High Manor, as a dedicated 55+ mobile home community, provides a set of services designed to ensure a well-maintained, peaceful, and homeownership-focused environment for its residents. Based on common practices for such communities and corroborated by resident feedback, the services typically offered include:
- Lot Leasing for Homeowners: The primary service involves leasing individual lots to residents. This structure allows individuals to own their manufactured home outright while paying a monthly lease fee for the land it occupies. This model often makes homeownership more attainable and manageable financially compared to traditional real estate.
- Community Management: There is dedicated management responsible for the overall upkeep and operation of the park. This includes enforcing community rules (which residents note are present but "aren't strict"), handling administrative tasks, and addressing resident inquiries and concerns. The fact that the "entire place is very well kept" speaks to effective management.
- Common Area Maintenance: The management is responsible for maintaining shared areas within the community. This typically includes the upkeep of internal roads (though not explicitly mentioned, it's implied by "very well kept"), common green spaces, and any shared facilities, contributing to the "beautiful" and "peaceful" environment praised by residents.
- Utility Hook-ups: Each mobile home lot is equipped with the necessary infrastructure for utility connections, such as water, sewer, and potentially electricity and natural gas/propane lines. Residents are generally responsible for their individual utility bills.
- Emphasis on Homeownership (No Renters): A key service (or policy) highlighted by residents is the "no renters allowed" rule. This focuses on creating a community of homeowners, which often fosters greater stability, pride in ownership, and a more consistent neighborhood character.
- Yard Maintenance Expectations: While individual homeowners are responsible for maintaining their own yards, the community explicitly requires residents to "keep your yard clean and free of trash/garbage." This service implicitly contributes to the overall "well kept" appearance of the park, as compliance is expected from all residents.
- Quiet Environment: While not a tangible "service," the management's commitment to maintaining a "quiet" atmosphere is a significant offering, catering to the preferences of a 55+ community. This implies policies that minimize noise disturbances and promote a tranquil living space.
High Manor, the 55+ mobile home community in Vernon, CT, boasts several compelling features and highlights that make it a highly desirable option for local seniors seeking a peaceful and well-maintained living environment:
- Exclusive 55+ Community: This is a major highlight, as it ensures a community tailored to the needs and preferences of active adults. Living among peers often fosters a more cohesive and understanding neighborhood atmosphere, with a shared desire for peace and quiet. The "55+ mobile home community" designation ensures a serene and mature environment.
- Exceptional Maintenance and Appearance: Consistently praised in reviews, the "entire place is very well kept" and described as "absolutely beautiful" and "very well maintained." This commitment to pristine grounds and clean common areas significantly enhances the quality of life and pride of residency at High Manor.
- Peaceful and Quiet Atmosphere: Residents repeatedly highlight the community's tranquility, noting it is "nice and quiet" and "just peaceful." This focus on a serene environment is ideal for those looking to relax, enjoy their surroundings, and escape the hustle and bustle of more populated areas.
- Homeownership-Focused Community: The strict policy of "You must own your home...no renters allowed!" is a significant feature. This fosters a stable community where residents have a vested interest in maintaining their properties and contributing to the overall quality of the neighborhood, promoting a sense of pride and permanence.
- Relaxed Community Rules: While there are rules to ensure a well-kept community, residents appreciate that "they aren't strict." This indicates a sensible approach to regulations that maintains order without being overly burdensome, allowing residents freedom within a structured environment.
- Friendly and Welcoming Environment: The ability to "sit out on the front porch area and had coffee" and find it "so relaxing" suggests a friendly, approachable atmosphere where residents feel comfortable and can enjoy informal social interactions with neighbors.
- Ideal Location in Vernon, CT: The community benefits from its location in Vernon, which provides a balance of natural beauty (parks, trails) and convenient access to essential services, shopping, dining, and healthcare facilities. Proximity to I-84 also ensures easy travel to Hartford and other key areas of Connecticut.
- Opportunity for Independent Living: For seniors seeking an independent lifestyle with the benefits of community living, High Manor offers a perfect balance, allowing residents to manage their own homes while being part of a supportive and well-managed environment.
As a well-established and highly-regarded 55+ mobile home community like High Manor, direct, publicly advertised "promotions" or "special offers" in the traditional sense (e.g., discounted rent for a limited time) are not always a common feature. Mobile home communities, especially those that cater to homeowners, often focus on providing stable, long-term value rather than short-term incentives.
However, the inherent "offer" of High Manor lies in its consistent provision of a high-quality, well-maintained, and peaceful living environment, specifically tailored for the 55+ demographic. The value proposition includes:
- Affordable Homeownership: The fundamental "promotion" is the opportunity for affordable homeownership in Connecticut. This allows residents to own their dwelling without the significant property taxes and land costs associated with traditional homes, offering a financially sensible alternative for seniors looking to manage their budgets effectively.
- Consistent Quality: Reviews consistently praise the community for being "beautiful" and "very well kept." This consistent level of quality in maintenance and aesthetics is a long-term benefit for residents, ensuring a pleasant living experience.
- Age-Restricted Benefits: The 55+ designation itself is a benefit for those seeking a quiet, like-minded community. While not a "discount," it's a feature that directly contributes to the desired lifestyle for this demographic.
Prospective residents interested in High Manor should directly contact the community management using the provided phone number. While there might not be a "sale," they can inquire about current lot availability, typical lot lease fees, any included services, and perhaps any new or pre-owned homes that might be available for sale within the community. Sometimes, a park might work with local dealers who offer their own promotions on new manufactured homes being placed in the community. Direct communication is the best way to understand the full value proposition and any current opportunities.

Oct 03, 2024 · Drmetalman1It's not what you think. Only aloud to have two cars. Pay for cats and dogs. Pay $489.00 each month for them to take care in winter spring summer and fall. Add that up for one year! That way too much money to pay for what they do!
