and low income." This highly negative feedback suggests potential disputes and challenges with park management and adherence to ethical practices.
Given these contrasting reviews, prospective residents are strongly advised to conduct thorough due diligence. This should include a personal visit to High Point Park to observe the current conditions, common areas, and general atmosphere. It would also be wise to speak with current residents, if possible, to gather a broader range of perspectives on living in the community and interacting with management. Understanding all facets of the living experience is paramount before making a decision about residency at High Point Park.

For locals, the accessibility of High Point Park is a significant advantage. Based on common practices in mobile home parks and insights from resident reviews, High Point Park likely offers a set of essential services designed to support the community's residents. While specific detailed offerings are not comprehensively listed in the provided data, we can infer some standard inclusions.
Lot Rentals: The primary service is the rental of individual lots for manufactured homes. Residents own their home but lease the land it sits on.
Utility Access/Inclusion: Mobile home parks typically provide access to fundamental utilities such as water, sewer, and electricity for each lot. In many parks, some of these utilities (like water and sewer) might be included in the monthly lot rent, while others (like electricity) are metered and billed separately. Prospective residents should inquire directly about which utilities are included in the lot rent at High Point Park.
Road Maintenance: The park would be responsible for maintaining internal roads, ensuring access to all lots. However, one review indirectly raises concerns about general property maintenance, which might extend to roads.
Management Presence: The mention of "manager Karen Lashua" indicates that there is a management presence responsible for the park's operations, lot rentals, and resident interactions. The quality of this interaction is a significant factor for residents.
Given the contrasting reviews, particularly the serious allegations against management in one review, it is absolutely critical for anyone considering High Point Park to directly contact the park management to clarify all services offered, what is included in the lot rent, and to obtain a copy of the park rules and regulations. This will help ensure a clear understanding of the living arrangement and management's responsibilities.

"Chill Environment": One of the key highlights, from a positive perspective, is the "Chill environment" within the park. This suggests a relaxed atmosphere where residents generally feel comfortable and unbothered.
Privacy Among Neighbors: Despite homes being "closer than I'm used to," residents reportedly "mind their own business," which can be a desirable feature for those who value personal space and a lack of intrusiveness in a community setting.
Convenient Local Access: The park's location offers excellent convenience to everyday amenities. It's "close by the gas station and the liquor store," indicating easy access to essential retail. The fact that "Domino's even delivered past 10pm" further emphasizes its integration into local service networks.
Community Integration: For some, having "friends live there" (as stated in a review) suggests an existing social network and a friendly environment that can make settling in easier.
Affordability Potential: As a mobile home park, High Point Park generally offers a more affordable path to housing compared to traditional stick-built homes in Delaware, making it an accessible option for many.
Important Considerations (based on negative review): It is crucial to address the serious concerns raised in another review, which include allegations of unethical business practices (selling a home with a lien), slander, and retaliation by the park manager against residents, particularly vulnerable groups. These are significant potential "features" of the park's operational environment that would represent major red flags for any prospective resident. It implies a potentially hostile or problematic management dynamic for some.
Therefore, while the park may offer a "chill" environment and convenience, these must be weighed against serious managerial concerns reported by others.

The reviews primarily focus on the living environment and management experiences, rather than marketing incentives.
Given the nature of mobile home parks, any "offers" or special conditions would typically be discussed directly with the park management when inquiring about available lots or homes. These might include:
Flexible Lease Terms: While not a discount, the ability to secure different lease lengths (e.g., month-to-month versus a year-long lease) might be available, offering flexibility.
Utilities Included (if applicable): If any utilities (like water or sewer) are included in the standard lot rent, this can be considered a standing "offer" that contributes to affordability, though specific inclusions are not detailed in the provided data.
Referral Programs: Some communities have referral programs where existing residents receive a benefit for bringing in new residents, though this is not stated for High Point Park.

High Point Park Reviews
Chill environment, the neighbors may be closer than I'm used to, but everyone seems to mind their own business. It's close by the gas station and the liquor store. To summarize I have no complaints about the area, Domino's even delivered past 10pm! Plus my friends live there. Definitely recommend it. Only reason it's not 5 starts is because I prefer my neighbors to be much further away.
Apr 09, 2024 · Rebecca HaleyI didn't want to give any star for this community but the manager Karen Lashua and Sun Home Communities has sold a single wide mobile home that I have a lien on at 177 Holly Drive Frederica DE 19946. The manager has swept this under the rug, and company backed her up. I have a lien on this home for the sum of 21,000.00 and it's a shame that I have to come on Google reviews regarding this issue. This manager has character assassinated my business slandered me and has cause me to loose 278,000.00 a year and it's 2 years now. I wouldn't buy anything from here. The manager has gotten her attorney to send me letters saying I'm late on my lot rent, I don't take care of my property etc. not a nice place at all. Manager like to retaliate on people that are on social security disability and social security and the elderly and low income
May 28, 2024 · Christopher R WendlerQuieter than it used to be but the neighbors can be a lil nosey and a lil out of bounds with the way some of them choose to point their security cameras. Some people have too much time on their hands I guess..
Sep 25, 2024 · Nicholas DeMarcoThey're racists in the front office (Karen) & they don't keep a maintenance person at all cause of Dennis the wanna be Manager (the older man who stays out there)
Nov 06, 2024 · Deja GreenThis place is what you make of it. We live on the side where the homes have big manicured yards. People seem to care about how things look (seasonal decorations, flowers, bird baths etc) Most people are very neighborly. High Point does annual 4 point inspections but that's just so that people don't let things go. We live right next to the senior side which has a gorgeous pond full of turtles 🐢 and even some local water birds (can't seem to get a picture of the Heron...he's too quick!) The swimming pool is nice and clean and free for members. (People on the lease) I have seen what some other developments look like for comparable lot rent 😳 All in All this is a Nice place to Live.
