High Chapparal estates Mobile Home Park Introduce
For many Oklahomans, the idea of a mobile home park evokes images of community, affordability, and a simpler way of life. When considering a mobile home park, local residents often look for stability, reasonable costs, and a welcoming environment. High Chapparal Estates Mobile Home Park, located in Spencer, Oklahoma, has been a part of the local landscape for years. This article aims to provide a factual and informative overview of High Chapparal Estates Mobile Home Park, drawing on publicly available information and resident experiences to help prospective residents in the Oklahoma region understand what it might offer.
It's important for anyone considering a mobile home park as their next home to gather as much information as possible to ensure it aligns with their needs and expectations. Mobile home parks, like any community, have their unique characteristics and evolve over time, especially with changes in ownership. Understanding the various aspects of High Chapparal Estates, from its location to its utility systems and community dynamics, is key to making an informed decision for your Oklahoma living.
High Chapparal Estates Mobile Home Park is situated at 2901 N Westminster Rd, Spencer, OK 73084, USA. Spencer is a community located just east of Oklahoma City, offering a blend of rural charm and suburban convenience. For Oklahomans, living in Spencer can mean a slightly quieter pace of life compared to the direct bustle of OKC, while still maintaining relatively easy access to the metropolitan area's services and employment opportunities.
The park's location on N Westminster Road provides a direct route to various local amenities and connects to larger thoroughfares. Residents can typically access I-44 or I-35 within a reasonable drive, facilitating commutes to downtown Oklahoma City, Tinker Air Force Base, or other surrounding towns for work, shopping, or leisure. While Spencer offers its own local businesses and a sense of community, residents of High Chapparal Estates can benefit from the broader range of services available in nearby Oklahoma City and Midwest City. The "off city" location mentioned in a review might refer to being outside the immediate core of Oklahoma City, which can offer advantages like potentially lower property taxes or a more relaxed atmosphere, while still being within reach of urban necessities.
Based on general mobile home park operations and specific resident feedback, High Chapparal Estates Mobile Home Park offers fundamental services necessary for residential living, though some aspects of these services have been subject to resident concerns.
- Lot Rental: The primary service provided is the rental of individual lots where residents can place their mobile homes. This is standard for mobile home parks, giving residents a designated space.
- Road Maintenance: The park maintains its internal roads, though resident feedback mentions "HUGE speedbumps." This indicates that there is an effort to manage vehicle speed within the community.
- Water and Sewer Utilities: Residents are charged for water and sewer services. It's noted that these are supplied by a "well and lagoon" system. A well system provides water from an on-site source rather than a municipal supply. A lagoon system is a type of wastewater treatment, often used in rural or semi-rural areas, where wastewater is treated in a series of ponds through natural processes. While these systems can be effective, resident concerns indicate issues with water service and potentially the pricing structure related to these utilities.
- Trash/Garbage Collection: Residents are charged a "garbage fee." However, a review suggests that this fee might be significantly higher than what the actual trash company charges, which has been a point of contention for residents.
- Community Management: The park has a management entity, though resident feedback mentions a lack of "on-site management." This means that while there is an entity overseeing operations, direct, immediate support might not always be available on the premises.
High Chapparal Estates Mobile Home Park has several characteristics that shape the living experience for its residents. It's important to present these as observed and reported:
- Established Community: The park has been in operation for a significant period, with residents noting stays of multiple years (e.g., "3 yrs fm. 2020-2023"). This indicates an established community with a history.
- Neighborly Environment (Historical): One review mentioned that "Neighbors were great" during a period of residency, suggesting a positive social atmosphere among residents.
- Road Infrastructure: The presence of "speedbumps" on the roads, while noted as large, indicates an attempt to manage traffic flow and safety within the park.
- Potential for New Units: There is an observation from a former resident that the park's ownership, being a mobile home manufacturer, might be aiming to "install and sell new units." This could indicate a future revitalization of the park with newer manufactured homes.
- Utility Systems (Well & Lagoon): The use of a well for water and a lagoon for sewer means the park operates with its own independent utility systems for these services, common in some rural or less densely populated areas of Oklahoma.

When considering High Chapparal Estates Mobile Home Park, Oklahomans looking for a mobile home living option should weigh various factors. Historically, the park has been a place where residents have experienced positive neighborly interactions, a common desire for many seeking a sense of community in Oklahoma. Its location in Spencer, just outside the immediate hustle of Oklahoma City, could appeal to those who prefer a slightly more rural or suburban setting while still requiring reasonable access to urban amenities for work, shopping, and healthcare.
The park's independent utility systems, utilizing a well for water and a lagoon for sewer, are characteristic of some properties in less densely populated areas of Oklahoma. While these systems can offer self-sufficiency, prospective residents should be aware of the implications and review the operational details and associated costs thoroughly. The mention of potential redevelopment by a mobile home manufacturer could signify a future where newer, more modern homes are introduced, potentially enhancing the overall appeal and quality of the park's housing stock over time. For those seeking a lot to place a new manufactured home, this could be a point of interest, anticipating an upgrade in the community's housing.
It is important for any local Oklahoman considering High Chapparal Estates to conduct their own due diligence, including direct communication with management regarding current lot rents, utility charges, and any planned improvements. Understanding the specifics of the utility billing, particularly concerning water, sewer, and trash fees, as well as the level of on-site management support, will be crucial. For those prioritizing a quieter location with the potential for newer homes and a community feel, High Chapparal Estates could be a consideration, provided a clear understanding of its operational aspects aligns with individual expectations for a suitable home in Oklahoma.

High Chapparal estates Mobile Home Park Reviews
I lived there for 3 yrs fm. 2020-2023 . Neighbors were great, roads ok w HUGE speedbumps, full of very old MH's but when they changed ownership and raised rent by $200 in little over 1 & 1/2, then added garbage fee for an off city location I moved. Owned by MH manufacturer now and I think they are running people out so they can install and sell new units...just my 2 cents
Apr 18, 2025 · Robert RogersHighly over priced, water is always messed up, you’re charged for water and sewer and it’s a well and lagoon. You’re charged for trash, DOUBLE what the trash company charges. Tons of people have abandoned their homes so it’s trashed and the most expensive MHP in the area. There isn’t any management on site…it’s horrible and the people that own it own lots of MHP around the country with horrible reviews.
Jan 09, 2024 · Shelly CollinsThey have a new manager that takes his job seriously. He's turning around the bad reputation this place has had. I forsee editing my review within a few months to leave a better review.
Feb 16, 2024 · Dylan CarothersSad! I've lived here 14 years. New owners have doubled the rent! They have you signing over your trailer if you get behind on your rent. They harass the tenants they have. Several nice trailers have moved out , so the owner can move in dumpy trailers . Seems like extortion to me. It used to be a nice place to live, but ppl get in your she'd and steal from you all the time. I wouldn't recommend it for home sweet home. I'm looking for property fight now!!!
Apr 08, 2023 · Joan WilliamsThis is an older park but well kept. No junk cars, no boarded up homes and no trash. During the time I have been here, it has been quiet and the residents friendly and respectful. The management is very friendly and helpful.
